spickle I absolutely cannot fault our solicitors. But I know the overall bill is going to be in excess of £5000 for the sale and purchase.

My only problem this evening is that I couldn't get the cork out of the champagne - but have now Grin.

I commiserate, congratulate and encourage you all. If I wake up early tomorrow I will review the thread and do a little summary of total participants, no. exchanged and no. completed.

Meanwhile I have a lot to organise. Oh shit!! Catteries to book, movers to book, utilities to sort (anyone closed a Virgin account due to moving when the other end has Sky and it would be easier to switch to that?). I started a spreadsheet earlier and it had over 40 essential entries.

Why of why does work always get in the way of these things?

Great news Beaufort.

Our date has slipped. FFS we were always working on May 29th completion and today the developer has said build will be completed by Friday but legally they can't complete until 2 weeks after build completion. Why this hasn't been mentioned earlier I don't know. Add in that they think they have done the extra tiling we paid for in the wrong plot Hmm and I'm not impressed. Have had to rearrange holiday at work and apologise to the people who are storing some of our stuff. I also can't get the day off that they want to complete on or the Monday after so now expecting to complete Tues 9th June.

Anyone know if it's possible to complete at a weekend? I am presuming not but the money gets moved the day before apparently Confused

Beau - we will be doing similar with Virgin so hope it's easy. New house is set up for Virgin but Dh will be able to get Sky free so a no brainer really.

Brilliant news BeaufortBelle! You must be relieved but also aware of how much there is to do before completion!

Benjiman6 Your solicitor will send you an Account Projection (i.e. an estimate of costs) and then a Final Account where you will see all the figures for the amounts coming in and needing to be paid out. The solicitors fee will be included in this and they will let you know how much they need from you when they know what will coming in from your sale (if there is one), the mortgage offer (if getting a mortgage) and the deposit. You can probably ask for an Account Projection now which will give you an idea of the probable figures.

We sold a few days ago and are looking for somewhere to buy. Made an offer but has been refused, it was stupidly low. EA says they want £25k more. £10k we could do and could do more if it didn't need so much work doing - all the windows, electrics, kitchen, bathrooms. But we don't want to have a really high mortgage and no holidays for several years as all the spare money is going on doing it up. So we continue to look. Our buyer is in rental. EA said to let them know who our solicitor is but I don't want to incur any costs until we've found somewhere to buy as we might not find somewhere before our buyer gets bored of waiting. What do you think? Will the buyer wait to start searches etc or want to get started? How long do you think we have?

spickle thanks I am transferring cash for sale tomorrow in the hope we can exchange and complete on Friday [was told it would be refunded if it didn't happen and it was my idea to do it so there is no hold up. ] no other money going in as I have already sold and cash in bank. do not want something like solicitor bil holding things up . trying to foresee any problems. Have already paid so much up front as well.

cheminotte you could look for a solicitor on a no sale no fee basis. Your buyer's solicitor will wait until your solicitor sends them draft papers. This includes contract, fixtures and fittings, title documents, property info form. Since your solicitor has to get some of these documents completed, signed and returned by you, it will take some time anyway. Fees which could be incurred at such an early stage are Land Registry costs (£3 per document), so not too onerous and might be included in their costs rather than charged separately. The transaction will not start until the buyer's solicitor receives draft papers so there is a possibility your buyer's will be hacked off pretty quickly if you don't instruct a solicitor soonish. The buyer cannot start searches until draft papers are received by his solicitor.

cheminotte I am in same position as your buyer. I have waited 4months in total and this week I said no more. so I would say 3/4 months in total before they will insist on completion in my view.

yes everything done hopefully just a few questions that sellers solicitor needs to answer about SIM [WHATEVER THAT IS] against the plan and copy of agreement of when land was sold before the house was built. oh and something about a vacated legal charge so solicitor was asked about this a month ago . fingers crossed we can exchange and complete on same day. Friday hopefully

BeaufortBelle - that's fantastic news! I'm so pleased for you. Enjoy the champagne and sleeping soundly again.

I understand that solicitors are busy but in my case, calling really did seem to hurry her up! I realised that she would often say 'I'll contact you when xxz arrives' but she didn't. Calling was a good way to make sure it didn't sit in her post pile for a week Hmm.

benjiman6 Search of the Index Map (SIM) - to establish whether a piece of land is registered.

Sincerely hope that it is (and registered to the seller) otherwise there will be further delays....

spickle is that the same as the land registry as I know that its not as the house has never been sold since it was built in 1966 . think they didn't do it then or something like that as I had to fill something in to register it when I own it.

Yes Land Registry benjiman, sounds as though it may be unregistered if the house has not been sold for nearly 50 years.

Hope everyone else's goes smoothly from now on.

We are still banking on the 22nd June for completion but as it is a new build, not finished yet, I'm assuming things could slip somewhat. Although 22 June is the date on our contract - does that make a difference? Can they delay? We have actually said '22 June or before'.

I have bloody boxes everywhere but no motivation to fill them.

Benjiman. Does your solicitor think the boundary may have shifted over time? Sounds as though it's suspected that part of the land being purchased has already been registered as part of neighbouring land, or that the extent of the property differs from what is shown on the deeds. Also, is there an access road over which rights are needed but not granted?

no spickle I know the property well its exactly the same as it was when built. the wording was the SIM was carried out on the property not the land . if that makes sense

Benjiman - Then they are checking to see if anyone else has any rights over the property. Hopefully all will be fine.
