Whats your priority list for a new house?

We are looking to move and trying to put my wish list in some kind of priority order as I've been told I cant have everything Sad So for a family with 3 girls and where our search is confined to a small area of one town - what is most important?

situation on quiet road
same sized bedrooms for kids
large garden - sun in different parts all day
south facing garden
nos of bathrooms - at least 2 showers
views
character/period
off road parking/garage
proximity to school/communities facilities
ease of maintenance
likely future saleability
liveability now without alterations/extensions

Any help appreciated but particularly from those familiar with the demands of growing girls!

For next move:

Must haves:
semi detached or eot
Downstairs cloakroom
Off street parking
Decent size 3rd bedroom
Two decent sized reception rooms
Large hallway
Lots of kitchen cupboards

Would like:
Utility room
Playroom
osp for three/four cars
Not overlooked at all

As ftb we compromised a lot but at least now we know what to look out for next time.

We compromised on the detached in order to get the others.

For us: Priorities were:
Walkable to good local secondary school
Wouldn't involve change of school for younger kids
Other kids in the street/area attend same schools (to get a community sense)
A bedroom for each child
Not mid-terrace.

Everything else turned out to be negotiable, but DS has SEN and can't get public transport, so him being walking distance to school ended up being the prime consideration.
