South Norwood recommendations anyone?

Hot on the heels of my 'let's move to the seaside' train of thought (which ended after a depressing day in Folkestone) we are now considering South Norwood. Our budget is up to £400k, but would rather pay £360k. Could any of you locals let me know where the nice parts are, or the nice primary schools? I have looked at a house in Ross Road, and like Grange Park, and the closeness to Crystal Palace, and Cypress school looks nice too but it is a good 25 mins walk to the station. The Norhryst (what an odd name) area close to the country park is a bit too expensive for us. We are going to see a house this weekend the other side of the tracks off Portland Road, but would appreciate some insider info. Any areas to avoid/look at closely?
Any help you can give would much appreciated

Why would you want to be in front of the stadium wall? My friend lived there. A bit of a through road and all football matches' related issues.

Oh meadow I love your common sense. I get so emotionally involved in houses planning where everything is going to go, that I kinda forget the reality. Will strike Selhurst from my mind.

Couple of houses popped up on Tudor Road close to country park and tram stop. I moved here recently and so happy with the transport and community. Beckenham GP is a stop away.

Holmewood road not too bad I think, but would be chocca on match days, I suspect it is residents parking only. Good location for NJ station and the high street. I thought you wanted 3 double size rooms? Is the price a bit high or is it just me? I guess they expect peeps to offer a few k lower.

Thanks namechange. It's not a vast 3rd bedroom, but bigger than a lot of the 3rd bedrooms in the 1920's houses I've seen. It must be big enough for a bed and a desk! It looks in pretty good condition too. This house is also for sale on the same road, but needs a lot more work.

Most older SN houses have a smaller third bedroom but would fit bed and desk I think. Holmewood is also near for buses which do not run to the high street eg the x68 'express'. Where do you commute to? My mums house is for sale on Ross road near to cypress school (but price prob needs to come down - long story...)

It is quite close to the stadium but as namechangedalready has said, you will be close to the station. You would also be close to the Lakes which has had a new cafe opened up - apparently very nice.

You may get a better idea if you walk around the area on match day.

Re the football, the fans themselves are rarely any trouble so I have never felt any 'atmosphere' issues on a match day. The inconvenience (unless on a road right next to the stadium) is all traffic related, ie driving at start/ end of match and finding a parking space.

Thanks both. The last couple of times I've been to the Angel have coincided with Arsenal match days, and it's meant the station's been closed, being forced into gated areas to get anywhere, quite unpleasant, oh and the sound of Milwall fans going through London Bridge makes me feel pretty uncomfortable too. Maybe Crystal Palace fans are nicer :)

namechanged i thought your mums house on Ross Road looked lovely, but the 3rd bed too small for us sadly. Good luck with it though.

The one selling my mums? Yes quite like them and they know the local area very well, have been recommended by others.
My childhood bedroom will have more room if you take out the enormous built in wardrobe thingy my dad erectedWink

Ahem, I am not a local anymore, have moved away to Shirley (I am posh now) :) Though still commute via Norwood Junction as my child's nursery is there.
Holmewood road location seems ok to me, not a through road so you will avoid football fans. Have not been on actual road so do not know if the feel is pleasant or not. It is handy for commute, Sainsbury's, parks and CP.
I would not disregard Tudor road though, it is a pleasant road and worth few minutes extra walk in my opinion.

Agree that CP fans are ok lots of families and are v good natured. I wouldn't worry about trouble living nearby but traffic will be a nightmare. We're at the top of the hill and our street can be totally packed on match day.

Thank you indie nice to hear from you. I really like those houses but the 3rd bedroom is teeny. I need to be able to fit one double futon and a desk in there, and I don't think that will work. It is a lovely house though, so thanks.

We have just heard that my DH's job is about to be made redundant so buying in SN may not be a goer any more unless I can find a house for £250k! :( thanks for all of your help though.
