Palomb - I'm sure you'll get viewings soon - it can take a while for people to actually call and make an appointment to view.

We dropped our price today and have two viewings for tomorrow now. We'll see what happens.

Another house near us appeared back on the market recently - apparently their buyer pulled out the day before exchange. How awful.

I'm losing hope here even though DH keeps reassuring me it's still early days. Both sets of viewers on Friday gave feedback that the rooms were too small (honestly, they are NOT, and we have lovely high ceilings). No interest at all on Saturday. I had hoped we might get a couple of calls yesterday for viewings appointments because people seem to Rightmove at weekends. And there's been nothing - so it looks like our house has already gone off the boil only 2-and-a-bit weeks in.

Meanwhile as its half term, we're spending the week in New City viewing houses - everything within our budget has at least one, if not thousands, of thing(s) wrong with them. Our viewers who complained about our "small rooms" would have a collective heart attack if they saw the gloomy little rabbit hutches we've been looking at.

Elements - it's so hard isn't it....you might find you get viewings booked in for this coming Saturday, but people might not get round to making their appointments until later this week, when they know what time they want to come?

Fingers crossed for us all. We have two viewers today, but then that's all we have booked in at the moment.

Can I join in for a moan? Our house originally went on the market at the start of May. We agreed a sale after 6/7 weeks and around 35-40 viewings which was super stressful because my DS was 4 months old when the house went on the market. We found somewhere to buy and agreed a price based on the equity we would be getting from our house. Fast forward to August and our buyer pulls out days before we were expecting to exchange. Absolutely devastated and house back on the market, having to keep it clean and tidy with a now 7 month old who is getting more demanding and mobile. Sold again for the same price within 2 weeks and managed to keep hold of the house we wanted to buy. But once our new buyers had their survey done they had us over a barrel knowing that 1. Our previous sale had fallen through and 2. We want to move before I go back to work in December so knocked a good £6k off the agreed price for various 'potential' problems and the need for new damp coursing which would cost a grand. Just want to get exchanged now as our vendor wants 3 weeks between X and comp to move into rented. It's starting to get tight to get moved before work starts again.

Also here for a moan! We put our house on the market at the beginning of March, after falling in love with a house. We got a buyer after maybe 3-4 weeks - they pulled out just before exchange. The "dream house" was put back on the market and we frantically tried to find another buyer. We accepted a low offer and that very day the owners of the dream house accepted an offer from a chain-free buyer. We decided to go ahead and started looking at other properties and found one we liked. Again - just before exchange our buyers pulled out. Devastating. Luckily our EA managed to line up an interested party very quickly so we've been sale agreed with them since the middle of July.

3 months on we're still waiting to exchange. These buyers still seem keen but we're having problems with the place we're buying as our solicitor can't seem to get a straight answer from their solicitor. On Friday it looked like it might all happen but I just rang for an update this morning as I hadn't heard anything and was told our vendors solicitor was "pushing it back". I'm so close to tears today after being so calm through, I just don't know how much longer I can go on in this limbo.

Argh! Our vendors have now said that they need 4 weeks between X and comp (we started at 2, then went to 3 for a bit) and can't complete at all in December. I'm due back at work from maternity leave on 7 Dec, and have already pushed that back once after the first sale fell through. Our nursery is arranged for where we are moving to 40 minutes away and there's no way we can get emergency childcare for a whole month. Argh I feel like throwing the towel in.

Dream house found beginning August, we were set to let our place. Three weeks on vendors haven't found anywhere so we continued to market our house. The day they found somewhere, we had an offer. Sounds too good to be true first it? It was.

Seven weeks on our purchaser (who we were told was letting his house, but last week turns out is selling! At least we were upfront and asked if it was ok to keep marketing while vendors found somewhere!) still hadn't had the survey done, this is his second mortgage application... Apparently first was pulled as our useless estate agent told him that his provider were down Valuing properties in the area.

Ten days ago we were told Natwest had his mortgage passed to survey but still nothing. I suspect our agent lies... So, so fed up. We've been ready to go for three weeks and our vendors know it...

Really odd I had this thread open earlier this week, and thinking not sure when I'll ever be able to post an update ( was one of the first posters!)

And today I do!

We had an offer which started low but accepted at 10,000 under asking price (dropped price by 15,000 a month ago), so we have accepted and start on the next stage. Buyers are in rented at present so start of chain ( thank god!)

There is only one property at present we are interested in, in our area we have offered but so has another party, so it's full and final offers at then end of the week .

It's suddenly gone from nothing to full speed ahead! Good luck to all those still looking for buyers. Will go back and read properly now ( without the green eyed monster in my shoulderGrin

Sorry Mumma and Topsy it's the pits isn't it? I was on to our solicitors twice yesterday for an update - they really are getting the runaround from our vendor's solicitor. So at the moment I don't have a clue what is going on and I'm stressed out of my mind about it all. I think I'll be ringing daily for the foreseeable future and making a nuiscance of myself as I need to see some progress soon Angry I'm 26 weeks pregnant with a teething 1 year old and a full time job - if I knew who the vendor's solicitor was I would land over there myself at this stage! I'm just waiting for the buyers to start calling with ultimatums now (wouldn't blame them at this stage).

IT really is Mawsy. DH has just messaged asking me what the Buy to Let margins are. Apparently he's working on a plan. He's loosely involved with property through work so I'm a bit apprehensive as to what his idea is! They range from a touch sensible to downright bizarre!

Just want- good luck! Hopefully you won't be in the land of muppet buyers! You'll probably move before the rest of us Wink

It's all fallen apart for us today - it looks like we've lost the house we're buying. I don't know the true reason why to be honest I've been told so many lies over the past few months. I'm frantically ringing estate agents here to try and arrange some viewings asap but there is very little on the market in our area.

Oh no! It sounds like a nightmare for some of you :( LaFlottes how did your viewings go? We've had none for a few weeks now. The house we're hoping to buy is still on the market - I get the impression the owner is still keen on selling to us, but the couple interested in our house can't sell and we've had no other interest since our last buyer pulled out in July.

Elements - forgot to say earlier, we had such mad feedback about our house. One would say how big it was, the next the bedrooms were too small. All other people's opinions. They knew how big the rooms were before they viewed so shouldn't have bothered if they thought they were too small! And it's the one thing you can't change....

Hubby seemed to turn into a private detective today! Seems to have found the current root of the problem and managed to extract the mortgage information from acouple of sources. Turns out muppet buyer hadn't handed in extra information?!!!

Hi everyone, this house selling business is just awful isn't it?

Paddington the viewings went well actually thanks. By Tuesday morning we had 5 viewings booked in. Then viewer number two made an offer, but not the asking price. So we said we would consider it but would let the other viewers come. They then called back and offered the full asking price!

So, we have a buyer. They are investing and buying ours as a buy to let.

The buyer's husband is coming at the weekend as he has been away working, but they told the Estate Agent to tell us not to worry, they definitely want the house! Apparently they have a couple of other buy to lets and are in their 50's, mortgage in place and ready to go.

I am excited, but know it can all go wrong in an instant! Estate Agent has said at this new price there has been enough interest to get another buyer if need be, but who knows! We need a crystal ball I think!

So the new builds we want to buy are selling so fast and if the house type we like sells out then it's all off! So tomorrow we are going to reserve one.

I am happy but won't really be excited until it happens, until then there are too many variables

How is everyone else getting on? It sounds like some people are further along and having a bit of a nightmare, but hopefully everything will come good if we are all patient.

I'm remembering why I said I didn't want to move again!!

So today I will pay the reservation fee for the new build and will keep my fingers crossed. I really hope the buyers don't pull out. There seems to be so many stories of people ending up in that situation.

At least they are investors so there isn't a chain.

Good news is that the new build plot we are buying has an incentive where they will pay your stamp duty so that's a big saving and gives us more wriggle rooms if the buyers want to negotiate on anything post survey.

At least I may shed a few pounds during this process as it's so stressful!! Although maybe I'll just comfort eat a mountain of chocolate instead Grin

I would not hang much hope of BTL investors at the moment.

The new BTL tax changes make BTL a non-go basically. As soon as these people take any professional (yes, I know, a lot do not) advice I would expetc them to back out.

hereandthere Hmmmm that doesn't sound good - however this couple have a portfolio of buy to let properties and have their mortgage in place so hopefully they know what they are doing.

Its the leveraged/mortgaged portfolio BTLers that are being being hit the hardest.

Basically, the new rules prevent the LL from being able to discount the mortgage interest from the rent i.e. lowering the LLs taxable income. For a LL with several properties, all mortgaged, their tax bill is going to go up massive.

Most LLs are clueless at the mo, which shows how not on the ball most are. Hopefully, you'll get your place sold before it dawns on them.

Estate agents are trained to suck their teeth and say "ooooh we've had loads of interest in that one" when you call to arrange a viewing, aren't they?!

hereandtherex yes hopefully we will sell before that although we did have to turn lots of viewers away so if the worst happened hopefully we would find another buyer quickly enough. Knowing our luck the next lot would be first time buyers, struggling to get a mortgage!
