I know we're lucky to have an offer but I'm getting annoyed with the prospective buyers now so I need some objectivity.

Right, details are:
Asking prices £370k
Offer £340k (increased slowly from £330k)

They are renting so flexible, we haven't found anywhere yet.

We've asked for more money and they have said no.

Today they have said they feel like we're holding out for a better offer, they don't want to get into a bidding war, they don't want to leave their offer on the table for much longer, want an answer today and will go out viewing other properties this weekend.

This has got my back up a bit. Am I missing the woods for the trees?

Your house is only worth what someone will pay for it, and more importantly in this market - what someone can borrow for it. We got our house for just over 10% below the asking price, they had orginally turned down our offer and got one closer to what they wanted, but the other couple's mortgage company didn't accept it was worth that and they couldn't get a mortgage. We had put an offer in another property when we got the call to tell us this, we quickly withdrew it because I really wanted this house.

10% off is normal now - if you need to get £350k you should be asking for more like £390k.

You can be difficult, but if they are in a good position, don't be surprised if they spend this weekend looking for other properties and the offer disappears.

How many viewings do you have lined up for tomorrow?

It sounds like they've offered what they think the house is worth and/or what they can afford. You can either say yes or no, and I do think it's fair enough that they want to know by the end of the day.

They haven't got you over a barrel at all - you either say yes or no.

Right, we've accepted the offer. We've reiterated that we haven't yet found anywhere so they may need to be flexible. We've also said no more negotiations further down the line.

We're not quite cracking open the champagne but this could be the beginning of us finding our new home.
