I keep reading that houses are being snapped up so maybe my expectations were too high.

So it went on the market on 7th June. The agents have taken 3 people round, the first wanted to do too much work (extending kitchen) for it to be affordable, the second is new to the area and wants to explore a bit more first, the second didn't respond to the agent's voicemail asking for feedback.

So yesterday we dropped the price by £100k and according to Zoopla the number of page views is still dropping.

Am I being too impatient or should I be panicking? We can afford to drop another £75k but no more.

I think 3 viewers in a week for a house in that price bracket is fine. And I think you were too hasty in dropping the price. To me as a potential buyer that would send a negative signal (that you were desperate to offload the place for some reason).

The potential buyers in the £1million plus bracket are going to be far far fewer than the general buying population.

And that is a mega house by any standards, not an ordinary family home. 5 bed detached is out of most peoples reach without it being in an expansive area.

It's a beautiful house though, I'm sure it will sell fairly quickly.

The agents were really vague, kept going on about how it's hard to value (all 3 of them said that) as it isn't on a street of similar properties but in a v pretty village with all shapes and sizes and periods.

We ended up going off the Halifax/Nationwide?Zoopla average of £1,150 and adding a bit of wiggle room.

From what I've been told the market has changed very suddenly in light of these new mortgage regulations effective from the end of April - I've spoken to about 5/6 agents and they've all said the same thing - very very quiet for the time of year. It's taken them all by surprise. So I don't think you should be comparing your house to one which sold nearby, unless it was very recent. It may be different where you are although I'd be surprised - if the busiest parts of London have seen a near halt in proceedings, I'd think that elsewhere has too.

I think the problem here is your agent - you need more communication from them. You shouldn't be having to do the guesswork as to why you haven't had more viewings.

I thought it was first-time buyer places in London that were flying off the shelves in frenzied Open Days - bigger commuter-belt places always take longer.

I think 3 views in the first week is good!

I'd sit tight and wait about a month then reassess the price. 10 days is no time at all. Don't panic.

not sure why the description says 'potential for extend/remodel' - looks spacious and well-laid out to me!

mumble - one thing I thought I'd add is that now that you've dropped to £1.075, don't you run the risk that people will only offer under the million mark? You're so close to the Stamp Duty threshold that people will, I think, only be prepared to offer under it. Whereas when you were £100 higher it was less of an issue? Just a thought, and I know you did say you could go down another £75k so perhaps that's what you're thinking...?

I feel better now, thanks. When I put the draft partics on last week for the MN massive to give pointers before the brochures were printed it was torn to shreds (well, I exaggerate, but it was pretty negative).

Your house came immediately to mind Mumbles as I saw your other thread.
I really don't think your agent sounds up to much at all, sorry.
I think it's too soon to have been knocking off £100,000 all that will do is make people think the original price is chancing your arm and that's quite off putting for a lot of people.

I think you need better and more communication with your agent and not to get into a panic.
Given that there's no ensuite and that the outside needs a bit of a facelift as you say, what do you realistically expect to get for it? What would you offer if you were a prospective purchaser?

And mostly they all say the same thing about painting any coloured walls etc. We are house hunting at the moment and so many houses look absolutely lifeless and cold because everything has been stripped out. They don't make you feel happy about living in them. I think your house looks lovely.

Things have really tightened up. I sold my flat 8 weeks ago to first bloke through the door He had to pull out yesterday as mortgage co lowered his offer by 50k virtually overnight. Agent said 3rd one this week.

Mumble I think you're being sensitive (which I understand because it's your home) but I read it that it was the draft particulars that were being torn to shreds and not the house.
The advice was to make the marketing appeal to the broadest possible audience, not advice about living in the home and to try to help you people think about what's going to come across as negative when viewers are going to be very picky, that's all.
If you know the most negative things then you can do what you can to address them.
It's a bit like a game of chess really isn't it, but with emotions involved.

My comment about the ensuite did refer to the biggest bedroom, sorry didn't make that clear.. Just going off what your prospective buyers might say really (and watching too many property shows where people seem to get exceptionally picky regardless of their budget)
