Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

I put an offer on another property that has been accepted!!! Yay. Glad as I didn't have anything else on my potential list.

The location is better for me but not as 'nice' (basically 10 mins closer to the city and the wharf) and the house is in a much better state than the one I was out-bid on, but isn't period so lacks a bit of charm. Its all very practical tho - nice but small garden, lots of living space, enough bedrooms and potential to go up into the loft if I ever needed to.

Its a chain and the vendor needs to get something (offered on something today) so it oculd take months and could easilly fall through.

I don't have anything to sell - sold a few months ago and am in rented.

So I shall be joining you in the chain strress thread...

Your kitten is gorgeous! I came on to ask if anyone has got cold feet over their house buy/sale because of the referendum?

Our house sale should have exchanged by now but it doesn't look like it will be ready to yet - solicitor went on holiday for 10 days without mentioning it - gah - and the vendor is using Tepilo's recommended online solicitor and I could have done a quicker job of it myself - and now I am getting increasingly worried that if the country votes 'out' that it will affect house prices and we will get plunged into negative equity.

We are stretching ourselves a lot to get the house but now the future seems so uncertain. Anyone else worried?

I'm seriously worried about house prices falling, as am in the middle of trying to buy. Not selling, so it will be a pure loss.
Anyone else worried about that? Any plan to do anything (eg try to renegotiate, or back out)?

Our plan now is to not exchange until after the referendum, we had wanted to do it by now but we aren't ready so it we will make sure we wait.

If we vote remain then we will go ahead, if not then we do not know what to do as no-one can say what will happen.

I feel like our house got hit by the referendum and we have had to accept a very low offer because there was no one else even looking, never mind interested. Personally if Remain wins I will be thinking, what a complete waste of money to run the referendum and so much disruption while it is going on. If Leave wins, I will be very worried about the unknown!

Meanwhile our sellers have made us pay the full asking price, and we are fed up and just decided to pay it even though I think its a bit high for something my aunt assumed were rough run-down estate flats when she looked online. Its better in person and lovely inside and garden, but I didn't bother even looking at it myself till Friday as it is ugly and trafficy at the front. We can just about afford it, but I'm left feeling ripped off by the whole situation. Don't want to say anything to DH, he loves it (especially that it needs no work at all) but he is a bit wobbly anyway about spending so much. We won't be moving again for some time as the dds are still in the picture for years to come, so we hope the price drop if it comes will be past in a few years.

We can't find anything we like. I'm really hoping there's an influx of properties after the referendum. We accepted an offer a week ago and I know the buyers are desperate to move.

I want to put an offer in on one - £20k under asking price as that's all we can afford but I'm doubtful they'll accept. House has been on since early March and is top money for the area. I don't think they're in a rush though and at the moment they are away and the agent can only contact them by email.

Otherwise there is one which is under budget, and it's nice but I don't really want to live there. It'll be a massive compromise for us.

How long before my buyer starts to get fed up with waiting for me to find somewhere?!

Kitten is gorgeous. Still others back about the offer. Although it's being marketed through a small estate agents and the owner is holiday. I wonder if they are using it to leverage up someone else

Bit fed up at the moment and wonder if we should just stay put

Our buyer enquirers have gone quiet now thank goodness. I was getting a bit on edge. Mortgage stuff feels like it's taking a life time. Luckily now our broker has been in touch with our sellers EA so they are pacified for now

Well I have the client pack from my solicitor for the house I have offered on and plan on carrying out the searches soon... Which is risky as my buyer now needs a buyer. I'm going to catch up with my EA tomorrow to see if she's getting any viewings and whether she might commit by starting searches on our house. I expect everything will be dead until after the vote.

Hi all. I've been avoiding these threads as the progress here has been too depressing to chronicle. We still haven't exchanged.

Our vendor's solicitors have finally supplied everything (we hope) to our solicitors so they're just checking everything over and getting the final report etc ready for us. Then we can exchange. The vendors want to complete on the 24th. Our buyers are keen to get moving too.

The vendors are super annoying. They have been dragging their feet and holding everything up and then suddenly started complaining that we were delaying things (because our solicitors weren't ready to exchange literally 5 minutes after their solicitors sent through the paperwork we've been waiting weeks for). Argh.

The vendor keeps texting DH complaining about us causing delays (which is ludicrous given that them not providing standard information to our solicitor is them causing a delay not us; we can't help it that their previous solicitors were absolutely rubbish and ours are doing it properly). He wanted to push for exchange yesterday but that wasn't going to happen. Maybe today or tomorrow...

Our solicitors told their solicitors to ask him to stop contacting us as it isn't a delay. It's our solicitors making sure everything is in place so we never end up in the mess they're in. Our solicitors did the conveyancing when we bought this house, so our sale has been pretty easy (because they had pretty much all the info to hand already).

I need to contact removal firms.

Argh! People we want to buy from knocked on door to say hi! Awkward as was in pjs and the EA hasn't told them about our buyer needing to sell. The EA is going to tell them next week. My EA said we should think about reducing our price and doing offers in excess of. But again I'm going to give it a week. Not much interest in buyers house and EA said they are very quiet because of referendum. Am hoping something happens soon because this is killing me.

Um.....if I was the vendor I would go absolutely bonkers that the EA hadn't told me right away. I'd also be pretty cross with you puggy. I'm really sorry if that sounds horrible but I just felt I had to say. The EA is making you lie by omission to people who are being nice and friendly to you. I don't think that's a good way to conduct a buying/selling relationship that requires a fair bit of trust between the parties.

Hmmmm. I would be very uncomfortable with that.

Fair enough Gobbolin. They're not my EA and I told them straight away. I could have kept quiet too.
