Definitely needs more photos and perhaps a floor plan to help a potential buyer visualise the layout.

It's lovely and tidy but I agree with the others that it needs a bit of colour and a bit of character as it looks a little soulless at the moment.

Get a floor plan and take your own photos. Make it look warmer and more homely. Improve the front with some colourful plants.

You have a great base to start from. It looks clean and the spaces are quite good.

It lacks aspirational grab factors for me. If your selling a house you're selling a lifestyle. Visit a local show house to see what you're up against when it comes to presentation.

You don't need to spend megabucks but you do need to inject some extra character maybe through flower arrangements - a small collection of three houseplants together maybe something like an orchid, a fern and a peace lily. This lasts much longer than cut flowers. And a few images on walls would inject a bit more life.

I think you're possibly 10k over priced. A mirror property sold last year for £100k. £100k is also a search bracket criteria.

Your photos are in an odd order and could do with retaking to show a late spring/ summer garden. Possibly borrow some trendy garden furniture for the photos and power wash the slabs.

Sorry, I agree that it looks bare. You could do with a (cheap) large potted plant by the door or something to make it stand out it looks identical to the house next door.

Picture 2; get rid of the bags in your bag store by the washing machine, it looks messy. A nice picture on the wall and some flowers would look nice. Put a couple of things on the work surface (sugar/coffee jars maybe and move the kettle). The blind makes the window look plain. Can you replace it with something and put some herbs on the windowsill? The clock's too high so it's making the wall look empty. Move it down a little, that will help.

Picture 3; just looks empty! You really need something on the wall above the bath or the loo, maybe a mirror and a corner shelf on the wall with some toiletries? A loo roll holder by the loo?

Picture 4; the bedroom looks small. Pull the bed out a little and put the table on the other side. Dress it with a vase and some flowers. You could do with something on the wall above the bed (personally, I'd get rid of your headboard and put a huge padded one there).

Picture 5; can you borrow a bistro set (mine was £48 from homebase so cheap but looks nice)

Picture 6; needs a picture and a rug. I'd move the sofas around as it makes the room look narrow.

I don't think your pictures work TBH, they make the house look tiny and there isn't enough. You need pictures of the other 2 bedrooms and it certainly doesn't look like a dining kitchen to me so this one needs taking again. All I can see are units and from the pictures there's no dining area. Where's the ensuite? Where's the garage? What's the downstairs loo like?

Yet again floor plan. People need to be seduced by the lifestyle they will have in the house so it is way too bland. I am looking (but not in your area) I am in an incredibly strong position and yours is exactly the kind of property I am hoping to swop in and get a great deal on.

I watch rightmove to see how long properties have been on. I could be worth coming off the market for a couple weeks get new photos of deblanded house and floor plan and go back on again look all fresh new and shiny.

Floor plan. More photos. Not only will they make your house look nicer generally but they will help explain away the blocked up window.
Whereabouts are your garage and parking? There's no sign of them in the pictures.
Put a colourful hanging basket or something by the front door to break up the hideous facade.

Give your EA a giant kick up the arse. Do they not need the commission?

it says you have 3 bedrooms. I'd want to see them all, even if small singles. get some soft lighting on when you get the pictures done to warm them up.

I'd also tart up the garden. Ours is mostly concrete too, but it's really easy to make them look very green with lots of things in pots (azaleas, acers, holly, ornamental grasses) which you can take with you when you go.

Honestly? I'd take up the paving slaps and put down turf. Purely because I'm guessing you are aiming to sell to a young family judging by the information on there, and no young family will want a paved garden. Very few people would want to do that sort of work.

I might be totally barking up the wrong tree but I have a young family, and it's the one thing about your house that would put me off!

I would also get the estate agent to mention the remainder of the builders guarantee in the listing, I guess you have around four years left?

You definitely pics of all the bedrooms (add some cushiins/ flowers/bright touches to them), the dining area and the en suite bathroom. Yes, patio furniture even if borrowed for the pics, would help make the garden look less concrete. It looks a bit bland as it is but most people wouldn't mind that as it does look clean and bright.

I know everyone else has commented on the pictures, but I think the wording in the listing could do with improvement too:

The summary and the first paragraph of the description use exactly the same wording - perhaps reword the summary to something like:

SUMMARY
Immaculately presented 3 bed semi-detached property, double-glazed throughout, with garage and off-street parking, set in low maintenance gardens, in a peaceful residential area.

For the rest, I'd remove the reference to double-glazing in every room view, and just mention in the description.
Perhaps also reference what type your central heating is (gas/oil/electric)
You may also get away with re-listing as three double bedrooms, rather than just bedrooms as, theoretically, they would all fit a standard double

I'd also reword the rest of the listing as follows:

I always assume there's something wrong if there aren't pictures of every room. Doesn't need to be from multiple angles, just so I can see them.

Also, maybe some pictures on the walls - it doesn't look like a home so much without some sign of life. Plants in the bathroom might help?

Loads of good advice.

I would def advise new photos now that the weather has improved. All houses on a sunny day look better than a gloomier day.

Some nice big pots out front with blooming flowers placed to clearly show your boundary. All lovely pots can be taken with you.

Maybe artificial grass on top of half the slabs in the garden and a table and chairs on the remaining slabs. Make the chimnea more visible.

The rooms are a little bare. And yes to photos of all rooms and a floor plan.

Make sure the agent uses a proper photographer rather than just takes some photos themselves. I have looked at hundreds possibly thousands of photos of houses on Rightmove. I can spot the ones taken by the estate agent - they tend to focus to much on the furniture of show the room at the wrong angle.

Focus on quick, easy jobs that you can get done over a weekend. No decorating etc.

Keep us informed of what happens.

Is the issue that they are still building locally so for a similar price people can buy off plan and have exactly what they want? We fell into that trap with a flat when we were younger- bugger to sell because people were still buying the new ones.

I think your only hope in that situation is to target people who want to see what they are getting in which case I agree with all the others ^^ that you need to stage manage it. Make your rightmove photos look like a National Trust property in a glossy brochure.

definitely a floorplan - this is essential as its clear that there will be some non-standard room shapes, retake more photos with colour and life added, ensuring every room is shown. your estate agent description is a bit dull too - moonlight's cuts are good but you could big up the location - convenient access to train links, shops, good schools etc.

IMO windows do you really not have any blinds or anything in kitchen and bathroom? Your Curtains are pulled right back and jut left hanging. Pull them over a bit and get some tie backs to dress your windows. Bathroom. Bright colourful towel and matching flowers or something in window of bathroom as well as blind. Take the cream throw off the bed. It looks scruffy. Get some bedding that matches the room colour or just plain cream and get some pillows to dress maybe a lamp. And de more pics the house posed above looks much more warm and homely it's jut finishing touches

It looks bland, I'd want to see the parking (massive bonus if it's somehow connected to the property e.g, side gate to the back garden?) sell it to me? But move it.. To where I want to live and that would be worth 280+ easily

Like most recwntly built 3 bed semis, it is overlooked. The photos are makes ng this a bit too obvious and might be putting people off. The main bedroom photo shows the house opposite and a window. Is there a way of taking a photo of thw room to avoid this? If not, I'd put blinds on that window. Agree that putting the bedside unit on the other side with some flowers or a lamp or color accent would be good. I'd also put white covers on bed, I just think it looks better.

Needs a photo or two of the en suite as well as the other bedrooms, a view of the back of the house, garage, off street parking, another of the living room, kitchen and dining area showing the sizes, and entrance.

Floor plan would be great but not all estate agents do these, it depends on the area.
