You need some hanging baskets or pots or.something at the front. The plastic bag store in the kitchen needs to go and something that makes it looked loved and lived in. Looking at those pictures I'd say no-one lived there. Good price though

That is a good idea of Kif's to stage a nursery. We sold a house with a nursery once and saw the young couples visibly melt over the cot.

echo alot of the other comments, more pictures and pictures of every room. I always think if there's not a picture of a room there must be a reason why (ie it's pretty awful).

Yes to carrier bags in kitchen going and fresh flowers.

Pictures don't look like estate agent has a very wide angled lens, if he did he could fit more in photo and would make it look better as you could see more of the room (eg the bedroom). Maybe more angles of rooms rather than just one of each room. Yes to a floor plan, very useful.

I'd agree on hanging basket and pots of cheap bedding plants at the front - at present it has no kerb appeal. Then a floor plan, and more lived in photos, it looks as though no one lives there.

I would consider another agency, joint sole agency and/or an open day.

For me, I'd stop trying to market this as a family home and focus on first time buyers / young professionals. It's right on the pavement and then straight onto the road which might put off parents with toddlers, plus you'll have cars parked right outside the kitchen. Also, for me, the garden isn't big enough for a family house. I know that you have young children but I just don't think there's enough about the house to appeal to a family.

My 29 yo DBro and his fiance have just moved into a 3 bed house with a small garden. They have a master bedroom, a bedroom for his xbox / other consoles and telly to play them on, she has a room as a walk in wardrobe and storage for handbags / shoes and they've got a bit of paved garden so there's no hassle for them at weekends, and their puppy can have a wee on the bit of grass in the front garden.

I would focus the house much more at buyers like my brother - young couple, working full time, want to do stuff at home rather than tackle a big garden, than a family.

Couple and move them around

Photos of each room in order as you walk around

Bedroom needs a proper bed spread or smarter linens plus cushions

Shower room and all 3 beds need to be photographed
It's not clear where you eat or park your car.
Curtains look bland and stringy - change them all to ones that co ordinate
Re paint the bathroom all white and out coloured towel bales out for the photos
Well done on getting rid of shampoo bottles / detritus from the bath, that makes me heave.

I should add to my previous comment, I'm not saying your other rooms are at all awful! It's just if I were looking online that's what I would assume if there are no photos of them, which would put me off.

Thanks for all your feedback! DP has put some hanging baskets up on the front and we have taken some sunny outside pictures.

Also planted out some lovely flowery bits in the back garden ready for tomorrow's pictures, when I have fetched a wee patio set.

On the rest of the list we have-

FLOWERS
CUSHIONS
FLOOR PLAN!!!!!!
Fruit bowl and pics of dining room
Remove washing and carrier hoard BlushBlush
Colour in bathroom towels and bottles etc
Shower pics
Maybe move sofas
New headboard and bedding
Pictures of garage
REDO SUMMARY AND ADD GOOD BITS
change offers over
Put builders guarantee on
Curtains in front (god knows where from they are awkward sizes and these ones were bespoke and hundreds of pounds)

KICK EA UP THE ARSE

One last thing, as we are taking the photos ourselves would it be better to send them as they are done or all at once?

This is so helpful I would be totally overwhelmed otherwise.

The rental for a 3 bed round this end you are looking at 450-500 PCM.

At the moment, it looks cold and unwelcoming. House itself looks fine.

Any house will sell for the right price. Makes me think it is overpriced.

I remember an estate agent once said "You're not selling house, you're selling a lifestyle."

If you bear that in mind it should give you some ideas about dressing the rooms for viewing.

I think your curtains will look fine when you've pulled the rest of the room together, it's just at the moment it's so empty that they're the focal point.

Also, remember you're just dressing the windows so they don't need to even be curtains, just fancy dressed voiles to go with the blinds will do. (Maybe 2 contrasting colours of voiles left open, with the blinds closed but tilted open?).
Same with the kitchen window, just dress with bright colours. (voiles are quick and simple there, too).

Dressing a house doesn't need to be pricey at all tbh.

Difficult to tell from a glance which house is yours from the exterior picture & doesn't have much kerb appeal. I know that the inside matters too, but that is the first pic that people see & viewers often make their minds up in the first few seconds.

Agree with the sentiment that you need more pictures. The ones you have got make the house seem a little un-lived in - sorry!

Also agree about the garden - try & get the EA back to take pictures now the leaves are on the trees, get some pots with bedding plants to cheer it up a bit - or take some new ones yourself & ask the EA to put them on the website.

Floor plan would be good.

The photos are awful and the description isn't much better. I looked at it on Streetview, if I have the right house it is opposite a pretty little park and has a parking area at the side? All the photos are dull, grey, badly lit and badly composed, they look like the estate agent trainee took them on their phone. They should have a picture that shows the house in its setting to do it justice.

It staggers me that they can write such skimpy details to earn thousands in commission. How little effort are they putting into marketing it?

I guess you need to think what to sell as advantages over a brand new build - has coat hooks, curtain rails, bathroom accessories, an established (looking) garden - it's ready to move into. No. 23 just had that little extra and a splash of colour.

The lounge is actually quite big!

The garden is paved due to the appalling soil quality which cause drainage issues and left a beautiful swamp on the back.

23 is slightly on a decline so their garden drained out (into numbers 5-11!)

I am sending photons as we do them so the new garden should be on today and the front tomorrow!
