hereandtherex serious landlords with BTL portfolios operate them through a company therefore the new rules have no impact on them or their tax liability.

I know a few LL's who own more than 2 BTLs. Not a single one has the properties in a Ltd. They all own the BTLs are an individual.

All the BTL LLs you read about in the paper 'own' their portfolios personally.

They have all, to a man + woman, followed the same, stupid 2002-2010 strategy of leveraging up to insane levels and then remortgaging to buy another BTL.

Owning a property (or any yielding asset) through a company will require you to pay corporation tax. And the banks are very unwilling to lend to Ltd companies without a pretty stiff APR and personal guarantees.

Can I join in! We've been on the market since January, had a few viewings initially then nothing and a lot of the feedback was that it needed too much work. It did need a lick of paint in a couple of the rooms, the house is 10 years old and we haven't done lots to it but the kitchen and bathrooms are still ok. Next door but one was also on the market (same house as ours) and they were very decorated in every room so I think people were viewing both houses and ours probably did seem like it needed work - but we were on for £5k less, you can do a lot of decorating for that.

Anyway, next door but one sold, we came off rightmove, painted a bit and generally tarted it up. We went back on rightmove and got a fresh wave of viewings, and got an offer. We turned it down, and he upped it another 4 times, we finally accepted, this all happened 3 weeks ago. He said he was a cash buyer, all seemed good. Last week we viewed some houses, we've been determined not to in case we fell in love with something but finally seemed like a safe enough bet. So we go and fall in love with one, put an offer in which was accepted. Today the twerp has withdrawn the offer saying he wants a new build. So why the freaking hell did he view my house, let me accept an offer, sit on it for 3 freaking weeks, and then break my heart by withdrawing. Twat.

I am sitting in a little world of angry misery tonight. Tomorrow I shall pull up my big girl pants and get on with it. Tonight I am Angry Sad

Sad Curlybrunette - hope you get another buyer soon.
We had very similar happen to us when we first went on the market in June. Accepted an offer from a guy who lived virtually across the road (in a larger house, he was downsizing). I did wonder why he'd want our house but anyway, we'd found somewhere and had our offer accepted. A few weeks later, we found out he'd made an offer on another property half a mile away. Lo and behold, a few days later he pulls out of ours. He moved in September and wer're still here Sad

It's still on the market - we really thought we'd have lost it by now, but I think the owner liked us and wanted to sell to us. They can only wait so long though!

We have just had a viewing which I think went really well. The family seemed to really like it and asked lots of positive question. He even asked me if there was any movement in the price which made me feel a bit uncomfortable - they were Indian and ftb so maybe that's how they do things in India? I didn't know what to say! Grin he said unwound here from him on Monday so maybe he's planning to make an offer? Fingers crossed.

We had another viewing booked in that cancelled 6 minutes before they were due to be here. Like I've got nothing better to do on a Saturday!

We had our offer rejected yesterday Sad. It was the only one available, in our price range in the village we want ( kids in school there). So we spent this morning driving around the local area working out what we liked ( not much) or disliked ( quite a lot!) .

Still we have 2 viewings booked for Tuesday , but now beating on going into rental as we don't want 'to want to lose our buyers. Stressed already and we're not really very far along the road! Wine to you all.

We've decided to change estate agents. It isn't their fault the sale fell through but we've been with them for months and I think a change might create new interest plucking at straws

Palomb though it is v v annoying when viewings are cancelled I've realised one good thing about having viewings booked is that it makes me clean and tidy every spare inch of the house. It almost makes me not want to move from here cos the house looks so nice. The kids daren't move a muscle for fear of me going crazy in the short time before a viewing!!! I know it's ridiculous but I feel like they'll never buy the house if there's a stray lego brick on the floor...

Hello can I join, mainly as need a rant about EA. We've been on the market for about 3 weeks and had 3 viewings in the first 10 days then nothing. Had a knock at the door last night about 5.30 and a couple saying they were there to view. I knew nothing about it which must have shown in my face and dd was yelling in the background. The woman said oh didn't the EA contact you? I said no and she said sorry and she would call EA. Spoke to EA this morning and was a genuine viewing not booked in by them, I'm fuming!

Hello- may I join in please? How on earth do you keep your house free from crap when its on the market? it's a full time job and I am just dreading it when people start trying to get into the loft as its packed!
We made a snap decision last week to put our house on the market after finding a bigger 4 bed house round the corner. Signed papers with EA on Wed, first viewers in on Saturday so worked my arse off getting rid of 3 dc's toys and collections of stones and conkers etc .No photos or floorplan as yet but luckily a few serious buyers and now 2 offers( one at asking price)with more second viewers and several other viewings booked in. Feel very lucky and realise it's to do with location (London) and the fact it's a period property so not lots on the market .
All seems to be a complete whirlwind and especially with kids on half term- keeping the house tidy is a nightmare- how do you all manage to do it? Any tips would be greatly received!

I kept the house presentable by constantly running around like a blue-arsed fly, and also with liberal application of shouting at the DH and DC. Not sure I recommend this approach for family harmony, though.

So the buyer's surveyor is coming to survey the house tomorrow morning. I am irrationally terrified he'll find a ton of stuff wrong with the house that I hadn't previously been aware of. It's already got a bit of history which is amply documented. What, if anything, should I prepare - e.g. receipts for maintenance work done etc?

Our house has been on for just over a week and have more second viewings today. We really need to be under offer ASAP. On Monday I drove down the road where we really wanted to buy and a For Sale sign was up. Called the agent, it was about to go on the market and she let me see it before it went on RM. unfortunately the seller is a developer (it was part exchanged for a new build) and they decided to market it with two agents so now there is another offer in, only a day after it went on general sale! I'm hoping they will be in a worse position then us but they could also be chain free Confused.

sorry missed a few weeks on here - few earlier responses about 'online agents' - that's a whole can of worms.

Personally I can't understand why you'd give your lifes biggest investment over to a team you've never met and expect a good job for a tiny fee. I used to work for one, and it's just a call centre full of underpaid kids with scripts. Some will have a good experience but believe me in my experience that's a minority. Your funeral though...

Reading some of the tales of woe here about some of the things that you guys are going through is making me cringe - if only i could help you! Sadly most/all of you are not on my patch so I'd probably make it worse.

That's the quality that most of my peers miss - the ability to know when NOT to take on a property and instead do what's best for the clients.

Good luck to all currently selling - happy to help with impartial advice if needed.

Anyone know how long it will be before survey results come through to buyers? The surveyor came on Friday, was very polite but had a total poker face when I tried to gauge his opinion on our house. I'm on tenterhooks waiting for reaction from our buyers.

expect results Wednesday for survey - they usually go back and type it up and submit the same day, then the results go to the buyers/bank/whoever paid for it.

Agent who is on the ball will find out and call you - agent who is a bit of a berk will dilly dally and you might have to chase. I'd be furrowing a brow if it were any later than Monday next week (depending on what type of survey it was of course - assuming Homebuyers/basic).

If he went in the loft and spent ages farting about outside looking at the brickwork then it was probably full structural - also more likely to be FS if it's an older building - and if it was an FS it might have cost them an arm and a leg so don't be surprised if they won't share the full details with you.

I don't want to tempt fate but after no viewings for 2 weeks we had 3 over the weekend and 2 of them came back for second viewings today. I shouldn't get my hopes up as someone who came for a second viewing before didn't get any feedback and wouldn't answer the EA's e-mails and calls. Trying to be not bothered as the two second viewings probably won't come to anything and we had one sale fall through (which was so upsetting)

The EA phoned and said the local paper wants to do a feature of our house and interview us/take photos and make it 'house of the week'. I guess that is worth doing?

We have had 46 viewings now, surely our luck must change soon? Most people I know seem to have taken a year to have sold their houses which includes sales which have fallen through. I hope other people are having better luck than us.

Well after 8 months and 3 sets of buyers our house is sold since yesterday. We were supposed to complete on our purchase the same day but there's been a delay so our belongings are in expensive storage and we're staying with family. I'm tearing my hair out at this stage - starting to feel like this will never be over!
