Just got photos from Estate Agents - what do you think?

Just got the photos and brochure from our flat which we're selling from the EA.

What do you think of the pictures and the blurb? Please feel free to be honest!

I can change the blurb and select a different set of pics for the brochure - they give you access to do it yourself.

Lovely flat!

Just a few minor things - bedroom, can you rearrange and swap the bed and wardrobe? Looks odd having the bed so near the doors.

Pic of front of building - can you get a new one without the pile of rubbish in the front step?

Can you put a picture up in the living room? Walls looks quite bare

Why the pic of the hallway?

I agree with iggly I'm being lazy and not retyping it myself. Can you change the last paragraph of the blurb which describes the area to more than one paragraph or something. I'm not sure what I mean but i just wanted to change the punctuation or way it was written slightly. Its not what it says it just Didn't grab me when I read it, only the last paragraph though.

I agree! We planned to move it but it was all a bit of a rush and forgot (annoyed with myself about that!!)

"Why the pic of the hallway?" i agree it doesn't add much! But I don't like any of the remaining ones really, and you need to have 9 for the brochure.

I'll see if I can link to the others and maybe I can find another that's not so bad!

The ones of the front room for example are a bit odd - I'm not sure the wide angle actually helps! It's a big room anyway but the pictures make it look a bit odd I think.

I know the front room is larger, but with the doors out into the patio area I'd be more inclined to set the rear room as the living room & the front as the bedroom.

Also it's bare to the point of being austere. Could do with some accessorising.

Out of curiosity, does the lower ground floor flat have windows at the back? (Or are you the lower ground floor flat? No houses like that round here Grin)

There is a flaky EA here who just loves close-ups of architectural features (usually at a zany angle Hmm) but you could do that with your fireplace for an extra pic (maybe with things on the mantelpiece, apart from the mirror, & An Arrangement of something in the hearth?)

am stunned at the price though. You can get a whole 2-storey-3-bedroom+attic house for half that where I live. (Not as nice though!)

Great pics. You'll sell quickly, I'm sure. Wish it was the same outside of London! I have a similar flat in the south east and it's not shifting! :(

Ponders you're right it could be set that way round. I rented it for a while and our tenant did just that. I chose to do it the other way when I lived there as I it seemed to make sense to have the larger room as the living room.

I'm going to make sure I mention that it's easy to do that on the viewings.

I wonder if we should have done it the other way round now ... :)

There's a house for sale near here with 23 photographs on the website. 6 of them are close-ups of individual foxgloves. So on that basis you could change the hallway pic for one of a cup or something. Grin

There's one being advertised local to me at the moment, which has a close up of a rocking chair with a cushion on it, it's named "internal lifestyle photo". It just makes me think "oh purlease!" Didn't put me off the flat though I suppose, which is lovely.

yes minor things from me too - I couldn't decide if someone lived there or not - it seemed completely devoid of stuff !

i don't like the wide angle lens all EAs seem to use these days. Just look at the washing machine, the door looks all elongated. it always makes me think 'oh yeah ... just how tiny is this place really ?'

could you put a new towel on the bathroom rail.

are the kitchen worktops granite too ? if so then add that as the kitchen floor being granite seems to be mentioned a lot.

looks clean and lovely too - best of luck !

Yep I was going to suggest a fireplace pic too. Definitely lose the corridor shot. The second living room one does look terribly spartan - If you can think of something else to do a close up of (front door? Another patio angle?) then I'd lose that too.

Iggly, usually our house is chock full of clutter! The flat has never looked so clean or nice!
Most of our stuff is in storage - we moved it all out to renovate - we've just brought the bare minimum back into the flat now.

It's like being on holiday in your own place :)

There's no way i could actually live like this for long, i have no idea how people do it. They must be cleaning all the time!

In the first sentence, I would say 'flexible layout' rather than 'nice' layout to address the possibility of switching the rooms - also 'nice' is a bit of a bland word.

With regards to blurb changes, just be aware that if your property is now live on rightmove, anyone using propertybee etc can see any changes you make as track changes in the text - not necessarily a problem but you probably don't want to overuse the function...

It's actually had the opposite effect in the front room. It's a big room but the wide angle lens has actually made the massive sofa look smaller!

Your post prompted me to have a look locally (well the posher part not exactly here) and the first one that came up was just as expensive as London!

Grin I've been visiting friends in Hackney, Clapton, Dalston, etc for years so when I saw the external photo I knew just where I was (trips merrily down memory lane!).

I was confused about whether it was the 'basement' or not. It could be the flat accessed via the front door as shown on the photo, or via a door under the front steps. This needs to be made clear.

I also couldn't read the long paragraph about the area and its benefits. It needs shaping with paragraphs at the very least (or get it sent over to Pedants' Corner for a good re-work!).

The flat looks beautiful, although I agree that I'd like to see just a few more homely touches. How about a quick trip round some charity shops for some quirky artefacts?
