Our solicitor is pushing for exchange today. She called us at 10am this morning to make sure she had our consent to proceed with exchange. At that point they were taking the call from our buyer's solicitor for exchange.

Feeling nervous, sick and too scared to be excited after everything we have been through so far. We still dont know if the vendor in the middle (who is just back from holiday) is willing to give his consent to exchange - our solicitor thinks this might be our sticking point today....

That said, the last two times when we tried to exchange the reason we didn't was for something out of the blue rather than expected! Who knows what will come up this time...

Must stop clock watching!!

So we exchanged on Friday! It all happened really quickly in the end after various issues earlier on. Completing Wednesday next week!

To be honest I'm still worried about something going wrong and probably won't relax until I have keys in my hand. Until then I'm trying to sort out packing and seem to have an enormous amount of stuff to pack.

Freud I know I feel the same!!! Also had a rather traumatic experience in ikea yesterday when I went to see a kitchen planner who wouldnt stop telling me how small the kitchen was and how narrow and how difficult it would be and I found myself having to justify that I am a FTB with a small budget and it's perfectly fine! Almost cried!!!

We are still in limbo a bit. Vendors solicitors are preparing report about where the man hole cover was moved to when the conservatory was built. After that we should have a bloody contract.

It just sucks that I go back to work ( I work in a school) the week after next and we may well not be moved in!! This makes moving more tricky.

GRRRR - will I ever have good news to post?!?!

Just heard that exchange is off today - the solicitors for the person at the bottom of the chain havent been able to reach him to take consent to exchange! Even though he knew we were exchanging today because it is his mortgage that expires next week!!

To make it worse, the solicitors acting for the vendor in the middle (the ones who caused problems with holidays) has raised more queries... even though we were assured yesterday they had all been satisfied!!

Bloody livid!!!

Gemma that is awful. I was going to say you've had the most appalling bad luck but it seems like it's a case of other people just being either bloody useless or awkward.
Well we completed last week and are in a hideous rental - I'd be here all day if I listed all the things wrong with it. But this morning we got on the case with viewings again (we had been buying but a horrendous survey caused us to pull out) - anyway, we really liked 3 of the 4 houses we viewed and we are going to offer but we have to decide which one and how much we are willing to pay. The one we liked best seems overpriced so I don't know what they might accept. It's on for £550k and dh wants to offer £500k but I think they will tell us where to go!

Gemma words fail me...expect I hope the property karma queen is paying attention and everyone is properly rewarded for their behaviour....

We pick up the keys today! It feels like Christmas Eve and Graduation Day combined - excited, sad, nostalgic, stressed, etc. DP told me yesterday that he's been feeling really sad about moving (we're relocating from his home town to another county and a more rural area) but hadn't wanted to say anything because he knows it's best for our family to move. Bless him. I just hope DS doesn't say the dreaded "I want to go home" after we move. Any tips on smoothing the transition for a 3 year old? We're not moving in for another 3 or 4 weeks as there's work to be done. We've been talking about it with him since we exchanged and about all the things that will be coming with us (and what won't - our neighbours, the walls and heater in his bedroom!) and we've got some new toys for him to discover in the cupboards.

Actually, any tips on how to settle in to a new location would be appreciated too!

Congrats Mystic! This is our 3rd relocation and I think it's easier for kids. I suppose the best advice is to make the effort to meet people (I should take my own advice!)
Well dh called the EA to arrange a second viewing and to chat about the price. The house was with one agent for 3 months from March and has now been on with this one for two months. No offers, though 6 viewings this month. It's on for a guide price of £550k but apparently the want closer to 600! They've told the EA to reject outright offers under 550. He agreed with dh that they are being a bit greedy and thinks that in our position they might possible bend as we have the mortgage in place and no house to sell. So we shall see if we can maybe get it for 525 though we can go up to 550 (but don't want to!)
Several estate agents have said lots of vendors are being ridiculous and unrealistic so I do hope these vendors will at least consider a lower offer, she seemed pretty desperate to move when she showed us around yesterday

We are considering putting our house on the market, have been thinking about it for over a year really. Its our first house so no experience of selling just buying. We have been keeping an eye out and not seen any possible properties and then 2 in last 2 weeks! And estate agents are saying but yours is not even on the market so no one will accept an offer. Don't really want to move tbh but alternative us lose office/ spare room so boys don't share and there are costs coming up on the house that we'd rather avoid.

We also have a very small search area - about 1 mile, partly due to transport connections and also so dc are still in catchment and can call on friends etc as they get older. So we are worried we could sell ours and then be unable to find a suitable house. Any thoughts from more experienced movers?

I agree it would be hard to sell without somewhere to go, and hard to buy if you weren't even on the market. Not impossible, but you need to be sure what you want.

I agree it might be worth investigating whether you could alter your house rather than move. Am interested in what costs you hope to avoid too- if there is work to be done it will be reflected in the sale price so will likely cost you either way.

We looked at a loft conversion a couple of years ago but decided against as would cost 20k minimum and we thought would make our house too big for the street iykwim?
Also although I like the house, we are right next to the railway and think diesel fumes may be causing ds 1's allergy so would like to get a bit further from that.

In terms of costs, its more niggles that we have been patching up e.g sticking doors, broken window locks that need a permanent solution and hopefully would not be picked up by buyers. Eg can't just replace one window would need to do all windows in the house.

Think it's time I graduated from this thread now we've picked up our keys (moving in in about 3 weeks I think) and join threads about painting and kitchen units (!)
