Need advice. Really upset by landlords behaviour

In a 12 month fixed term agreement which runs out on 12th march and go into a month by month contract.
In the Summer (when my baby was 2 weeks old) I was advised the landlord is selling the property. I explained my situation and said not only will i find it difficult to accommodate viewings with a newborn but we are halfway through a fixed tenancy so he cant.
A week after xmas i get an email saying the property will now be put on the market and two months notice will be given after my fixed term runs out.
Im devastated as i love my home and my kids are in the local school not to mention i have a fitted kitchen and bedroom so will have to fork out for new.
Letting agents emailed last week. Said landlord will be coming on monday to take pics. I was away at the time and said its wasnt convenient.
Just received another email( 5.30pm today ) saying the landlord WILL be coming this monday morning at 10am bringing with him several agents and can i make the house presentable?
I responded saying Monday wasnt convenient (its my bday and ive planned a day out) but the next day was.
Ive just received a email back saying -

Sorry it's going to have to be Monday as it's all booked in with the agents. The landlord left it last week as you were away but cannot change it again.

The landlord wants to keep disturbance to a minimum and will work with you as much as possible but is only required to give you 24 hours notice to enter the property.

Surely i have to agree to this first??
Also if he sells the property do i (as i tenant) go with the sale?
Fed up of moving house every 3 years

It is pretty common to give the notice to quit whenyou enter into the fixed term agreement so you should carefully check that. but then your agent sounds like a bit of a dunce.

I emailed twice yesterday explaining he had no right to enter without my permission however I can offer any other time this week. I emailed again this morning asking for a response and nothing.
Also found a scathing review online about him too

Ok he's come back and said they have keys and can enter as they wish as long as they have given 24 hours notice. He said they are now considering enforcing the sec 21 notice to gets out however if I play ball they will keep me on till they complete

I'd tell him if he comes in I'm calling the police. It could be months before they complete. You are not there to facilitate the sale of his house.

Tell him that is not true. Pull out your tenancy agreement and read it back to him.

Ok.
Ive reiterated the enjoyment of peace act . I said I genuinely couldn't help not making the appts and did offer the next day.
I said if he would like me to accommodate viewings keep the house presentable then I would like to request a reduction in rent.

I told him ive seeked legal advice over this.
I've think he's bluffing about ending the tenancy before a sale. He trying to scare me

I was sharing the information from the time when i did have to hire a solicitor to deal with a LL. I am sorry if that means wasting her time or yours.

I told you so. I doubt he is bluffing, I saw this coming a mile off - I'd be pretty surprised if they didn't serve the s21 Notice now. You've indicated you might be a pain in the arse to get out, so they're going to want to start the process sooner rather than later now. If you wanted to stay in the property for as long as possible then you really have cut off your nose to spite your face.

The writing was on the wall for staying there, anyway. Start finding another place to live. As for him, fuck him. No viewings, no shit. He can be sat with an empty house he wants to sell.

Anytime we had a private let where the LL put it up for sale we handed in notice asap rather than put up with their viewings and shit. One wanted to do photos and I said sure, the place was already full of boxes and half-taken down furniture.

We had one ask us to 'show them around'. How I laughed! We changed the lock barrels, too, the second they announced it was up for sale. Saves cheeky fuckwit agents 'popping round' unannounced or when we were out at work. Yes, we did have them knock more than once. 'We were just round the corner with some potential buyers and thought we'd pop round.' 'You thought wrong,' from behind the door. 'Arrange a time or wait till we are out in X weeks.'

The tales on here could spin your head!

One poster and his wife were thankfully up and dressed, having breakfast at 9am on Sat. when an agent sent a viewer in with a key.

You know you have to move when your tenancy is up, in less than two months.

You are not going to get anywhere.

I was in a similar situation a few years ago, paid for legal advice, and was basically told there was no point being difficult just to enforce some sort of control over the situation.

Landlord wont give a damn. He has dealt with lots of tenants like you, to him the property is an investment, and the sale a business transaction. To him, you are just a difficult customer and he will just a make a phone call to his lawyer, let the lawyer deal with you and forget about you.

You are forgetting that houses so not sale quick where I am. He could have this house empty for month and months. Also the fact the sec 21 isn't valid.
I don't like being bullied all because I couldn't make their appt.
