Living Near a Sub Station- would you?

I have seen a fantastic house for sale- perfect for us in every way- we are looking to move soon. Problem is that it is adjacent to an electrical sub station which is 25 metres from the house.
Should this be a concern?
Trying to google this leaves me in a state of confusion- I find everything from brain cancer to totally harmless. Do you or would you live near a sub station?

I slept about thirty feet from a substation whilst growing up at my parents house, it backed onto their garden. No noise, no problem. DH and I bought our dream semi rural home several years ago with, yep, another substation adjacent to our garden, a stones throw from our bedroom window.
Apart from not being the most aesthetically pleasing, it has caused no problem whatsoever.

We live near a really big one but it's screened behind a wall and trees. Can hear a hum in the garden sometimes but only when the usual background town traffic noise is down and you really listen for it. In reality we just stopped noticing it a few days after we moved in. When we viewed like someone upthread we were a bit put off by the potential noise issue but (like the OP) the house was reasonably good value so we went for it. We love it here and are aware some people may not want to buy it and it may dent the resale time/value a bit. But we plan to be here a good while and it's a great house!
