Two houses for sale next door to one another

i cant decide which one I prefer!

Both same layout. Both have two receptions and a galley kitchen downstairs. Both have two double bedrooms, a single bedroom and a family bathroom. Both have boarded out lofts and easy access. Both have a large courtyard out the back.

House One:- workshop in the courtyard with garage doors for offstreet parking. Open fire in the front room. Sanded and waxed floorboards. Log burner in the second reception. No bath, just a shower (room for both). Pebble dash exterior. Dark brown upvc windows and doors.

Property Two:- no workshop so full sized cpurtyard. Garage doors across rear of courtyard. No pebbledash. No open fires or logburner. Carpeted throughput (except tiled kitchen and bath), shower over bath.

Not much help. I like both. Number 2 slightly has the edge for me. HTh shame no outside pics tho

The pebble dash on house one is really stained and the drain looks old - does it need replacing?

Now I've seen them both OP its v close.

Can you see the garden from the kitchen of H1? There is only 1 window on what looks like the side. H2 has 2 windows in kitchen which I like.

Both bathrooms would have to be changed for me.

H1 has a gorgeous original fireplace that I like but you can buy these reclaimed.

All other rooms in both houses v neutral for you to put your own stamp.

Shame no pics of the gardens

Ooh they're pretty close I'd say. I think the outside space would be quite important given how similar the houses are, no pics of that though.

I liked H1s kitchen more than H2s.

I have to agree with your DH on the outside appearance. The pebble dash/brown windows one looks tired to me. The brick one looks more characterful.

There is not much between the internals for me, except I would favour the one with a bath.

Can't see the outside space/garage in the pictures.

By your description, I was all for house 1.

After seeing the pictures, house two looks lovely. More homely, warmer and brighter.

To be honest, they both have great potential. I think I would have to go on my gut feeling when viewing.

I wouldn't let the pebbledash put you off...a jet wash, a few nice bright pots of flowers, a new gate at the wall opening and a funky door mat could transform the front of the house.

house 2. wooden floors and open fires are things you can do yourself over time. brown upvc and pebbledash are much harder / mor epensive to remedy

Oh, I dunno, H2 has more curb-appeal, but it would be easy to put your own stamp on H1 - it could be updated quite quickly.
I'd go by space/use of space over cosmetics every time.

Definitely no. 1, but I'm a sucker for open fires and woodburners. Plus, unless you have some specific need for a big courtyard, the workshop sounds more useful, and the new boiler is definitely a plus.

Jeeves, yes, I agree, H2 is better 'dressed'. The vendors will move out and take all their lovely stuff with them - tell your DH Wink
I think both kitchens look perfectly serviceable, if not the height of fashion, but I accept that I am not that bothered about what my kitchen looks like.

Go for the 2nd visit with your feelings switched off, and a cold rational mind ticking off boxes. Make a list and go through it.

Hmm. From the description I thought house 1 sounded much nicer, but the photos make it look cold.

Perhaps it is just that house 2 agents had a warm filter on when they took the pictures but it feels much warmer looking at the inside.

Oh and open fires are lovely (we have one) but they are a faff to get ready to use and you can get some nasty draughts (for eg when you are out all day and come home).

Definitely house 2 for me.

House 1 is fugly from the outside (in fact it would put me off house 2 just being a neighbour)

Also the decor in house 1 looks in much worse condition- what's with the strange square patterns above the wood burner? (Photo 4 on house 1) and what's happened to the mantelpiece - has it been removed? it might just be the photos but it looks odd to me.

Also the coving looks nicer in house 2- although it can't be seen very well in house 1 but I hate picture rails so might be a bit blinded by them!

Obviously this is all cosmetic stuff which can be changed in either house so I guess you need to weigh up what you can and can't live with, work out how much those changes will cost and when you could afford to do them and see which comes out on top.

I don't know the area at all but love looking on Rightmove- there's a 5 bed property on for £5k more within 1/4 mile of these 2.

Similar style just much bigger- is it a worse area? If not- is there another reason for the difference in price versus space- the 2 houses you are looking at seem expensive compared to that one on the face of it.
