We're looking to move before January (renting if we can't sell by then) in order to hit the deadline for primary school admissions for DD. DH needs to commute into Kings Cross and is happy to walk up to 1.25 miles or so to the station. Possibly even cycle a way (along a safe route) for the right house.

After months of research, and a fair bit of drive-bys and occasional wanders on foot, I think we've pretty much settled on moving to one of the shortlisted places above as they tick the boxes over budget, distance etc.

Whether we temporarily rent or buy shortly, whichever location we choose in the next few months is likely to be "it" for the foreseeable as we'll be locked into schools then. We're ultimately hoping to purchase a home for the young DCs to ultimately leave as adults, so pretty long term.

We live in SE London and know little about the Hemel area and surrounds really, so please hit me with tales of good and bad of these shortlisted places! I've read some threads on here, but would love to hear more up to date stuff plus I'm sure there are newer people around too with opinions.

I'm mostly a SAHM for at least the next few years, so looking to make local parent friends hopefully. Am attachment-parenting-friendly, but not extremely so, and pretty open-minded and will happily make friends with just about anyone so long as they're not a twat or toxic! And as long as they don't expect me to be plastered in make-up just to answer the front door to the postie.

Decent state schools are important, but they don't have to be absolutely outstanding.

So..

I realise Berkhamsted is the most pricey by far, but is it worth the extra? DH doesn't mind the walk from Northchurch, but why is it so much cheaper - is it just the distance to the station, or is there more to it?

Is Tring dull and completely lacking in diversity? (something I've picked up from old threads) It looks nice from a drive-through, although houses for sale seem to be mostly estate houses. Obviously this is probably going to be a cycle-to-the-station place.

Are the schools any good in Kings Langley? Kings Langley itself looks nice, but the schools didn't seem that hot, I think the secondary school in particular from what I remember from my research a while back. This is the place I've looked into least.

When driving around Boxmoor, it looked very estatey. This is something we want to avoid, was I looking at the wrong bits? Which are the best primary schools here, as there are so many it will be important due to the admissions rules to be closest to the right one!

I walked around Apsley today with two young DCs, deliberately smiling at people if they made eye contact, and found that people were very unfriendly, which is a shame as it was top of my list otherwise - was the place just having a bad day? (People nearly always smile back here in my very deprived and diverse part of SE London!) There were also some really rude drivers. Have not tried the smiling thing in the other places yet.

I think you are exaggerating about behaviour issues. I live in Adeyfield which is supposely one of the rougher parts of hemel, but its really quiet. Most the council housing is round Grovehill, Highfield, Bennets End or Adeyfield. We are surrounded by council housing, but all of it is now owned privately.

There are hardly any coucil houses left and certainly not round Beechfield Road.

MurderofProse, we've been in a very similar predicament for months! And think we've finally resided with Boxmoor too! keep coming back to St Albans but we'd only get a place 20sqft bigger than our old one bed flat.. been dreaming about areas and houses for so long, we're going mad with the indecision.

After one of our viewings and checking areas days we had talked ourselves into Boxmoor and on driving out just after the magic roundabout, a half eaten kebab was lobbed through our car window! so we were back in St A for a while, but now back with Boxmoor! Obviously the kebabs are just awful in Hemel and I need to get a car with air con so can keep the windows closed;-)

teacat My parents live in "naice" Tunbridge Wells and similar things happen there too.
St Albans is a bloody nightmare for traffic.
Actually, you can hear the bypass pretty much everywhere on the south side of Hemel - I'm over a mile from it and I can hear a distant 'whooshing' right now.

Fortyplus - And it's not too far out for commuters - I commuted to London for 2 years from here before I had kids! No problem. 40 mins to Euston, pretty reliable service (several friends and dh still commute from here).

Ooh, I love the bypass. It has never been busy when I've been on it (not full rush hr, but close to, and very many times in the 17years my parents were in Tring). The main road (a26?) through Tunbridge Wells is hideous!!

Definitely unlucky Teacat - I also live right near the roundabout and never had that happen.

I've had a similar experience though (visiting somewhere where I'm thinking of moving to and it being weird) - we visited Wisbech and a man was beating up his wife in the town centre next to all these lovely Georgian buildings - we rushed over to help and had to call an ambulance and the police and give statements - we'd only been there 10 minutes when it happened - took 3 hours of police stuff before we could leave - which we did, sharpish Grin

There is a pretty dodgy pub on Beechfield Road and part of Beechfield is certainly ex council as is Crouchfield. Without wishing to out myself too much, I know people who live here and the history of their houses.

Fortyplus is also correct about Blackbirds Moor. The local cricket club have had problems with yobbish behaviour and the pitch being torn up, even during matches. This has also been in the local press over the summer. I have personally witnessed this behaviour on an otherwise pleasant weekend and seen the disgusting tip left behind despite there being numous litter bins. I would not be happy if I discovered my children had taken part in this sort of thing.

Heh at the kebab in the window! That does sound like the sort of thing that could happen anywhere. I vaguely recall having rubbish in the car window many years ago but for the life of me I can't remember where it was.

It takes so much time to do thorough research on an area (which is what I've been doing) I think unless somebody offered somewhere MUCH better than Hemel or Berko for the money, I'd have to turn it down. I can't start again!!

That's crap about the cricket pitch and so on, but to be honest, anything is an improvement on where we are right now. The smell of burning mini motorbikes, smashed glass everywhere all the time, fighting dogs off their leads in the children's play area, the constant swearing - yeah, I want an upgrade!

The dodgy pub in Beechfield Rd is currently being demolished.

I walk my dog on the Moor near the cricket pitch. It's lovely down there!

And Hemel School regularly organise their pupils to pick up litter on the Moor as a gesture towards the local community, as it's certain in case any of their pupils have been involved in dumping trash.

No mini motorbikes, no dogs in any of the playgrounds and not really much bad language that I've heard near the playgrounds.
The Steamcoach is a nice pub by the moor and DH and DS have spent a few warm weekends down there with a pint of lemonade watching the cricket.

Christ, I live in one of the supposedly rough bits of Hemel, and we don't get anything like that! Well.. the swearing maybe..

I grew up in a small, highly middle class village in Cornwall so I've felt a bit like a fish out of water round here. It suited us eight years ago when we moved here as it was one of the only places we could afford a house rather than a flat, commuting times were good and we didn't have DC. The plan was five years, but we got trapped due to negative equity and it's only thanks to massive overpayments on the mortgage that we're able to move now.

It's not been all bad here, obviously those are the bad bits but they don't happen all the time, oh wait, maybe they do with the exception of the burning bikes which "only" happens two or three times a year. Anyway, it's surprising what you get used to. Changing innertubes on the Phil & Teds once a month for starters from the damned glass. Touch wood aside from a bit of verbal abuse from cocky teens, and bikes being nicked from our shed both of which could happen in most places, we've not suffered from crime personally and the locals, even the swearing ones although not the ones with the dogs, by and large are pretty friendly. And mostly welcoming, despite the fact it's extremely evident by my appearance and accent (plain old southern English!) I'm not "one of them" whichever local culture I'm chatting to.

Regardless it's not somewhere we want to bring up the DCs, and Hemel/Berko do seem to fit the bill as a good compromise between all the factors we need. You can see why I'm unfussed by Hemel town centre.. if that's the area's worst point, I can live with some cheapy shops.. heck, I love 'em! Smile It's one of the things I'd miss about this area!

I have to confess, I quite like Hemel town centre, it's got a decent selection of shops, and it's not as miserable looking as some other town centres (Slough, Maidenhead, Enfield, Watford...)

Was talking to DH yesterday about whether we'd move (we've possibly got an opportunity to) and we both decided that actually given the choice, we wouldn't leave Hemel.

Kings langley Secondary is very good but the Rudolf Steiner school Kings Langley keeps failing their Ofsteds because of lack of safeguarding and worse. See recent report:
