Might be worth having a picture of the front from a more flattering angle. When I first saw it, my eye compared it with the ones behind and so it looks bland in comparison. It's unfair, as I should think it's a nice area to walk around. Maybe a picture from an angle facing the house, from further back if possible, might be better (but hard to know without knowing the area).

It looks quite nice, but I wouldn't view it simply because, there is no floor plan, and there isn't a photo of every room. I'm just thinking, wow, the second and third bedroom must be AWFUL for there to be no picture, I won't waste my time viewing.

Why no floor plan? I've bought three houses in past year and wouldn't view a house without seeing a plan first. I'd just flick past it on the website.

Add some art work/colour.
Get rid of the plastic bags in the kitchen
Get a new duvet set that goes with the room

Have something somewhere on the walls

Bright pots for the garden

It all looks a bit sad and like a rented house, bland and low spec.

I'd get rid of the plastic bottles, put some pictures up and some flowers to brighten the place up a bit. In the garden I'd do whatever I could to add some colour - brightly coloured pots with flowers in, you can get the cheaply in Wilkinsons at the moment, do the wood stain on the fence in a nice bright colour - there are some nice green stains that don't cost much and make a real difference.
The bricked up window puts me off a bit, I like a house with a lot of light and it makes me think that it'll be a bit dark and gloomy inside.

Also didn't realise (didn't read) that you had 3 bedrooms!!
I tend to flick through photos and if I like what I see I then read the details. If I'm not fussed on the pics I won't bother to read about the fabulous additions you may have that aren't photographed.

Definitely need pics of all three rooms

House looks to be not overpriced. The pictures don't sell the property and you really do need a floor plan.

Coming to it cold, I totally missed the fact that it had three bedrooms until the end. Pictures and lack of floorplan mean it comes across as a small one-bedder. Though not faultless, the extra pictures in the property 500smiles linked to above mean that one comes across as a much larger property. Definitely get that sorted.

Agree with many other comments above, particularly re updating garden photo now that the weather has improved.

Is that a picture of the family bathroom? I would want a shower in there. The lack of grass in the back garden would put me off a bit, as I have a young family.

I think the bricked up window would really put me off, sorry I know that's the design and it probably makes sense inside, try and avoid it on the pictures.

Bathroom looks like it's not used, as others have suggested, a blind and accessories are needed. Definitely need a shower pic.

Garden furniture and tubs would look lovely.

It's a nice house, I would change agents, they're not doing their job. Good luck.

I just looked at the listing of the similar property for sale at £10k more. While it's a bit much in terms of decor, it appears a lot bigger than yours, and the interior dimensions are identical! Take the photos yourself if your agent is a bit shit. Make sure the smaller bedrooms are pictured, and shown to be workable bedrooms, because it's hard to gauge from their descriptions alone. Floor plan would help with this too. Also get a picture of your dining area, looking like somewhere you'd actually want to sit down for food, or for a coffee with a friend. Don't stage it with OTT place settings and the like (so naff), but a tidy dining area with the table NOT shoved back to the wall like it's just an obstruction, maybe a bowl of fruit on there, or the salt and pepper mills accidentally left there from last night's tea.

You've definitely over-tidied! Add some personality back in. Not clutter exactly, but as PP said, tea and sugar jars, nice bottles in the bathroom, a picture or two here and there. I'd soften up the sitting room a bit: rug on the floor, those wooden boxes at the end as side tables, picture above the sofa. Top marks to you for not pointing the furniture at the TV. Bottom marks to the agent for pointing the f*%$ing photo at the TV. Make a feature of the patio doors at the other end instead!

The garden is a bit of a let down to me, though I know some people do value low maintenance over a bit of greenery. I understand why people are suggesting a few pots, but I think you need some density of vegetation to make it worth doing, and how many of us can actually afford to do that all at once? I would concentrate your efforts onto the sunniest corner of the garden. Beg, borrow or steal a "nice" garden furniture set (not expensive, but not grotty, scratched white or green plastic!), and get some decent-sized planters and plants for impact. Check your local Lidl to see if they've got any of their potted fruit trees hanging around, or you can often pick up lavender and rosemary plants at local green grocers at this time of year. If you can make the area by the patio doors look pretty, it'll also make the sitting room look better.

Not enough photos and no floor plan, photos that are there are poor.

Where does a dining table fit? No apparent shower, and where do you park?

Needs to be dressed better for pictures (including garden) with some colours and accessories, at the moment it's very empty.
Also take washing out the machine and move the plastic bags!

If someone had a little dog, the lack of grass wouldn't be a problem. Especially if there's a park nearby. A lot of people hate cutting grass and it is so nice not to have to keep mowing (or evwn own a mower!)

There's a selling point there. Look on the positive side, op. :)

OP you don't need to spend masses of money, if someone wants pictures on the walls or grass it the garden then it is up to them to put their own stamp on the place. Everyone is different and you can't make your garden any bigger. If it was all grass people would complain it doesn't have a patio!

I think the main problem is the that the EA photos are basically shit and there's not enough of them. When I checked out the identical house someone else had linked to- it seemed vast compared to yours.

A few bits and bobs would also help but basically it's a nice house.

I think the first photo of the exterior is a big problem. It's the first thing you see and it's just not a great picture. I would find it hard to get past it.

The outdoor picture makes it look like a tiny maisonette that might be only one room wide, rather than a semidetached proper house. Like someone else I hadn't realised it had three bedrooms at all.

Put a nice bay tree outside the front door, put up some pictures and make it look a bit more lived in

It does not looked lived in - except that there is washing in the machine and carrier bags next to it.
WE all laugh about the messy houses, but a little bit of mess helps people visualise how they would live there
and YYY to pictures of every room :
a house near me was on the market with no picture of the bathroom. because the bathroom was teeny and a foul colour

I'm sorry but it looks absolutely characterless, like nobody lives there or it's a commercial short-term let. The beige everywhere looks dullsville - you need some decoration. I want to see all three bedrooms, and I want a floorplan.

I agree it just needs a few more pictures, plants and bits and pieces. A couple of hanging baskets and tubs in the garden at this time of year would be nice. It's obviously in good repair and good decorative order as estate agents would say. Also the photographs aren't from a good angle especially the one of the outside of the house.

O god yes, floor plan, floor plan, floor plan.

I spent three months on right move last year and if a property didn't have a floor plan and good pictures of the interior I just didn't bother.

It troubles me that estate agents are so lazy. What DO they do for their 1%? I have never had an estate agent showing me round who could answer even the simplest of questions - where is the boiler, how old is the roof etc, etc. They just seem like glorified key holders.

If you aren't getting viewings, there is a problem. Maybe have a frank discussion with agent about price.

I wouldn't care if a house did not have evidence that other people lived there - I want to know how I could live there, hence need for photos and floor plans. But the yard is a little cold looking, table and chairs and more plants would be good, as every one else says.

i think your house looks like it would make a lovely pad for a young couple with their first baby - and I think you should 'stage' some photos to help visualize what a nice life they could have there - the property 500 smiles linked to had a photo of a nursery.

Remove plastic bags from bottom cupboard
Remove clothes from washing machine

Bathroom -
Looks bare.
Can a pretty vase and flowers be placed on window sill?

Garden -
It is quite overlooked.

Living room -
Does not look lived in at all - very cold.
