Would this put you off the house- picture included

Newbuild perfect for us in every way...location, room sizes, layout but its in an awkward positioning ok the actual estate.
You can see in picture the house is the large yellow house and the smaller yellow blob is its garage with the 2 parking spaces in front of garage belonging to house.
The garage is positioned so it lies across 2 smaller houses.
All of which Is tucked down a little cu de sac.
It means its very secluded- great :) the smaller houses have their own designated parking spots but I'm just concerned that due to the proximity to the other houses parking could be an issue ie people blocking our spaces.

Im very cautious about problems with neighbours as we've had it in the house we're in and its a nightmare.
There is no other houses suitable on this estate for us - other issues with parking too far from houses and garden too small has ruled them out.

Would it put you off if house, location and garden were perfect?

I would say it is actually very clear that those are your two spaces. It would be hard to block them in without being clearly in the wrong - there's no confusing layout, theres no clear on street parking that would block you without being clearly in front of your spaces, so you wont get people arguing the issue. If you see what I mean. So it wouldnt put me off at all.

(Especially if there are lines and numbers drawn on the road which i assume there are)

It doesn't look at all problematic to me, either.

Is that the back r front of the smaller houses?

Its the front of the 2 orange houses.
The one that is completely blocked by the garage has its parking behind its own house and the one sits further ahead if garage has its own parking to side of its own house. The one that sits further ahead already has someone living in it. The one that's more blocked hasn't sold yet.

Don't think I'd be keen - neighbours can make your lives awkward over parking, and a cul de sac can be even worse. I'd have to look at it very, very carefully

Hmm. A friend has a very similar layout at hers, in that to access her house you walk over someone else's driveway. and all you can see out the window is their massive car Everyone does seem to park very well and within their own designated spots. I think this is because parking is a huge problem on the estate so everyone is protective of their space.

Personally the thing that would put me off the yellow house is the very irregular garden. But I know IABU there, as I expect gardens to be at the back of the house and vaugely rectangular.

I would be concerned about the end of the cul de sac becoming the place where all the local teens hang out, play ball, etc. The parking aspect wouldn't worry me.

As long as when I viewed to buy, there weren't 1001 cars abandoned in that corner, it wouldn't put me off.
The space nearest the unoccupied orange house is clearly the garage entrance. The other space is clearly in front of your door, and while you might get visitors using the space occasionally, I don't think it would be an issue.

The garden looks really secluded, which would be a plus point.

Its helping me think through he whole thing.
The garden is an odd shape I thought I would hate it but I actually really like it as soon as I saw it I thought the garden was spot on some of the gardens on the estate have crappy views of nearby industrial park or are tiny abd this garden is good size with nice outlook.
Wrt Teens hanging around I think they would go further up as in front of blue house there's a big green with pond and benches or little park 2 mins away so id hope they'd go there.
Greydog I'm really going over the neighbours in my mind if they were constantly blocking my spaces it would be a huge issue but equally it could be fine and I could moss out on a house that's so right in other ways.

Are the designated parking spaces going to be actually your own land (included on the outline on the land registry document) or just part of the road that you won't own. If you own it you would have the option to install rising bollards if there was ever a problem. But I think if the house is just right you should go for it.

Could you put up something like this to mark your territory? They would show that someone had ownership of the space and they would also look nice.

It does look ok from the extract of the plan. What I'd be cautious of is the ratio of parking spaces to house sizes ball around you.

Near me there are new builds with 4 bedrooms and only 1 allocated parking space (plus a garage so narrow you can't fit anything but a Mini sized car in)

This means that, particularly at the weekend, people park anywhere they can. Those spaces are clearly yours but you might find people park behind them and, whilst not actually blocking them, making it very difficult to get in and out.

I think you may run into problem.

Imagine Mum owns that orange house, she has been to the supermarket and has her baby with her. There is no way she will want to park round the back of her house.

She will park in front of her house, unload shopping and the baby and not move the car. Or just constantly park in front of her house because lugging her baby round to the designated parking for her house is a pain in the arse.

The problem with designated parking spaces is who enforces the ownership? (had this issue at a previous house, we had a drive but neighbours had parking bays)

Unless the spaces are actually marked out it just looks like the end of a cul-de-sac to everyone who hasn't seen the plans.

Any shared drives or issues where someone could block me in or out would be a deal breaker for me. Sorry.

One of the spaces would be hard to park behind as there is a corner right there. The left hand space in the diagram would be more of a problem because unless there was a barrier (again I suggest shrubs in big planters) or a sign clearly saying NO PARKING ANY TIME /OFFENDERS WILL BE TOWED you might have people chancing their arm, and I agree, esp at weekends.

Usually the end of a cul de sac is clearly marked with no parking signs, as errant parkers make turning around difficult for people who are lost and residents want to encourage long term car dumpers to keep away. If only your place is the cul de sac area then would there would still be a no parking sign at the intersection point of the T junction? Presumably people parking there (behind your left hand space) would make turning the corner hazardous for drivers?

In short, I think you'll be ok.
