Two houses for sale next door to one another

i cant decide which one I prefer!

Both same layout. Both have two receptions and a galley kitchen downstairs. Both have two double bedrooms, a single bedroom and a family bathroom. Both have boarded out lofts and easy access. Both have a large courtyard out the back.

House One:- workshop in the courtyard with garage doors for offstreet parking. Open fire in the front room. Sanded and waxed floorboards. Log burner in the second reception. No bath, just a shower (room for both). Pebble dash exterior. Dark brown upvc windows and doors.

Property Two:- no workshop so full sized cpurtyard. Garage doors across rear of courtyard. No pebbledash. No open fires or logburner. Carpeted throughput (except tiled kitchen and bath), shower over bath.

is the brown pvc on the inside? I have brown pvc on the outside and had it on the inside too. Love it on the outside but painted them white on the inside because it made the rooms look dark so if you have time and patience you can change the colour of them if that's one of the things you don't like!

Bear yeah there is a massive difference in street quality even within a 1/4 mile distance.

There are streets in that area I wont even look at the listing.

I figured there had to be a reason for the price difference- it's scary what a big difference it can make though isn't it?

I was all for house 1 on the descriptions in the OP, but I'm now favouring house 2. As others have said, it looks brighter and well cared for.

The set up in the dining room of house 2 is more inviting, whereas having the armchairs all ranged around the log burner and the blank chimney breast in house 1 just looks weird. I suppose that's cosmetic though and you could have a similar set up as house 2 if you bought house 1.

The kitchen in house 1 looks brighter, slightly more modern and well cared-for but the bathroom in house 2 is nicer and more suited to family life.

Also, house 2 has a lot more kerb appeal - which will make selling easier if/when you come to sell.

The photos for house 2 look better and when I first saw the links I changed my mind and thought house 2 was better.

But ive swing back to house 1. I think house 2 looks better initially as photos were taken on a sunny day, lights put on, house is a bit better dressed/more modern furniture.

However I hate the bathroom suite in house 2, plus house 1 the shower looks nice and big. The bedroom measurements look bigger for house 1.

Stupid question but you have checked that it is coincidence they are both selling at the same time? and nothing is about to happen that is making them sell up.
I'm sure there isn't but it looks like a small street from the photo's.

Bear it is amazing the price difference. I would even refuse to visit numbers 100+ on a certain street but numbers 99 amd below sell within a fortnight.

There are streets near me where houses at the top of the road are highly prized but you would slow down in the car at the bottom.

Ive no idea where to start with negotiations Sad

Second viewings Monday, so I can get into thenittygritty but Ive noclue where to start on a 149k asking price.

The only other place we bought needed lots of work and was under 100k so that was easier.

I'd be worried with a house of that age, that the pebbledash would trap damp in the house. For that reason, house 2 is my preferred choice.

Take a note of every little thing that bothers you about either house - or rather of everything that is wrong whether it actually bothers you or not.
I take it you are going to have a look at both houses again?
Think hard about what they will look like without furnishings (or negotiate whether the vendor is prepared to include, say, curtains in the sale. If you like them Wink).
Price how much whatever alteration you might want to do would cost - I have no idea how much the removal of pebbledash might be for instance.
Good point about the age of the house, but I'd also want to know how old the actual pebbledash is.
