Anyone want to buy a lovely 5 bedroom, thatched grade 2 listed house in West Berkshire?

Because we're about to put ours on the market and (secretly hoped) I could somehow just sell it without having to pay estate agent fees. So on the off chance someone is sitting there thinking, I need a new house in the country, here's info:

  • 5 bedrooms (we use one as a study)
  • 2 bathrooms
  • downstairs loo
  • big entrance hall
  • drawing room with inglenook fireplace and wood burning stove
  • l-shaped big kitchen with diningroom
  • solid oak flooring throughout downstairs
  • playroom
  • double garage
  • very big garden
  • swimming pool
  • grade 2 listed (300 years old thatched cottage that used to be village school)
  • in a small village about 10 minutes from Newbury
  • about 18 mins drive to Didcot station for fast trains to London (45mins)
  • 3 minute walk to local school (small school with tiny class sizes rated good by OFSTED)
  • in catchment for highly regarded secondary school
  • 2 pubs in walking distance
  • beautiful country walks from the house

Price is £725k, but if we can avoid estate agents fees can negotiate on price :)

Promise not a stealth boast although will happily admit that we are very lucky to have it. If it hasn't sold in ten years SmileItsSunny I might cry.

Sounds a bit of a bargain too. I thought it was a bit pricier in West Berks.

I want it! But I can't quite reach the asking price, would you consider a straight swap for a 3 bed 1 bath in an urban part of South Yorkshire? Grin

Lots of reasons - husbands from Yorkshire and wants to move back, closer to his mum, we feel like a city life for a while (although I will seriously miss the walks we have near us) and the private school fees are cheaper up north and even though the local comp here is excellent, DH is convinced he wants the kids to go private.

That sounds remarkably good value to me. I have a really good friend who lives in one of the villages near you and has a 3 bed/2 bath thatched 300/400 year old cottage absolutely lovely but I think that is worth £550-600k (and she doesn't even have 2 pubs in walking distance! Grin). So yours does sound like a really good price and a lovely house to boot.
