We've still NOT exchanged. However we got an email from our solicitor earlier today saying that buyers solicitors have been in touch and would like to exchange tomorrow and complete on Monday. This has been going on so long now I've lost any confidence they mean what they say.

Everything had been moving along okay with some interesting stuff on the way - due to exchange any day now, but 1 in the chain (we are 3 of 4) have started kicking off about completion not being by Easter. No one had promised anything, just said it would be good if we could complete by then. 4 can't complete by Easter.

It hasn't even taken that long to get to this point. I am so stressed now. Trying to agree a completion date but 1 are giving 2 grief and I'm worried it's all going to go wrong. Surely they can understand you can't get everyone to dance to your tune with these things?

Lists: you won't believe it when they finally do exchange, at this rate. It sounds very frustrating.

Cat: glad you've both sold and found somewhere. Well done. Our current house has decades old extensions without building regs. The solicitors just made us buy (pointless) indemnities and the bank didn't care at all.

Clocks: in glad the vendor is being nicer than the agent. They're probably just happy that you have a proper reason for the delay, not cold feet.

Themum: that sounds like an adult commute. Relocation (to miles away) is the kind of answer to the why are you moving question that reassures buyers though. It says you have no problems with the house and you are a serious seller too.

We may have found a house to buy. We saw it today and it's pretty much exactly what we're looking for. It almost meets DH's completely impossible plot requirements (which is really saying something) and it has a great layout and plenty of space. The sellers already have an offer but it's still on the market because the offer is low and the sellers are relocating abroad and need to move quickly (from which I surmise that the other buyer is in a chain, which might be quite long). DH is going to simply offer the asking price tomorrow on the condition that it comes off the market entirely and we explained to them that our buyers have nothing to sell so we can (and will) move very quickly. Hopefully that'll do it. We could offer more if needs be, but this offer alone would force the other buyers to up their offer a lot. Here's hoping!

Wow: that does sound stressful. Hopefully the pushy people will calm down and realise that completing by Easter is pretty tight now.

We aren't going to complete by Easter - the last people in the chain have said they just won't be ready by then. The suggested date after Easter resulted in the other end of the chain demanding payment of a sum of money because they will be on holiday and will have two sets of bills to pay. You couldn't make it up.

Unexpected additional bill in house move shocker! Surely they realised that the first rule of house selling and buying is that everything takes longer and costs more than you want.

What gets me is that they are buying only: everyone else is selling and buying so it's twice the aggro for the rest of us. Hopefully the estate agent has talked them down.

Great news step , I hope the offer is accepted. You're in a very good position.

Stick it out wow, who in their right mind lets a chain fall through because of a small cost delay. They'll comply with post Easter exchange rather than lose the whole sale.

Yes step - ftb. How did you guess? The house they are buying is a lot of house for the money and needs nothing doing so fingers crossed. The people we're buying from have been there over 30 years - their's will be the mother of all moves. They have loads of stuff.

Flowers to all the sellers undergoing STRESS from chains, solicitors, vendors and idiots!
We have a 2nd viewing of dream house tomorrow (must.not.get.too.attached.), school viewings lined up, and our house has been measured and photographed. Feel like it's the beginning of a stressful few months unless the dream house sells elsewhere.

Tbh, it was obvious even before you said they were only buying. Anyone who's done this before knows to expect it to cost more.

JT: I hope our offer is accepted too. I actually really like this house and I am beyond fed up looking. The vendor are hoping to be all done by May, which is pretty tight. But our buyers have had their survey already and presumably that means the mortgage is in place. We haven't had any odd queries yet, but I'm sure they'll follow shortly. The house we've offered on was only built in 2008 so we don't need a major survey and the mortgage will be fine, so it could happen pretty quickly. I just want it all to be over. I don't know how those of you've who've been at this for the best part of a year have managed.

I really hope you get the house, Say, and that yours sells quickly. House selling is a funny business really. It's hard to know what will go fast and what will take a bit longer.

Well, we accepted an offer on our house on Saturday, just 10 days on the market! £2000 less than the asking price, which will do nicely thank you very much. So glad the viewings stage is over, we had at least a viewing every day, sometimes 2, not easy with 4 feral children. Buyer is a FTB, which is a blessing (no chain) and a curse (bloody went over the house with a fine tooth comb, including stamping and kicking all over my newly turfed lawn!?!).

My dream house was under offer by the time ours sold. Feeling pretty gutted now, there is hardly anything that fits our requirements in the local area.

Thanks step! Going to see a house that might be suitable with a few tweaks, need 5 good sized bedrooms and this has a box room, we will see if we can shuffle some room layouts around or extend.

The EA was shut when we got home last night so DH is going to phone now because the EA opens at 9.15. Unfortunately we're in children's A&E right now with ds2 who was messing around, fell over and has injured his thumb. Oh what fun.

DS2 has broken his thumb (luckily he's not left handed). We spent 3.5 hours in A&E and we have to go back to see a plastic surgeon tomorrow (I'm not entire sure what they're going to do though). It's a minor fracture near the top of his thumb so it should heal quickly. He's got a nice big bandage (more to indicate to him and his friends to be careful than anything else).

The buyers surveyor was here for 3 hours today. I didn't realise he would look in every single cupboard and photograph it all. That was a shock as I had shoved things in cupboards to tidy up. Fortunately nothing major has come up- he said just a few very minor things and was pleased with the house, particularly as it is so old.

3 hours. Shock Our buyers' solicitor was here for all of 15 mins and only took photos of the kitchen and bathroom. Rigorous it was not.
