Where to live in London?

Hello

Looking for ideas of where to move to in London. Criteria is....
Within 45 min commute to city
Leafy area or near to nice parks/green space
Vibrant high street
3 bed
Prefer period flat but consider newer
Would like small outside space
Stuff for families to do - have toddler and another baby to follow
Good schools - primary def
Have 650k

Did live in crouch end so like that sort of area. Would live there but priced out. Would love somewhere where prices not gone crazy (is there anywhere?) were we can stay for a decent amount of time.

Clapton? Stow? Crystal Palace?

Canada Water - 650 will be tight but could work. Not very much period though...

Otherwise I would look south on the various branches of the east london line.

Which part? Which station? Getting you to Waterloo is no use if you need to spend another 20 minutes changing to the tube and getting to Farringdon.

Need to narrow this down or you'll just get suggestions of everywhere!

Kingston end of Surbiton, Thames Ditton :
The River and wonderful tow paths .Cycle or walk to Bushy and Richmond parks, even better! Commute to Waterloo from Surbiton 17mins + tube to canary wharf or city proper another 20 mins. Shopping great in nearby Kingston town on 15 mins walk away. Schools good and good community feel
Surbiton has good High Street with Waitrose,Sainburys and 99pstores.
Expensive property but worth it.

If you're looking at the Greenwich area it's worth noting that as off mid January the Greenwich line stops running to Charring Cross and will only run to Cannon St, and for the next three years London Bridge will be a nightmare.

Woah yes analysis paralysis. I also could spend all day looking at property! Haha

Jan - dh near bank. Me chancery lane but only in 2x week so not so bothered about trekking further.

I guess also grappling with whether to stay in or go far out....and now even more places to think about!! Hmmm. Overall I think location more important than property. That show ain't called that for nothing....but how do u know what a place is like before living there? I need to go stomp round the short list and do some soul searching.

Or to stay in crouch end????

Cannon Street (Greenwich line and others in the SE) would be excellent for both of you. A really nice quick line.
