I've just fallen in love. Help me bag this house please.

I'm so excited and nervous. We have just viewed the most fantastic house and have fallen in love with it. After a year of house hunting nothing has come close. It has only been up for sale for a couple of days but the owner is keen to move very quickly and has an open house tomorrow which we have been told is generating a lot of interest. We sold our house last week so we are in a good position. The house has a guide price which is almost at the top of our budget but it is a more than fair price for the lovely family home that it is. We are in the East Midlands so things aren't moving at the pace of London, but someone will snap this house up within a couple of days i'm sure. I need it to be us. What is the best way to play it? Go back to see the owner personally in the morning and offer the asking price? Or wait until after the open day ( which it would be too late for her to cancel anyway) and put in an offer on Monday, asking the EA to keep us in the loop if any other offers are made? I have no idea about how to play it but I do know that I love this house.

Id forget about the sodding house now. Its full of negativity. also, fate says there's something better round the corner.

I Hope their sale falls through and they come crawling back to you, whereupon you laugh in their faces.

Crumbs - can't believe people are offering over the asking and gazumping for a three bed brick huse with garden in terrible nick. The house is nice I agree but I assume it's the area that's the big factor?

The photos don't do it justice at all really. I think it was underpriced to be honest. It is a lovely area. I'm trying to big up the negatives now though but can only think of one- rubbish parking. "I didn't want the house anyway. The parking was rubbish. I didn't want the house anyway....." and repeat until I start to believe it :-(

Oh yes, and the bathroom thing Mandy. Another negative. TBH that set up would have worked okay for us as there's a shower room downstairs too, but still a negative.
We were pushing ourselves a bit financially anyway so we couldn't go any higher Lady Cybil.

Oh, that is just rubbish. Really feel for you, it would have been better to not have bagged the house in the first place. You must be so hugely disappointed. Doesn't do much for your faith in humans this house buying lark does it? Good luck with finding something better, hope the gazumpers offer falls through and the vendors lose their dream house!

There is something better out there OP, believe me.
Although investors, last house we were interested in went to sealed bids, we were equal with a FTB and they went with the FTB against the EA's advise, all because they wanted someone who was going to love the house and live in it (crock of shit). We had 25% deposit, AIP ready to go.
8 weeks later, day before they were due to exchange EA was on the phone asking us to rescue the chain as the vendor was about to loose their house as buyer had pulled out, change of heart apparently.
DH was very smug telling them we had bought a bigger house for the same money and were about to exchange ourselves.

They accepted your offer then back tracked on the deal for a few mire quid, you honestly don't want to deal with people like that, you would of been on edge all the way through, greedy feckers.

When i was looking i got put off when other people were interested. I couldnt handle the stress. I was the only person who viewed my house i think . EAs always tell you of other interest.
One house, i was looking atound it and agent was taking a call from previous viewer , allegedly the caller was offering 2k over asking price. I had shown up thinking id be interested at tenk under asking price. When EA finished her cqll of course she instantly told me the offer id have to beat so it just put me off op.

You know what? Hold your fire and you might find the other people don't follow through. It does happen, and you are ready to proceed. Are you prepared to move stuff into storage and rent somewhere for a few months? That can really pay off in terms of getting the house you want.
Plus when you put most of your stuff in storage you end up chucking loads more away when you finally unpack in your new home ;).

Have you been to see the other house here on Fleckney Road. Its another with great potential to make your own stamp, but the rooms look huge and its liveable.

It got a mega giant man shed.
