Two houses for sale next door to one another

i cant decide which one I prefer!

Both same layout. Both have two receptions and a galley kitchen downstairs. Both have two double bedrooms, a single bedroom and a family bathroom. Both have boarded out lofts and easy access. Both have a large courtyard out the back.

House One:- workshop in the courtyard with garage doors for offstreet parking. Open fire in the front room. Sanded and waxed floorboards. Log burner in the second reception. No bath, just a shower (room for both). Pebble dash exterior. Dark brown upvc windows and doors.

Property Two:- no workshop so full sized cpurtyard. Garage doors across rear of courtyard. No pebbledash. No open fires or logburner. Carpeted throughput (except tiled kitchen and bath), shower over bath.

I prefer H1. I think DH prefers H2. Lord knows why he clearly devoid of any sentimentality Grin In the listing the front room is called the Parlour

Check the pebbledash is sound and not flaky

I grew up in a house with pebble dash and I liked it

House 1. You don't see the pebbledash when you're sat inside.

Is other stuff of a similar age/standard. Roof repairs, boiler age, general decor?

Ach, I was all Hmm about pebbledash till we bought a house with pebbledash. I mean, it's not my favourite bit of the house, but I barely notice it. I'd love a woodburner.

Woodburners cost about 2k to install. Plus the workshop and floors are expensive.

Cheaper and better value :)

I forgot to mention I was referring to H1 but I think that was probably evident!

I do need to have a better look at the roof on our return visits. H2 has a brand new boiler still under warranty. Not sure on H2 tbh we met with the Agent who wasnt sure so will have to ask the question.

Decor both move in and live with it. All neutral and easy to update in the future if wed like to.

My wood burner cost me 4.5k to buy and install. The wood burner on its own was 2k with no installation.

Do you want a bath?
Would you use a garage or is the outside space more important.
House 1 is better on the inside so unless the outside is so awful that your heart would sink when you approached it then it's probably the better option. You could alter the bathroom, remove the garage and pave it for about the saving in price.

Can you get pebbledash rendered over to make it smooth at some point? I bet rendering is still cheaper than all the lovely stuff already in house 1.

Just paint the pebbledash. Then get into your newly installed bath. Simple.

Personally don't like sound of brown UPVC or pebbledash. Can you make use of workshop or would you prefer larger courtyard?

Everything else is relatively cosmetic and cheaper to change.

There's a tough one.

I'm more inclined towards house 2. Cheaper to install a woodburner than to remove pebbledash and replace windows.

(We've had 2 woodburners, £3k and £4k for stove and installation).

House 2. I hate pebbledash, no you don't see it from the inside, but you do and everyone else does every time you come in from outside. I'd have to factor in a price for removing it. I couldn't not have a bath either.

I'd be leaning towards house 1. I know the courtyards (presumably) both face the same way but any structures either side will possibly affect how much sun / shade they get. Something to check out.
