Need advice. Really upset by landlords behaviour

In a 12 month fixed term agreement which runs out on 12th march and go into a month by month contract.
In the Summer (when my baby was 2 weeks old) I was advised the landlord is selling the property. I explained my situation and said not only will i find it difficult to accommodate viewings with a newborn but we are halfway through a fixed tenancy so he cant.
A week after xmas i get an email saying the property will now be put on the market and two months notice will be given after my fixed term runs out.
Im devastated as i love my home and my kids are in the local school not to mention i have a fitted kitchen and bedroom so will have to fork out for new.
Letting agents emailed last week. Said landlord will be coming on monday to take pics. I was away at the time and said its wasnt convenient.
Just received another email( 5.30pm today ) saying the landlord WILL be coming this monday morning at 10am bringing with him several agents and can i make the house presentable?
I responded saying Monday wasnt convenient (its my bday and ive planned a day out) but the next day was.
Ive just received a email back saying -

Sorry it's going to have to be Monday as it's all booked in with the agents. The landlord left it last week as you were away but cannot change it again.

The landlord wants to keep disturbance to a minimum and will work with you as much as possible but is only required to give you 24 hours notice to enter the property.

Surely i have to agree to this first??
Also if he sells the property do i (as i tenant) go with the sale?
Fed up of moving house every 3 years

Are you being deliberately obtuse? it's their house. They can do what they like with it and they have. As a result you are going to be in a much, much better position security wise.

Northern, OP has been in the house three years. She's allowed to be upset that she's going to have to find somewhere new, especially as the agent lied to her about having to accept viewings etc.

He said no. He wants his rent. I haven't got the money to pay it now so don't know what I'm going to do

Ahhh!!! The letting is so full of shit!!
He's told me the house is not even on the market yet !! It's been on zoopla since 6th jan!
He saying they would only honour it if the house was on the market but it's not because of access problems.

He said he's going to enter next week for a pre inspection whether I like it or not now and will not respond to anymore emails.
He said the zoopla advert was a favour for a friends and it's not been actively marketed

Nolim I presume she means he said no to letting her have the last month rent-free in exchange for the inconvenience of having the house onto market. This was something he mentioned some time ago. Frankly, OP you have now got a council house to move into. You need to devote your energies to moving and looking forward to the new house and forget about this LL. Do you really care if he comes around next week for an inspection? You're leaving! Let him do whatever he wants and count down the days to departure.

On email is in writing. Putting it on Zoopla for sale is advertising it for sale. Whether it has been actively marketed or not is neither here nor there. It seems your LL is adopting an attitude of 'head, I win; tail, you lose'. OP, just ignore everything and concentrate on moving to your new home. I wouldn't pay anything more to the old LL and instead ask for your deposit back.

Take a screenshot of the Zoopla listing; preferably one that shows when it was added.

Tell the agent to sod off, quite frankly, they can't come round as they will be breaking the law and they won't be helping the LL one iota. I'd email the agent that and cc the LL if I were you.

Unless I am very much mistaken, it doesn't matter what is actually written in your tenancy agreement as the law states that you are entitled to the 'quiet enjoyment' of the property you rent. Unless it is an emergency, your permission is required in order to enter.

You said it was a 'pre-inspection' so presumably to see what might need doing before it is re-let and maybe to advise you what you need to do before you leave so there are no deductions from your deposit?

Our tenant asked what was expected so I arranged to meet her at the house, had a look and advised her. There was then a check out when the tenancy ended.

I don't know wiggly because I never received any info.

Yes he said he wants to look at what needs doing but I really want to be here as I don't trust him.
He's not having it and said he will come in Tuesday ( when I'm at work ) whether I like it or not .
