Starting a new thread, since our old one was almost full!

Anyone suffering the stresses of trying to sell a house is welcome to join us; anyone here to tell us our houses are crap and/or overpriced is not. Wink

Tau it depends, compared to similar sold prices have they extended, modernised? Off road parking? Etc

I would offer along the lines of last sold prices. I'm also going through the same process and I believe the house we are trying to buy is overpriced by 20% again based on similar properties sold prices in the last 2yrs.

Have thought about renting and yes, it's such a waste of money plus we have a dog and other animals so that's always going to be a problem. So, following discussions last night, we upped our off to what they said they would accept... still awaiting to hear. Watch this space...

I think my advice to you as a buyer Notyetthere is to only view properties that you are seriously interested in (most of us spend an awful long time preparing our homes for viewers and it's not easy when you have kids, dog and have to go to work). In other words, don't view a modern estate house when you really want a Victorian Grade II Listed property. Don't cancel last minute and make sure you give constructive feedback to the agent. Build a rapport up with the agents in the area you want to buyer in and demonstrate that you are are serious buyer. I think that's it - I'm not bitter (honest) :)

Well, I won't be hearing this evening as the EA closes now. I know that the EA spoke to Mr who wasn't able to speak with Mrs until later. I don't know why he couldn't just make the decision if I've offered the figure they asked for.

I wouldn't take much notice of the sold prices tbh, my house on zoopla and land registry shows it selling for £20,000 less than I paid for it Shock I can't get it changed even after several failed attempts.

So now I am selling at a £20,000 loss but according to zoopla am selling at a £20,000 profit!

I made sure I let the buyers and surveyors know though because of comparables.

I compared the asking price (£165000) of our chosen house to two other houses in that same street that have sold in the last year, and were both end of terrace like the one we are looking at.
'Our' house has not been extended at all. It is in good decorative order (except that hole in the ceiling) but nothing special.

One of those other houses in that street sold a little over a year ago for £170,000. That house has been beautifully refurbished and extended. Two reception rooms added, plus a bathroom, plus a utility room, and all of it in amazing decorative condition, with wooden floors etc.

Another house, also end of terrace, sold last August for £131,000. Compared to 'our' house it has a very large (but neglected) garden, - enough to built a second dwelling on it! This house was in a very tired decorative state -old carpets, discoloured walls, and it needed a new kitchen. However, it had an additional rear hall/storage and a downstairs toilet which 'our' house does not have, and also tiled floors in bath and kitchen, while 'our' house has lino.

'Our' house has off road parking. Not enjoying having to pay extra for that though; we don't drive so to us it is just a useless ugly concrete slab - a waste of good garden space... Angry
The other two houses had off road parking too - all houses there have it.

I don't know how much extensions like in house 1 would cost, but I guess loads. I do know how much we spent to get our house in a nice state from the mess it was in, and that came in at about £6000 - including kitchen!

Soooo... according to that the house we are looking at shouldn't cost more than £137000, but obviously they will never accept that! Wink

It's a touch one to know how much to offer but definitely looking at previous sales gives you a good idea and comparing condition also important.

Photos being taken tomorrow so will link when on market if I feel brave enough
But DS1 who was due to be at school fell over and split his lip and is wibbling all over the place so unlikely to go tomorrow so could be interesting getting the house presentable.

cuddy could renting be liberating? No worries when things go wrong? Chance to try an area before you buy? Def puts you in better position when you do find something you want to buy

hinkyhonk - often houses come back on the market, so you never know. Maybe something better will come along.

Hi everybody,
my flats not exactly taken the world by storm.....Ive only had two viewings since going online three weeks ago,

My neighbours flat (bit of a student dive yet only 5k less) is having an open day on saturday, great chance for me to see how much interest they are generating....

Is there any way i can subtly draw attention to my house and maybe cash in on footfall? Or would that be breathtakingly bad mannered?

Or should i do an open house at the same time (and risk humiliation)?

Just had a baby so while i dont mind the work, not too keen on wasting my time cleaning and hiding possetty clorhing!

Am joining the thread now after lurking for a week or so!

My house went on the market last week and we've had about 12 viewings. One second viewing arranged. General feedback from the EA is that it is the wrong layout - do these people not read floorplans?!

Seen somewhere we might want to buy but another party is interested so no point competing until we have a buyer, I guess?

Honestly, with so many viewings you should sell soon anyway. Odd remark about the layout - I always look at floor plans first....

Just legged it to the phone to see if it was the news of my acceptance but no, it was local man child estate agent ringing to see if I was still looking for a house? I said, yes, has something come on your books? Erm no, I was wondering if you were still looking. FFS! I told them this the other day together with my requirements for area and house. Rant over - I'm cross because I haven't heard back. Angry

Another day has passed and I've heard nothing back re my offer. I'm well and truly pissed off. I have identified 2 new rental properties and think I will view them at the weekend. I won't be able to commit to a rental though until I've exchanged. Even if a new house comes on in the next week or so it's cutting it too fine as we need to complete in 8 weeks :(

I don't think you should knock it when people view it your house and say its the wrong way round. We had disregarded the house we are now offering on on the basis that that it was the wrong layout.

We were persuaded by FIL to view it since it had that illusive 3rd bedroom that is a rarity in this area within our budget. I fell in love just after 1min of standing in the garden.

Hope you get some good news today Cuddy.
I'm no further on, counter offers back and forth and we've agreed to match their last counter offer but EA hasn't heard back from them. Did our low offer alienate them? Driving me bonkers as this is the only place in the area that gave me any warm fuzzy feelings.
I am off to work shortly and have no option to keep my phone on silent next to me as I work in a secure school and all mobiles are locked away.
