Where to live in London with a good budget? West, South West, North London?

I would really appreciate if you talk to me and help with your opinions as my head is exploding already.

We are trying to decide where will be the best place for us to buy house.

I am completely city girl and love London with all my passion. My husband is a country boy, grew up with aches of land, huge country house and horses so a compromise needed :)

We both do not need to commute every day to work as I am a freelancer and hubby either has meetings all over the world or in central London very occasionally. But we both love theaters, museums and just general going out in the center of London. I also have a hobby in central London which I would like no to give up and it involves that I am coming back home on a last train about 1 am.

Originally we were thinking maybe some nice area outside London in the countryside with good and quick connection links to the city. We were considering Cross Rail links and places around Maidenhead, Reading, etc. as husband could have a big country house with land over there and I could get easily into Central London.

Now we decided that would be nice to stay within London but we can not decide absolutely anything about areas.

In North London we like Hadley Wood, Monken Hadley and some places between High Barnet and Stanmore but it seems so far to get to the center from there.

We also went through the stage where husband agreed to buy something right in the center like Westminster, Victoria, Kensington but I do not think he will be happy there as he loves to be near some sort of greenery, live in a house rather then a flat, have a garage and garden.

Then we were considering Ealing as there are some roads with very big houses over there (though many converted into flats) but I read about schools and released (maybe I am wrong) that schools could be much better. And I also think we would have one of the best houses in the area which is not ideal (as a saying goes it is better to have a worst house o the best street rather then a best house in the worst street). Apart from that we love the area.

Now we look at South West London. Start looking for houses in Richmond but around the station (15 mins walk) I can not find pretty much any detached houses.

What would you say, who live maybe close by, about Sheen, St.Margarets, Mortlake,Barnes ect. I am a bit scared about commute from there. The same about Ham. But soooo nice around there everywhere.

And noise from planes also is not very appealing. But neighborhood is very pleasant, affluent, huge park near by where we can walk, cycle, etc. and schools are fantastic!!

Closer to Kingston there are lots of suitable houses but I think it's too far and too villigy for us.

Then I came to Wimbledon. Wimbledon Village seems very nice area with very good transport links but I read village itself is very very small and lots of parts are very noisy. And what about Tooting nearby and some other not very pleasant parts?

Seen some houses not far from Putney as well (not close to the station though)

And again looking at the prices of the houses and what you get for that..... maybe it's better to go back to Cross Rail links...... or maybe not......

Already suggested but what about Dulwich?

West Dulwich station goes to Victoria, schools are good and Dulwich park is lovely.

What I said doesn't make sense, sorry. I mean I know only of it by name because of the tube station "Totteridge and whetstone' but never heard of anyone living there or aspiring to do so.

How about Hampstead/Highgate? Loads of greenery and quick to the centre. This place is just beside Hampstead Heath

What about a house in the beaver estate in between balham and tooting? Massive houses and v close to tooting common and Wandsworth common. Plus a short drive to Wimbledon common etc. schools around the area are mainly outstanding.there is a great community around this area with lots of delicious places to eat. Very family friendly.

Seconding Harrow on the Hill - the train lines gets you to Marylebone in about 15 minutes. Houses on the hill are gorgeous

marilynmonroe, heard lots of bad stuff about Tooting.
GwenStacy, friend used to live in Harrow-on-the Hill. Said that sometimes it's quite difficult to mix in and children sometimes also excluded if you are not from Indian community.

I can only recommend the two areas where we have close family living in homes of similar budgets: dulwich and St. John's Wood. Your money will go further in dulwich, a detached house in St. John's Wood could easily be £7m plus.

I have lived in and around all of Richmond, St Margaret's, Barnes, Putney and Wimbledon. I never had a problem with plane noise in these areas, although I think it depends on your exact location. There's a lovely "country pub" in Sheen near Richmond Park where IMO the garden does suffer quite badly from the planes and I do notice it there. I also noticed it while viewing another house in Richmond.

I would really recommend these areas though in general - lovely places to live, very green and relaxing and the commute to Central London is fine especially if you're not doing it every day in rush hour (which I am and I survive!)

I didn't find that about Harrow at all! I made a fair few friends in the year I lived there (before being very aggressively priced out!) and would move back there in a flash! I couldn't afford the Hill, but spent many a lovely afternoon up there

Hers my dulwich pick (though needs renovation, you will have money left to do it) which is right in the heart of the village.

Dulwich has a wealth of private schools (dulwich college, alleyns, JAGS etc) to choose from. I'd have to ask my mum about the St. John's Wood schools, they moved there after I'd left for university so I'm not familiar.

I can't stand plane noise, it's been plaguing me in Fulham and Richmond is worse.

I'm sorry your head is exploding with options, OP. For the many people who don't have 5-7 million pounds, who want to live in the areas they grew up in but can't come anywhere close to affording it... Well their heads are kind of aching too. I know I'll get flamed for being unkind, but seriously, a bit if tact and perspective wouldn't go amiss.

I used to live in Richmond and I loved it. The noise never bothered me - I think you pretty much get used to it.

For your budget I'd go to Kew or Barnes and buy membership to either Kew Gardens or the wetland centre. Lovely! Barnes is less well served for late night transport, but I presume you're well off enough to fork out for a taxi from hammersmith if you have that kind of budget (not meant to be snarky).

Come back and show us the houses you're looking at - I love a bit of property porn!

Primrose hill though no good state schools. That would be our top choice if schools no object. Otherwise Hampstead Heath and Highgate would suit you.

If you have 5-7 don't go out to places like Stanmore! You could something wonderful in Dulwich without being too much 'the big house' IYSWIM.

Yes true you could be somewhere closer in than Dulwich for that money. I'd go for Primrose Hill if I were you.

Elle Elle Elle. You seem to have an amazing budget so tooting is far too cheap for you! I live in tooting and love it. We have an active community, fantastic schools and real diversity. I can't say a bad word about it. Not sure exactly what you have heard about it.

You are v lucky to have such an amazing budget. That's like property porn to meGrin!! Good luck with your search and do let us know how you get on!!
