Where to live in London with a good budget? West, South West, North London?

I would really appreciate if you talk to me and help with your opinions as my head is exploding already.

We are trying to decide where will be the best place for us to buy house.

I am completely city girl and love London with all my passion. My husband is a country boy, grew up with aches of land, huge country house and horses so a compromise needed :)

We both do not need to commute every day to work as I am a freelancer and hubby either has meetings all over the world or in central London very occasionally. But we both love theaters, museums and just general going out in the center of London. I also have a hobby in central London which I would like no to give up and it involves that I am coming back home on a last train about 1 am.

Originally we were thinking maybe some nice area outside London in the countryside with good and quick connection links to the city. We were considering Cross Rail links and places around Maidenhead, Reading, etc. as husband could have a big country house with land over there and I could get easily into Central London.

Now we decided that would be nice to stay within London but we can not decide absolutely anything about areas.

In North London we like Hadley Wood, Monken Hadley and some places between High Barnet and Stanmore but it seems so far to get to the center from there.

We also went through the stage where husband agreed to buy something right in the center like Westminster, Victoria, Kensington but I do not think he will be happy there as he loves to be near some sort of greenery, live in a house rather then a flat, have a garage and garden.

Then we were considering Ealing as there are some roads with very big houses over there (though many converted into flats) but I read about schools and released (maybe I am wrong) that schools could be much better. And I also think we would have one of the best houses in the area which is not ideal (as a saying goes it is better to have a worst house o the best street rather then a best house in the worst street). Apart from that we love the area.

Now we look at South West London. Start looking for houses in Richmond but around the station (15 mins walk) I can not find pretty much any detached houses.

What would you say, who live maybe close by, about Sheen, St.Margarets, Mortlake,Barnes ect. I am a bit scared about commute from there. The same about Ham. But soooo nice around there everywhere.

And noise from planes also is not very appealing. But neighborhood is very pleasant, affluent, huge park near by where we can walk, cycle, etc. and schools are fantastic!!

Closer to Kingston there are lots of suitable houses but I think it's too far and too villigy for us.

Then I came to Wimbledon. Wimbledon Village seems very nice area with very good transport links but I read village itself is very very small and lots of parts are very noisy. And what about Tooting nearby and some other not very pleasant parts?

Seen some houses not far from Putney as well (not close to the station though)

And again looking at the prices of the houses and what you get for that..... maybe it's better to go back to Cross Rail links...... or maybe not......

Walnut I love the Lido! Enjoy cooking, so all the Sri Lankan and West Indian supermarkets are a joy - always want to laugh when I see the pitiful packets of coriander at Waitrose in Balham. I've a soft spot for Morden Hall Park too.

Chez Bruce is five minutes away in the opposite direction but dull as Grin.

thesaurus yes, I go to stock up my spice cupboard and get wonderful mangoes by the box.
Jars of cashew curry and frozen Indian bits and pieces .... I find out what they are after I've tasted them!
I don't know Morden hall park, looks like I've missed a trick.

Hover, I was thinking St George's Hill. It's a bit of an odd place but all my clients who live there adore it, and the OP's husband would have his grounds whilst she'd have the fast links into town.

LaLa Dsis and DSIL love Northcote Road; our family certainly fits the local stereotype.

My parents recently retired to Surrey after 30 years in Manchester and they're like pigs in shit.

Silver that one is gorgeous & there are lots of very expensive shops in Richmond too. Op's husband can catch the bus to Richmond station if he doesn't have a driver. Easy walk down to the river, ideal if German as the German school is just there but I think the OP sounds Chinese.

More than 25 acres is exempt from inheritance tax?

All worked farmland qualifies for agricultural relief (the inheritance tax exemption). It's just not considered economical to run a farm that's less than 25 acres (though most real farmers think 50 acres is still a smallholding). You can lease the land for grazing or paddocks.

I really want to know what hobby the OP does that won't allow her to get home before 1am once a week Blush.

No or v little airline noise in Blackheath.

It's a bit under budget but has a rather large garden and a pool. Not on the tube though that's 10 mins by car but it is 5 mins from trains to Charing Cross every 10 mins or so. Good private schools with lots of international children locally, Dulwich is a quick hop for second level as are schools in the City or weekly boarding in Kent

Weybridge is what my late father used to call "the gin and jag belt." It's hardly cosmopolitan, although there are a lot of Americans there, due to the proximity of the school at Cobham.

I am still here if somebody lost me. Didnt appear on forum as it was absolutely crazy period with work so didnt have even a chance to think about a house.

Last few weekends we spent in Putney, Barnes and Wandsworth Town areas and planes were so noisy there and absolutely non stop. as before we were seriously considering Barnes.

Sadly loooking at the new map of plane pollution noise all West London will be even more affected and very badly then now.

Really a shame as West London is lovely.

Maybe will have a look houses in Totteridge in North London. It seems like hubby will be very happy as it gives very country feel, very leafy street, big proper houses. Hope schools are good although some good schools seem to be a bit far or a distance from the village. And for me it is 35 mins away from Central London on the tube wgich is not bad.

Planes vary their paths. Did you just get an unlucky hour or two? Tons of people live in sw and west London unphased by planes?

Tons of people also complain about noise ;) if you read lots of reports about it. But I am not denying that it is absolutely lovely areas.

Planes paths are pretty much the same 80-85% of the time and the noise from them due to the wind in UK (it only blows in one direction most of the time) if you look at ANY plane noise pollution maps and do not forget about new runs from Heathrow that will affect more areas in London very badly.

Any disadvantages about Totteridge apart from prices?

Plane noise is awful in SW and west London. My parents moved from SW London 40+ years ago because they couldn't bear it! I'm in a bit of SE London which is under the flight path and this last couple of weeks have been appalling for noise, we are regularly woken before 5.

In NW London you could try Pinner? And in SE London you could try Dulwich village, the planes aren't so bad there.

Well....Pinner is very far out of town for someone that loves the city, very suburban, not London as such. Dulwich village is small and quite smug and overpriced despite having no tube station and being surrounded by quite grotty suburbs.

I take your point about plane noise. Totteridge is very cultureless, well, not entirely.... The culture there is materialism and competetive oneupmanship.

Riiight. I guess you don't know either area particularly well! Pinner is in a good train line into London and the City. Good state schools. Easy to get out to the countryside if you want. Dulwich is pretty, has the kind of houses the OP's DH likes, good state and private schools. About an 8 minute walk to either West or North Dulwich station. I live in one of those grotty 'suburbs' that are so awful a 3 bed terrace can be worth over £1 million.

This won't contribute to the thread whatsoever (sorry OP!) but having clicked on just about all the links in this thread, I am gobsmacked Shock !

I'm looking at houses priced approx £6M and is it just me ? What I mean is... I cannot get over how ghastly some of the pictures are! This is not jealousy or sour grapes because I don't have that sort of money, but pure amazement! (I hasten to add there were a few gems in there, houses to die for)

But some of them are crimes against interior design! I know you are buying the house not the curtains but some of the mega expensive houses I'd feel put off just looking at because of the pictures.

Soooo many swirly carpets and rugs, horrible pine, even ghastly murals on the wall (one bathroom had a scene from Italy that looked hilarious!). Cluttered with books, dreadful decorating choices, flourescent yellow walls, godawful furniture etc etc. It just goes to show that money can't buy you taste! There was a £6m house I looked at where I can honestly say I prefer my new bathroom I've just had done, to the one in the picture (and I don't live in a house that costs a fortune!)
Even that house of the famous person (India Hicks) had a tiny patio with loads of weeds coming up through the paving stones... why??
