SOLD!!!

Yippee!!

Has only been just over three weeks and we have a buyer, and one thats offered us just a few thousand under asking price.
So please please please do not give up if you are tring to sell right now, or have tried without much luck last year.

There is a real postive feel in housing market right now, if anything there is a massive shortage which will not improve soon, which is great news for those investing in property.

Thought I would share the good news, especially to all the doom and gloom merchants suggesting that I should knock 20% or more off the asking price (:

Well, we sold and bought elsewhere this summer. I keep following up on tr sold land registry prices of the properties that we liked but either felt they were overpriced, or just didn't like as much, or were told we were outbid on. Most of them sold too. So it really depends where you are in the country - check how many properties have sold in your area and you'll be able to tell whether things are moving in your area.

jane your attitude stinks tbh. You come across aggressive and smug. Is that your intenetion? People gave you advice that you clearly did not want to hear. many people on are still struggling to sell, many are stuck in negative equity with no way out. Yes you have been very fortunate to sell so quickly (even if it is the third time you have been on the market) but don't count your chickens before they hatch.

I hadn't realised it was the same poster but yes I remember that thread.

Everyone who put forward a realistic view on house prices was badly got at by that poster. In fact didn't they call all the regular posters trolls even though on their own first post?!

I hadn't realised an estate agent in disguise but that makes sense now.

I think it's very region dependent. We put our house on the market and sold within 5 days for more than the asking price. Houses here go really quickly. Some parts of the country have a different story with the housing market.

@Jayne.... that is exactly it, maybe some place up North are finding it hard, but down south it is not as nearly as bad as some would have you believe.

@flossiechops.... yes I was given advice, advice that turned out to be very very wrong.
And I would warn other homeowners who are thinking of selling to be very cautious on what she/he is told on here.

I do think your OP sounds a bit smug ' yeah right' Er yeah right actually. Last year our 5 bed detached fell through twice, once the chain fell through and the next buyers tried for three months to get a mortgage and couldn't.

Are your buyers in a chain? I hope not for your sake as they are notorious for not getting to completion. We sold last week again and took just under 10 percent off the asking price as our buyers are chain free and we just wanted to sell. This is nothing like the previous offers last year which were both just under asking price - things have changed ( and this is the second house I have sold in 5 years btw and the one before this took a year to sell) so I just don't see how on earth you can say its not as bad as some would have you believe ... It is, very difficult to buy and sell at the moment and I live ' down south'.

We took this offer as its sensible and We are going to rent for a year as we need to save to recoup the other 10 percent so as we can afford the house that we want where we want ( this will also put us in a good negotiating position when we come to buy just like our buyers) and most lenders need to see a fairly hefty deposit not to mention the dreaded 3% stamp duty over 250,000 so we really will need to put everything into saving over the next year whilst we rent.

Please though don't thnk it's a done deal or 'easy' till you exchange contracts, only then are they legally bound to buy your house. Congrats on your offer though and I hope your move goes smoothly.

Congratulations janethewitch! Hope it all goes through smoothly.
We put our house on the market last summer and had three offers in the first week - one at the asking price, already with a buyer going through the motions of buying their house. All went through fine. It can happen if you are priced sensibly etc.
Lots of luck for the move x

Yes it all might go Pete Tong(will that make you happy) but we will just dust ourselves down and get on with, for Goodness sake!!

OFFS, have just noticed the other posts.
Look - life is generally quite shit, and hard, with extra dollops of shit & curveballs thrown in just to lighten the load. If janethewitch is happy and bubbling over with joy because she has the chance of moving on with her life, then that's great. Good on her. What is the matter with everyone?

@janethewicth. Get a grip for heavens sake, this is a forum you asked for advice and got it. Just because people have varied experience in the housing market doesn't mean they are right or wrong. You're a bloody fool if you think the housing market is positive just because you have sold. Have a bit of thought for those who aren't so fortunate eh?

No it won't make me happy as I generally wish everybody well ( including you) I would just hold fire as I was saying that I didn't think its as rosy as you seem to think and this positive feel to the housing market you speak of has yet to materialise for alot of people trying to move that's all.

DH is in finance and unfortunately it is doom and gloom at the moment, the economy is on its knees and this is reflected in the housing market. Your right it isn't the end of the world but I also think your being unrealistic. Glad you are happy though op :) keeping positive is half the battle.

Ah, noddy, I haven't seen other threads. I don't like nastiness generally and I don't get why some follow others around this site to carry on arguing with each other. Life really is too short.

Yes I bought somewhere before xmas Smile. I acknowledge I am v v lucky and still hope even though I have property myself that prices plummet to get things back to normal.

Noddy do you tHink prices will come down significantly? I hope so as so many people I know are having difficultly buying ( and my 21 y o dd will never leave home!)

This is the second house in 5 years we have sold that we took slightly less than we paid for it when we sold, a sign if things to come perhaps? I'm starting to think that renting for the nexr year or so is a good idea even if we weren't being forced to do it iyswim?
