Is there any advantage to selling with estate agent who has property you want to buy on their books?

If we go with estate agent who has a house we want to buy, will they make more of an effort to market/sell ours? From what I can see, estate agents do very little to sell apart from take your money, am I wrong?

I think so, they might Market yours more/push it as they know it'll be worth two sales.

They do ring people on their books who have expressed an interest in that type of property.

I think so - we sold through the agents who had the house we wanted to buy. Two sales for the price of one if they sold ours. When our first buyers pulled out they really seemed to pull out the stops and we had a new buyer within 3 days paying more than the original. They also kept us up to date with interest on the house we wanted.

However make sure you get at least 3 valuations and 3 quotes for terms as you don't want them thinking they are the easy option and charging you over the odds/locking you in to long contracts.

We did this. He had a real push on to sell ours and sold it in a week - he knew that if he did that we would definitely buy our current house (much much bigger) from him. I think it's an advantage.

We just put ours up three weeks ago with the agent of where we want to buy. They are really pushing ours for us and I feel like they are going the extra mile. Obviously it is in their interest so they get two sales, but it is working to our advantage too.

Thanks everyone. The agent I'm thinking of has cheaper sale cost too so will prob go with them.

Yes, I agree. When we moved, and our buyers pulled out a week before everything was due to happen, the Estate Agents pulled out all the stops to find us a new buyer, as it would be 2 sales they lost.
they were really, really helpful in terms of chasing things up too - to make sure the sales went through again.
