Would you put your house on market near xmastime??

Is it a bad time to put your house on the market coming up to Xmas?
Have you done this? And did you get many through the door?

Don't really want to yet as I feel it's the wrong time too, but I have no choice as I can no longer live with DP

There's not a lot that I like at mo for sale! But what happens if I say sell and havnt found anything? More so him?
At a push I could use the spare bedroom and live in the front room till say Jan, but it's the cooking/bathroom share that would be a pain!

Any advice please

I heard rightmove website is busiest on Xmas day not sure if that's right but I would think most people would start searching once Xmas out of the way so if its on the websites ready to view think you'd be we'll set up for January viewings

Other option depending on how desperate you both are is those 'we buy any house' type websites I enquired about ours and the average of 4 estate agents was around 250 one came in at 235 which wasn't much more than the website offer so might be worth a check- but they do send you endless emails after which is the downside

We put our house on the market on 18 Dec - we'd sold it for the full asking price by 21 Dec.

I think it really does depend where you are and whether your house is the type of property in demand in the area.

Mine went on the market December 27th. Sold January 2nd!

People have time to look on the days of Twixmas. Maybe they might feel like a more spacious home after a crowded invasion of relatives!

We viewed our house in the third week of December - it had been on the market for about a week. We put in an offer £40k under asking price, which was accepted immediately. The EA commented that nobody else was viewing, and she was amazed vendor didn't wait till January before accepting offers.

I honestly don't think there is a 'bad' time to market a house.

Realistically, if your house went under offer tomorrow it wouldn't complete before Christmas anyway.

If it's priced correctly then it will sell at any time.

i put mine up for sale 1 year ago today! someone immediately asked to view it the next day and they put an offer (asking price) in 9am the day after! so sold in 2 days! we hadnt even viewed any houses ourselves!
we agreed on our new home 3 days before xmas and moved in in feb! i think if it's fairly priced it doesnt matter when you put it on! good luck xx

Yup, we out our house up for sale in the middle of Dec last year. Went live on Monday, open house viewings on Saturday (about 20 potential buyers) and had 5 offers at or above asking price, agreed to remove from market by the following Thursday.

EA said to us that whilst there are fewer people looking at this time of year, those that are looking are more serious.

I took that to mean you get a lot of time wasters in the summer!

Also, we viewed the house we bought in December, before we had even put our house on the market.

We were just browsing right move with a view to actually buying/selling at some point in he next year or so.
But this particular house caught our eye and we just knew it was the one for us.

What I'm saying is that it might be 'the' house for someone, and if it is is doesn't matter what time of year it is. We weren't even really prepared to move, but went for it because the right house was available.

I would wait until after Christmas only because you have more choice of houses to view. That's what I will be doing.

Do it. I always try to imagine what a house will look like at Christmas when viewing it! We have made an offer and had it excepted before in December, although nothing happened for a few weeks, so don't think it will necessarily make it quicker. Agree that you don't tend to get time wasters near Christmas.
