I haven't moved for so long that I could do with a guide for idiots.

Making a list of who I need to tell, off the top of my head I am redirecting the mail for 12 months, landline and mobile phones, water, electricity, tv licence, cars, various insurances and professional institutes.

Do I need to tell the Council Tax people or does our solicitor do that?

My moving firm is quoting tomorrow, did you phone yours JT?

Everyone is gearing up apparently for an exchange in a couple of weeks although the surveyor isn't coming until the end of the week so it all seems a bit la la land right now.

Buyers didn't understand ' no ' and have now halved the amount they want to reduce the price by! The answer was 'no' for the fourth time!

They're thinking about it! EA has told them that we are re marketing the property tomorrow pm.

We'll see what that brings. This is madness!

I have got removal firms giving quotes this week. Ha, Ha!

Well the surveyor came and I'm doubly sure she's going to try to bring price down. She has sent him a 3 page email full of problems she wanted him to check for - he didn't seem overly pleased but if shes paying then that's his job.

It looks like we have some salt and some damp in one of the back bedrooms. Otherwise he said the house isn't falling down,it's not moving and it was in the condition he'd expected for its age and type - 1850s cottage.... not sure if this is good or bad I shall await developments Confused

Sorry your buyers are being such pains in the arse. It's a shame house buying brings out the worst in people.

Our EA managed to get in contact with one of the 3 viewers. They loved the house but can't afford it. I suspect they were stretching their budget looking at the smaller house up the street, which is why they were so positive about this one (until they found out they couldn't afford it). These are the pitfalls when an EA says, oh have a look at this one too.

Still no brochure to approve though. They said it'd be done in Friday and again told DH they'd send it to him by the end of the day. I'm not enormously impressed.

Buyers are highly paid professionals ( careers where you can name your salary!) they are talking about a sum that would just about get you a weekend in a decent hotel!

It's demeaning and embarrassing!

Step we had several viewers who could not afford to buy. Why is house selling seen as a charitable occupation?

No doubt, like us you are open to 'reasonable' offers.

It's funny how people start getting ridiculous over relatively small amounts of money, especially when compared to the amount they're paying for a house.

I wonder if the people who couldn't afford this house didn't realise what the asking price was. The EA possibly didn't mention it (we had EAs doing that to us last time we were looking). The smaller, fixer upper house they'd phoned about is on for £30k less than ours and I suspect their real budget requires them to get it for 10%ish less than that.

We are totally open to sensible offers (we're willing to take the asking price minus 10%, which is not silly and is less than the nice 3 bedroom properties round here having been going for very recently), but we do need viewers to actually have a budget suitable for the house. Presumably it'll be better when we're actually advertised and we get viewers who know what the asking price is and have already looked at the photos.

They finally sent the brochure through, but with the wrong asking price. Hmm They've put the price they originally suggested but we wanted to go with a lower asking price.

The house looks pretty good in the brochure, although I'm not happy with the photo of the kitchen. The photographer must have stood in the middle of the room to take it so it looks like a tiny kitchen rather than a decent size with a dining table in it. They have called it a dining kitchen, but I think the photo should show that there's a table in there as well as the kitchen. I one know why he didn't just take the photo from the edge of the room from the sand angle!

The brochure also only has a photo of one bedroom on it (it's a 4 bedroom house) but they said that more photos will go on the website and RM. I need to check that they're putting a photo of every bedroom on though, because I always want to see a photo of everything.

Hello, may I join please? We're selling our first house. I've instructed an Estate Agent and they're coming to photograph tomorrow. I'm currently wearing myself to a frazzle trying to tidy up. The thought of having to keep the house "viewing ready" for the next however many months is keeping me awake at night! My DH works away a lot and managed to avoid my massive to-do list last time he was home, so I'm stressing about the state of the garden. Does anyone know if the Estate Agents will let you send them additional photos?

I'm sure the EAs will let you add photos, it's all digital, so easy. Usually they are very good at taking photos and advise moving things to a non photo room.

Don't worry about the garden, it is a must to be in the photos, but all gardens look their worst at this time of year. Should you not sell by flowering time, get some new photos done. Good luck!

Thanks JT05 I will be frustrated whatever they turn out like because I'm in a rush. Tho if I put it off til I was happy, they may never get done, so I'll just have to suck it up! The garden issue is more that there is tables and things that need moving, but I can't move them by myself. I suppose if the EA thinks its that much of an issue he may offer to help :)

When our photos were taken they had us move a few things and took pictures of the rooms from different angles to get the best shot.
We stayed tidy but gave up being viewing ready after a couple of months.

JT05, that's great news. Didn't realise I could request an exchange date. Need to cancel sky and telephone and set up at the new house but am reluctant to do that without the contracts being exchanged and it being a done deal.

Small: our garden looks surprisingly good in the photo we've just had taken. It looks quite crap in person, but it is February. So you might be pleasantly surprised.

Hey so update on my open day. The guy who offered me 223k is nowhere to be found. We had one offer of 220k (so 5k less than our previous offer). He originally offered 218 but the agents said no way as it's on for offers over 220k. I'm not sure what to do. I think we need to accept because we are scared to lose the other house.

Would £220k be enough for you purchase? If it is, I don't think it's worth agonising over £3-5k.

Great news JT05. Thanks Row and Stepaway, EA has been, photo's taken for better or worse. He's taken one of the garden, but said I can send him an updated one in the future if necessary. Bloody knackered now tho, the kids got up this morning and asked if they were in the right house!

Clocks, I have no idea what I'd do, I'd like to imagine myself to be a cold hearted seller driving home a hard bargain. But in reality I'd probably fold at the first whiff of conflict.

Had a second viewing today and also another viewing....the second viewing made a stupid offer £150,000 less than asking price!!! Er no.
