Bit of help needed, i am buying a property, and found another in the same road recently sold, please compare for me!

The other house has a bigger garden and an extention, a dated kitchen, yet was a cheaper asking price, should I pull out?

I offered £132,000 initially which was rejected, so went up to £135,000. The house was reduced from the previous asking price. I can see from zoopla they paid more than my offer when they bought themselves.

I have lost so many properties, as three bedrooms in that price range and in that area go within days, though the others were regular semi houses. I missed the other house as it is listed as two beds.

What do you think, am I paying too much?

I don't think you have payed to much and I think the one you have bought has a much nicer garden and kitchen, expensive things to replace.

But the one on Horne Rd is much nicer and won't need half as much work done on it as the other. Is that the one you bought? Not really clear..

The one you've bought is much nicer and doesn't look like you need do much to it. The other would have to have new kitchen, new carpet etc etc.

The other house would need a new Kitchen, carpets, from the look of it new heating/possible boiler. Likely new bathroom as well. You'd be spending quite a lot of £££'s on it. Plus the 3rd bedroom is downstairs but your one has all the bedrooms upstairs as well which makes a huge difference.

House 2 needs to be dragged kicking and screaming into this century. House 1 is there already. Mind you, how big a price difference?

Bear in mind new kitchen for house 2 maybe £3-5k?, plus didn't see the bathroom - that might be another grand (disclaimer, prices are guessed and are at my local rate, expensive area!).

The one that you think has got away has slightly more curb appeal from the outside. And that's it. You can change the outer appearance of yours. The other one needs new kitchen, bathroom, carpets, some interior doors which + mucho cost and disruption. Yours has all that done.

I was thinking of extending at the back and knock down the external kitchen and dining Walls to integrate it all, the kitchen was put in five or six years ago and i cant see more than one person being able to use it at once, the carpets and decor are tired in reality, it needs new windows also, which doesn't come across on the Internet and need redoing in the house I am buying. Both houses are on the same side of the road about six houses apart. I can't get the other house, I am worried I am paying too much.

How much did the other house sell for? If you take the purchase price and add all the refurb costs, how much cheaper is the other house?

I like the look of yours. Needs a bit of updating but nothing major so you can concentrate on doing your extention as and when you are ready...

For a 3 bed in Hilmorton that is a good price, in a nice street. An extension and knocking through to make a huge kitchen diner is an excellent idea. Does anyone extend over the garage in that area or does that take you over permissible limits?

if you want a house you can move straight into and make your own once you are in then you aren't paying over the odds IMO

Both houses have just two bedrooms upstairs. In one the room downstairs is listed as a study and in another as a bedroom. The one I am buying has adjusted the layout a bit, they added the front door and porch. The original layout has the front door to the side. The one I am buying is missing a radiator in a bed room and has a random sink in one of the upstairs bedrooms, from the 1970's. The bathroom has an odd towel rail and door that needs attention, as you go in the rail is using up space in the door way so needs to be moved further into the room, and the tiles wil need redoing, the door handle on the back of the door doesn't help as it juts out, so you have just half a door way to get into the bathroom, and I have to remove the dilapidated rotten greenhouse, conservatory contraption and fencing on my side. All the cupboards are almost forty years old not great ones, very basic and will need redoing. I was happy with the house until I saw the other one and I am picking holes in it now.

Good job I'm pondering yet another name-change but yes and am looking to move to the same area. Know you can buy more space in other parts of the town for the same money, but primary and secondary school catchment makes such a massive difference, doesn't it? And tbh I didn't know you could get that amount of space for that figure, most other 3beds are 30k more, so into you've made a savvy move.

At the end of the day it's about how much that house is worth to you - how many other houses have you lost out on etc?

What are the chances of getting something else you like as much for that sort of price?

Perhaps they other one sold cheap to a cash buyer as they wanted a quick guaranteed sale IYSWIM.

I spoke to the council about extending options, no you can't build over the garage, that doesn't bother me, three bedrooms is enough for us.

What is first, a plumber to sort out the radiators and remove the sink. New windows and front door. A plaster to skim the bedroom walls after tile removal, and the living room Walls. I have no clue how to sort out the bathroom tile situation after removing the towel rail. Then a decorator to do the living room and two of the bedrooms.

New windows are going to make a heck of a difference to the curb appeal of the house and it's surprising how quickly those kind of interior changes can make a house feel like 'yours' and a home

Also isn't yours a 3 bed and the other only a 2bed?

Yes, both have two bedrooms upstairs. The second one has open plan living dining, extended kitchen, and an extention you can see from the maps app on the details. The third bedroom is listed as a study on the second house.

The one you're buying was originally on for £155K (I have property bee) so I think you're getting a good deal, not that I know the area. Looks lots nicer than the other one so would be worth more.
