Please come tell me the cost of your extension

I have seen a house but we would need to add an extension all the way across the back of the house. It would be a kitchen / lounge looking across the garden.

Things I might like would be bifold doors, engineered wood floor an lovely cooker and hob.

Thanks I thought if you all told me I might get an idea. I am thinking maybe budget £30k for the build then save for the nice bits and don't mind if it takes a while to be perfect?

Our architect told us to budget £1k per square metre and that was roughly right. We're in the north though. That didn't include kitchen, flooring etc.

Mine was a teeny kitchen extension but worked out around £1600 psqm. That was for the shell, first fix electrics (bare wires waiting for sockets/lights/cooker RCD etc) first fix plumbing (pipes in right place) and plastered out.

I would budget £1500 foundations are always an unknown so builders like to cover themselves. My house is on a slope so there was a lot of digging our as I had slab foundation rather than strip and the garden needed levelling off.

Then the kitchen fitting bit is the how long is a piece of string. Mine was from Ikea so a bargain, but I shopped around for worktops, tap, sink, appliances, flooring etc.

Just to add, if you are short on funds don't compromise on stuff. Get the shell of it up and do what you can when you can.

We had a single story L saped kitchen diner extension last year which also included knocking through between 2 of the existing rooms. The cost was about £50k excluding floor, bifold doors, decorating and furnishing, but including electrics, plumbing, decking and a new fence and gate. The kitchen was about £15k, engineered oak floor (59 square meters) was £3.5k, bifold doors and matching windows (powder coated aluminium) were about £7.5k. So about £75k...

Two storey side extension, which would add a. Master bedroom and ensuite, another bedroom, kitchen, playroom and utility. 96k with out kitchen/bathroom and flooring, we are also in the North.

We had an L-shaped single storey extension done last year. We're in a semi and it goes all along the back of the house and out at the side too on a level with the garage. We borrowed 50k for it. Actual build cost 38.5k. Included 2 lots of bifold doors and 5 velux windows. The rest went on the kitchen (Howdens - builder fitted it) And appliances (fancyish induction hov, double oven, great dishwasher, new fridge and freezer.) and then the flooring (laminate throughout.). Oh, and downstairs loo and sink. And new combi boiler and new piping for that lain.

We compromised on work tops - would have gone for granite or Quartz but had to make do with wood block effect laminate and you know what - it's more than fine! Modern laminate worktops look really so much better than ones from years ago.

Made a mistake buying laminate flooring from Howdens. It's really shit quality and damagd already, whereas the previous stuff we had down for 10 years (quickstep) had hardly a mark on it, and it had gone through toddlers banging It and using ride-ons on it etc. Builder recommended the howdens stuff, and I regret listening to him - should have got Quickstep. I am happy with our Howdens kitchen units so far though.

It's amazing how your money can disappear so fast. Our alterations also gave is an extra sitting room and I had envisaged doing that up to be my own little snug with new carpets and decor etc but we just ran out of money.

L shaped side ,single storey extension, quoted at £40k, ended up £55k as had to have deeper foundations due to tree roots found at digging stage, a new steel that wasn't included in original spec, plus we decided to turn garage which was also being rebuilt from scratch into a bedroom for my father who became ill part way through build and wanted to be able to provide respite care for my mother. We put in Howdens kitchen which cost us less than £1,500 due to knowing manager of store and getting enormous discount and it was a lot of kitchen. We never did mange to stretch to the granite work surfaces I dreamed about! We also forgot to factor in the relaying of the patio and had no money left so DH was very put out and got a very sore back relaying it. It still wobbles at the edges ;) That was 7 years ago and in SE London. It was worth it though.

We saved money on skips (as well as being environmentally friendly) selling old windows and doors on eBay etc, it is amazing what an old double glazed door with cat flap will go for too!

Prices in London have gone up insanely in the last 5 years. What we got 4 years ago is now being quoted as 50% more expensive. I know because our neighbours are getting quotes for what we did. Another friend has been getting quotes and they have been astronomical.

A 4m x 3m extension build cost appx. £26000 last year in the east of the country. We had a few other bits of internal building works done to brick up a doorway and open up another doorway, plus a downstairs shower room added. Kitchen, worktop, Kitchen fitting, appliances, flooring, shower, tiles, tiling, patio, electrician, plumber, took it up to over £50,000. We'd budgeted for around £44,000. We're still scratching our heads wondering how it happened but I put everything on a spreadsheet and everything is accounted for. Labour and materials just aren't cheap anymore.

It depends where you live. SE England, we are budgeting about £100 grand for kitcgen/diner/study or 4th bed with ensuite. Other areas might be loads cheaper.

I should add that we had put aside 20% on top of the quote for contingency. It's possible they uncover some horror that needs more attention than they thought.
