Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

I've got one doing GCSEs and one doing Y2 SATs at the moment. I don't think DS1's school does study leave at all. He'll just be going to school as usual and attending revision sessions.

We're waiting to heard back from some queries from the management company for the estate the house is on and then we should be good to go. The roads haven't yet been adopted by the LA so the solicitor has asked the sellers to buy an indemnity for that.

Oh for the love of... turns out our buyers have a 2nd charge on their mortgage ie. a loan, that they want to transfer over to our property when they buy it, instead of just paying it off with the sale of theirs.

They're having to send off for documents etc and it could take forever, and might not even have a positive outcome.

We've just put an offer in on a house, and the sellers have done the same this weekend... I really don't want to collapse the chain ;( So so annoyed that they didn't disclose this to start with - we would have kept the house up on the market.

Nothing happening here. Still no feedback from second viewing and no more viewings booked in. I know it's only been two weeks but I feel in limbo.

That is really irritating bexley. I hope it gets resolved soon and things can go smoothly from that point on. It sounds like you're due your allocation of smoothly in the property thing!

Sorry you're feeling like you're in limbo puggy. Maybe you'll get a flurry of viewings next week.

Nothing new here. We did have a couple of ladies who pulled up outside and have a good look if that counts Grin just as DH was putting the bins out.

Puggly we seem to get a lot of drive by viewings lol! Exciting though.

Well we have found our home :-) we have given them the asking price as it is a fab price and we don't want to muck about, there's no chain either so perfect.

Our 'buyers' are being asked for their best and final offer today :-) and given our house was cheaper than we expected we haven't got to change mortgage at all! Just port it over!!! Woooo!

So today could be an exciting day or a heartbreaking day...I feel sick lol!

We have no more viewings booked and it seems to of slowed down a bit.

Still nothing at all from our second viewers, so not hopeful there. A property locally has come back on the market as the chain has broken. Hope some more viewers emerge soon! Mummyme how long are you prepared to wait?

We have buyers :-) we have accepted their improved offer which is 8k less than asking price!!!

We are waiting for our offer to get accepted...they need confirmation from our estate agent about lack of chain etc.

So now hopefully it can be straightforward.

Been quoted nearly 3k for searches/stamp duty/solicitors fees...not sure if this is good or not???

Puggy is the house one you would consider?
Really hope everyone gets more viewers and offers very soon.

Yeah I would consider but it needs a lot of modernisation and repartitioning of the rooms, new bathrooms (they're tiny) plus a loft conversion! Has a huge garden and pool, which doesn't add value but the kids would get the use of it until they left home. Just need a bloody buyer now. Am still tempted by eco house though.

It's hard to say whether the £3k is a lot without knowing how much of it is stamp duty really. That bit is fixed.

Hello I'm back! We've decided to put on market with EA. Went on Rightmove today and two viewings booked already! We lost the house we were buying, it has now sold. But seen lots of other we like. Is it normal to wait until you've accepted an offer on yours before viewing houses you like?

We have finally had the contract through for the sale of our house. Accepted the offer end of February so it has felt very slow moving. Selling to a ftb with no onward chain so thought it would be quicker. Buying another house also with no onward chain and that seems to be much faster. Moving in with family and everything going into storage for a while so I just want a completion date so I can get everything out of the house and get DD settled in temporary home.

we've been to see two more houses, didn't like one but fairly keen on the other. BUT it seems overpriced, huge leap in price compared to most recent sale that's been published - so July 2015 sold at £305, asking price of one we like is £460. Now it has got an extension, but one further up the road has the same layout as the £305 one and is asking £425. I know prices have increased, but that's bonkers! so now I'm muttering about it all being monopoly money and just can't bring ourselves to make an offer. It would be different if it were the perfect house, but it's not!

We're having an open house on Saturday and the house is a mess. Sigh!

Been on the market for 10 days and have my first viewing tomorrow, am trying not to get too excited, realistically I think it will take a while to sell as it's a flat above a shop but I love it and hope someone else will too Smile

Thanks Puggy, I got a call from the agent today and I've get another viewing tomorrow too, so that's 2 tomorrow now, fingers crossed :)
