We're looking to move before January (renting if we can't sell by then) in order to hit the deadline for primary school admissions for DD. DH needs to commute into Kings Cross and is happy to walk up to 1.25 miles or so to the station. Possibly even cycle a way (along a safe route) for the right house.

After months of research, and a fair bit of drive-bys and occasional wanders on foot, I think we've pretty much settled on moving to one of the shortlisted places above as they tick the boxes over budget, distance etc.

Whether we temporarily rent or buy shortly, whichever location we choose in the next few months is likely to be "it" for the foreseeable as we'll be locked into schools then. We're ultimately hoping to purchase a home for the young DCs to ultimately leave as adults, so pretty long term.

We live in SE London and know little about the Hemel area and surrounds really, so please hit me with tales of good and bad of these shortlisted places! I've read some threads on here, but would love to hear more up to date stuff plus I'm sure there are newer people around too with opinions.

I'm mostly a SAHM for at least the next few years, so looking to make local parent friends hopefully. Am attachment-parenting-friendly, but not extremely so, and pretty open-minded and will happily make friends with just about anyone so long as they're not a twat or toxic! And as long as they don't expect me to be plastered in make-up just to answer the front door to the postie.

Decent state schools are important, but they don't have to be absolutely outstanding.

So..

I realise Berkhamsted is the most pricey by far, but is it worth the extra? DH doesn't mind the walk from Northchurch, but why is it so much cheaper - is it just the distance to the station, or is there more to it?

Is Tring dull and completely lacking in diversity? (something I've picked up from old threads) It looks nice from a drive-through, although houses for sale seem to be mostly estate houses. Obviously this is probably going to be a cycle-to-the-station place.

Are the schools any good in Kings Langley? Kings Langley itself looks nice, but the schools didn't seem that hot, I think the secondary school in particular from what I remember from my research a while back. This is the place I've looked into least.

When driving around Boxmoor, it looked very estatey. This is something we want to avoid, was I looking at the wrong bits? Which are the best primary schools here, as there are so many it will be important due to the admissions rules to be closest to the right one!

I walked around Apsley today with two young DCs, deliberately smiling at people if they made eye contact, and found that people were very unfriendly, which is a shame as it was top of my list otherwise - was the place just having a bad day? (People nearly always smile back here in my very deprived and diverse part of SE London!) There were also some really rude drivers. Have not tried the smiling thing in the other places yet.

I moved to Hemel after graduating for work. DH is pretty local too. The train service has much improved since the late 90s. I personally prefer not paying through the nose for the right address and not be able to pay for good nights out etc. I like my luxuries so am happy in Hemel and can easily do the meals and taxis out to St Albans or Berko etc when we want to.

Wigeon, no Hemel is not 'worse' than Sat Albans/ Berko/ Tring. That's the point. It's not as posh, but that doesn't mean 'worse' in my eyes. I would genuinely prefer to be in Hemel if I was going to move out of London.

StiffyBing.. It took me four hours to Exit from kings car park on the ring road one gloomy bank holiday! Eek. I worked in Hemel, liver in northchurch and got relocated to Surrey/middlesex. Loved berko and think would like to live there again. But DH not keen on revisiting places/holidays/experiences etc as
Feels they are never the same. Of the lot if you work in city I would go for harpers or berko.

We lived in Tring, admittedly before children so different experience, and loved it. Really lovely little town, but we lived in a matchbox then moved to a huge house in Leighton Buzzard for not much more! Tring was a lovely place to live though, nice pubs and cafes and greenery and the fab museum [feels nostalgic from 400 miles away...]

I think Watford is underrated for some of the reasons mentioned and others too - it feels like a real town with a bit of character (two theatres, football team, period hoises, tube stations etc.). The area around Cassiobury Park is really nice. Agree traffic is dire although it is right next to M25/M1 which makes getting anywhere a doddle, and 15mins to Euston too.

I just find Hemel to be utterly depressing and its worst bits are as bad as anywhere in the South East (excluding London). Shame really because it has a nice hilly setting but that's postwar planning for you.

Bushey is expensive and neither one thing (pretty market town) or the other (village)....and its station really should be called South Watford.

I agree that 90% of the houses look identical, but I think the town was well planned. Virtually all of hemel has a doctor within walking distance and important facilties like the library, civic centre, Dacorum College, bus station and hospital are in central locations. There are plenty of parks and each area of hemel has its own community centre.

But what ReallyTired said is true about doctors and facilities. It's easy to walk around.
There are also dentists taking on NHS patients instead of people being forced to go privately as well.

Well, today we're off for a wander around Northchurch and Boxmoor. It's not entirely clear on the map, but does Northchurch extend north of the canal or is that considered somewhere else?

Also, which part of Boxmoor IS Boxmoor? Given we thought it looked a bit estatey last time I'm wondering if we were looking in the wrong place..

Not really sure where Boxmoor and Warners End start/ finish...

All round the green area, the station and the canal would be definitely be Boxmoor.

If its not too late, the boundaries of Boxmoor are considered Northridge Way to the north and west down to Cottrells towards the town. I think parts of the main road near the station is also part of Boxmoor.

PS watch out for housing around Kingsland Road and Horsecroft Road. Children living in these roads did not get into Boxmoor Primary for reception Sept 2012. Was a bit of a stink about it locally.

Hemel isn't that bad, got some lovely green spaces to wander round.

For those of you concerned about such things, Boxmoor Primary School just had a very dodgy Ofsted report. New Head now, so who knows what will happen. I do wonder, however, if it has always relied on its catchment area in the past.

Also, re: Kings Langley kids getting into Watford schools - only if they're very bright. And there are far fewer than in previous years, since the recession kicked in and people's 'private school' finances started being squeezed.

Parking in Kingsland and Horsecroft is a pain, although the estate agents always rave about those roads and call them "premium locations."

Clam - I believe that Boxmoor Primary has rested on its laurels and catchment area for quite some time. According to local teachers, there has been a general decline in the standard of teaching and it is being propped up by parents' efforts.

The trouble with the Manor Estate is it's a bother to get out of - at the moment anyway. Interested to hear that there are plans afoot to improve Apsley High Street - just hope it includes re-surfacing it Angry You have to fart around with that silly single-lane blind hill over the railway, and then get stuck in the little one way system at the bottom. And then wait for someone to let you out into the main road.
Plus, whilst there are some nice houses up there, it's all a bit of a mish-mash, and you're always going to have bypass and railway noise, whichever way the wind is blowing.

Boxmoor is the place to be! Wink

And be careful with your catchment areas for HH School, although it sounds as if you're doing your homework. It's much wider to the SE than it is to the N and NW, as you're veering close to Cavendish catchment there and that will then take precedence under whichever rule it is.

clam - I also read that about Boxmoor Primary too.. quite worrying! I'm more concerned over decent secondary school (I spotted from the Good School's Guide that you have to be careful about being too close to the Cavendish area) So unless a primary is noticeably below average, we'd probably be happy with most places. Obviously we'll try to get into the better schools if we can though!!

True about the noise in the Manor Estate.

Well, we toured Boxmoor and Northchurch today. Both seemed nice - it was clear we'd been looking at the wrong part of Boxmoor last time, we'd gone too far north! I think we're leaning towards Boxmoor because it appears you can get more for your money, plus there is more rental property available if we opt to rent first. As I've mentioned, I have no issue with Hemel Town Centre particularly!

Now we just have to finish getting this place ready to sell, we're getting there, but with three young DC and crammed into a tiny two bed place and hardly any spare time, decluttering has been "interesting" even with a storage unit on the side!

Hi - Berko is nice BUT v expensive for what it is. Parking is a nightmare. The Rex is a nice cinema BUT it is impossible to get tickets for ime- vvvv overbooked. The shops are ok - but ime if you go round them every 4 months that is enough!!!! - and parking at waitrose is always terrible.

Tring is horrible - miles away from station, traffic is crap, main street shops - some are ok but there is NO parking at all. The NHM is OK for an afternoon out every 6 months but apart from that? Forget it! Parking is crap round it anyway, esp when it's raining (cos then it will be mobbed). Don't like Tring at all, sorry.

MerryCosIWonaGold - Boxmoor 'proper' is St Johns Rd, Cowper Rd, Horsecroft Road, Wrensfield, Robinsfield, Anchor Lane, Heath Lane etc etc. But it also includes Beechfield Road which has a lot of council properties and quite a few 'tenancy issues' ie behaviour that some might consider anti-social. You will see properties in London Road, Stratford Way, Roughdown Avenue etc sold as 'Boxmoor' but they're less desirable than the main village. Blackbirds Moor is the 'village green' and is a gathering-place for local teens. It's been designated a no alcohol zone because of all the problems with rowdy teen behaviour. Some parts of Green End Road are considered Boxmoor.

PiedWagtail - What does LB stand for?
