I keep reading that houses are being snapped up so maybe my expectations were too high.

So it went on the market on 7th June. The agents have taken 3 people round, the first wanted to do too much work (extending kitchen) for it to be affordable, the second is new to the area and wants to explore a bit more first, the second didn't respond to the agent's voicemail asking for feedback.

So yesterday we dropped the price by £100k and according to Zoopla the number of page views is still dropping.

Am I being too impatient or should I be panicking? We can afford to drop another £75k but no more.

Hi, how's this for stalker'ish behaviour.... I was walking down Marlow high street this afternoon and saw your details in Ballards window. Grin
It had pride of place right at eye level and seemed to be reasonably priced compared with the other houses on display in Ballards and the other estate agents.
I suppose you are competing with houses in Henley and Marlow where you still get a reasonable amount of house for that amount of money. Freith is lovely.
I am not sure I would worry just yet. 3 viewings isn't bad at all. You only need one buyer.

Your garden looks beautiful. You can't tell from the pictures if there is a nice view although the spec says there is.

The estate agent is a bit Confused by saying its only 4 miles to Henley or Marlow. It's a 'long' 4 miles to Marlow at best and it must be over 8 (?) to Henley. (I've biked it often enough)
The estate agent is a bit more realistic with saying its 5 miles to High Wycombe Station. He is only a mile or so out. Wink

It doesn't do the estate agents credibility any good when they tell these little porkie pies.

It's definitely 7 miles to Henley so that's wrong but def 4 miles to Marlow if you go through the lane way, or 5 if you go via lane end. God knows where they got the Henley mileage from unless it's as the crow flies.

I am keen to shift it, dh has spotted a Place in wilts which is a contender Grin

I LOVE your new first picture, the house and garden look utterly beautiful. They have a real wow factor for me.

It is hard when you are really keen to sell, but someone will come along who loves it. On the one hand it is lovely having lots of people through the door, but I have my fingers crossed that your few having been serious buyers, and that the estate agent just hasn't wasted time by sending people who weren't serious.

Having seen your house in the last thread, and now this one, I feel like I have a vested interest in your sale and move. So please do update us when you DO sell Smile.

I always check Zoopla to see how many people have clicked on the house the previous day. usually it averages about 40. Yesterday it was about 800! Shows how many lurkers there are on these threads Grin

i commented on the other thread about your pricing - i still think its ambitious, even after the reduction.

i viewed 2 houses in pretty close proximity to yours (within a couple of miles) in the last year; one was this:

and the other was this

both were in excess of 5000 square metres (so more than double the size of yours), and although the second is semi-detatched, you wouldn't know it.

both were full of period features, and, IMHO, beautiful houses, inside and out.

both ended up selling within the last 6 months for ~£1mill, after sitting on the market for a loooooooong old time, and going through multiple price reductions.

lots of people (not all, i admit) house hunting in that area want a period property; in an area of outstanding natural beauty, with so many great period properties, i think its challenging to expect someone to part with >£1mill for a property without these attributes is being very optimistic, and even WITH these features, properties will only sell if they are priced correctly.

with the early price reduction, i agree, that may deter people further, and unfortunately in the internet age, all of this information is easily viewable.

personally, i think you should not do any more price reductions at this point - sit things out for a month, collect further feedback from viewings, and see where you are at that point.

quickfire serial price reductions smell of desperation, which can not only put viewers off, but, in the event of someone wanting your property, tend to encourage very low-ball offers.

Thing is Kronenborg, those houses are both extremely close to the M4 and A40 which has a massive effect on value.

Is picture 12 the front of the house? Could it be retaken to show less of the white bit of the house?

i dont really think either house is close enough to the M40 (or even less so to the A40) to have a material impact on value. neither suffer badly from road noise. believe me, i had multiple viewings on both. the only reason we didn't buy either in the end was that we decided we would rather stretch our budget a bit less.

of course, all houses have their strengths and weaknesses, and neither of the other properties was in a village location, unlike yours, but as someone who was, until recently, in the market for a property of a similar price to yours, i'm just saying that i would be deterred from viewing yours because of i) price (relative to alternatives), and ii) non-period property.

doesn't mean someone won't come along and snap yours up (as i mentioned before, frieth is utterly idyllic), but i thought you were pondering explanations for your perceived low number of viewings, and thought i'd offer a perspective.

beyond that, you can only really go on the feedback of potential buyers who your agent manages to get through the door.

Mumblechum I think you're property is equally as nice as kronenborgs two. Yes they do have charm and one is to my taste interior-wise, but yours (to me) has a better layout, more scope for future potential and Frieth (again only my opinion) is slightly nicer than Bolter End. I think it is well priced and really hope you find a buyer (I think you will!).

Though I best come clean as I was one of you 800 lurkers!

The motorway would really put me of those houses in Bolters End, I wouldn't even look at the even though they look like stunning houses.

Thanks all, we've decided to have the drive tarmac'd/tarmaced/? and to paint over the blue/grey on the garage door, front door and side door to make it more of a whole iykwim.

We'll take it off the market for a week or two while that's done and have the front re-photographed.

Does that sound sensible?

Erm. Doesn't really sound that sensible. As you will have noticed if people are interested in buying houses they will have their eye on listing and therefore notice that (a) it's been on the market (b) the price has dropped (c) it has been taken of the market and has drive done. I think everyone else's advice of stay calm and don't do any is good. It wasn't ideal to drop the price so quickly. If you do this you run the risk of going from seeming desperate, to completely desperate.
Sounds like you are finding the whole situation (understandably) stressful, and your agent isn't helping. Take a deep breath and steady the horses, is there any chance you could go away for a week or so, to prevent any rash decisions? TBH the chopping and changing would make me wary as a buyer incase you did something rash during the sale process I know that isn't what you want to hear

Flowers Ah mumblechum - it's all so bloody stressful isn't it? My house went onto RM yesterday and I am a bag of bloody nerves already. Talk of the housing market cooling, along with a fear that we've overpriced it, it already taking over my thoughts - I emailed the agent yesterday afternoon an hour after it went online to ask if we'd had any enquiries Blush
