Where would you spend a million in London?

I have NCed for this. Would love some ideas/MN wisdom. if you have a budget of a million or thereabouts and wanted to buy a family house in London for a young family of 2 young girls where would you look? Can budget for independent school. Have been looking West but wanted some new ideas thrown out. Happy to go pretty urban... Too suburban would probably put us off.

But more I would love to here where YOU would go (or already are) and why. Need reasonable access to town for daily commute (West End/City). We have lived all over (but not with children, and now moving back from abroad)

Crystal Palace is lovely, good transport links to central London, lovely huge park, nice little pubs and restaurants. You'd get a lot for your money as well:

Do you have any other parameters/requirements? I think it depends on how 'up and coming' you want to go. Just bought a house in Bow for a bit less than you're taking about and it's great - brilliant transport links, near Victoria Park, nice gastro pubs, etc. It is also though in many ways quite a poor area which I'm fine with but it's not for everyone.

Victoria Park (Tower Hamlets side is cheaper than Hackney side and close to Mile End tube for fast commute into the city & West End). Very buzzy, lots of cafes, green space, always changing etc.

Ok, how much room do you need? I mean both number of rooms and square footage? You want a house, do you also want a big garden? These facts will massively impact where you can live well, and not just exist in a cramped house.

Clapton! You'll get an amazing house for £1m in the area just before Lea Bridge roundabout. Beautiful. Proper regeneration going on. Mossbourne just around the corner plus loads of other outstanding secondary schools. Still slightly edgy, but ace London and brilliant community spirit. Have been here for ten years and wish I owned a £1m house, I don't, but bloody love it.

Sydenham lovely up and coming area. New trendy cafes opening daily on Sydenham high St, good transport links, crystal palace and Mayow parks. Dulwich independent schools or Sydenham high. Some good state schools too.

Sh*t you lot are good.
Psychologically we don't feel ready to live outside of a city as yet. The house would be for 5/8 years so taking our DDs to about age 8 and 6. Ideally 4 beds but fourth could easily be a box room. i think we need minimum 1300q ft. plus outside space. a courtyard garden would be fine is we were near a park but i think a roof terrace wouldn't quite cut it.

I need to explore Peckham/East Dulwich/Forest Hill and Hackney more. I want to feel safe but am very happy with edgy...

Ok, then I'm recommending herne hill, Putney (may not be in budget) or Southfields. I don't think richmond is going to be within budget. East dulwich if you want more lively high street, sydenham if you want more space ie square footage. The houses in the thorpe conservation area have the lovely features and prices are dropping (a house at £1.25 million was offered to me for million flat, but we bought in Dulwich in the end)

I have a friend who used to live on that road, in a house identical to that.

They are AMAZING inside.

There ain't a park for miles though eh? Would I be the most selfish mother in the world to move my babies there. Relatively central but I don't know Camberwell, I have good friends in Stockwell but without kids...

that's a proper busy road in Camberwell - lots of ambulance sirens as they bomb down towards KCH.

Yes some beeeeautiful roads in Camberwell OP. Look out for Camberwell Grove in particular if you want Georgian loveliness on a gorgeous road. Very urban but lots of good stuff going on.

Kentish Town, towards Gospel Oak/Dartmouth Pk. Hampstead Heath, a Highgate Woods, another park but the name escapes me near Highgate Cemetary. Lots of indecent options but also good state schools. Zone 2 - 45 min max commute, prob far less.

Oh god, not dodgy AT ALL - it's as close to Central london as possible for a house at a million. Seriously it's 5 minutes walk to kings cross, 10/15 minute stroll to Brunswick centre, hugely expensive houses, lovely, lovely Bloomsbury.

You couldn't get any closer if you really want a house. If you want London and not burbs there isn't closer for a house (but do think about what Mrs de vere said about flats - you could get a great one on the south bank itself for that money)
