My parents REALLY need to sell their house - I have photos

I've uploaded all the photos onto my profile

They live is a largish Norfolk Village/smallish town (Post office, small supermarket, Fish & chip shop, 2 pubs, 2 churches, Good Junior & High School)

I think the bathroom is a bit of a problem (only a shower) & the layout is a bit odd

Any suggestions to make it more saleable?

TBH, I'd declutter by removing a lot of the furniture in the sitting room/conservatory, move the dining table in the conservatory so it stops blocking the flow, and just tidy up/remove the plant on the front of the house.

Apart from that, its a nice house, so saleability is going to come down to price I'm afraid

I can see it- they need to get rid of all their 'bits'- especially in the lounge- it looks a bit cluttered.

PM me a link. I think Norfolk is very odd tbh. Some villages (mine included) take ages to sell, wished I had realised that when we bought.

I was talking to someone else the other day - her house took 2 years, just because it did.

Did I get an e-mail from your daughter (meant to ask before if it was her) - haven't bought my tickets yet!

I guess only having a shower could be a problem but would see that as the new owners discretion to change if they wish. Rather than something your parents need to address if they need to sell quickly?

Overall, I think it's very presentable. Obviously clean and tidy Smile

If I had a couple of pointers it would be that-

  1. The layout of the living furniture looks odd (to me). Too angular? A bit less personal "clutter" may work also. Any way of repositioning the table in the middle of the floor? Just stops the "flow"
  1. The bedroom look a little drab (sorry!). I'm sure the bedding is of a delicate lemon colour but looks stained in the pic. Perhaps just a change of bedding and a freshening of the room.

Garden looks fabulous!

Well, I think it is fine Katymac - seen them now. I don't buy into too much decluttering myself Wink, it is a family home and that shows.

If you could have seen the state of my house when I bought it you would be shocked. I don't expect people to live in a bare ish place at all. Most wise people would see past someone else's things.

Honestly, I think your parents house is absolutely fine as it is. It isn't a show home full of stuff bought for the job, it is their lovely home and that shows.

Every room has a purpose, garden is lovely, looks really well taken care of - I think that it is just one of those things and that they have to wait (hard I know) for the right person to come along.

My friend has just sold her house after three years on the market - nothing wrong with it, it just took that long.

Are they the photos an agent has taken?

I agree that they should remove some of the furniture from the sitting room, put some pots of flowers in the gardens and have new photos taken.

I think new photos with the garden in bloom, maybe trim the furniture out in the lounge & swop the dresser in the conservatory for the table?

Now I just need to persuade them

They haven't taken a photo of the mini office in the hall by the downstairs loo

I don't think you need to do anything. The house is spotless, in good condition, nicely decorated, immaculate garden.
It should sell very easily.

It is lovely as it is KatyMac - rural Norfolk is just an odd place imo, they should enjoy their home as they want to until the right person comes along.

I think it looks fine. Too much decluttering looks clincial. Its a home.

The lack of bath would be my only issue and therefore the price would have to reflect the fact I would want to rectify it.

Its a lovely house and quite saleable I would have thought.

Also, some people (my parents for instance) don't want a bath so I wouldn't do anything about that. Changing a shower for a bath doesn't cost much and shouldn't make that much difference.
