Never sold before. Feel utterly clueless and out of depth. Don't even know if we can afford to bloody move. Just want to rant, really

Sorry, bit 'woe is me' there Blush

Think we know what our max. budget is (saw mortgage advisor few days ago, he has 2 products potentially)

Getting 2 valuations on ours next week

But am freaking myself out by looking at 'recently sold' prices in my street as I don't think we're going to sell at the price we need to in order to be able to borrow enough etc etc

God oh God it's a headfuck, isn't it? And we really do have to move, no space blah blah

Anyone else in this situation or with wise words to soothe my nerves?

Well, I've had 2 valuations done so far, another due tomorrow

1st was what I expected, value-wise. So hopeful that we can afford to do it, based on what we can sell for

2nd was below (even at his 'top-whack', we would only just be able to afford to do it)

So hopeful that the one tomorrow will be more in keeping with the 1st. Plus, the EA who did the 2nd was simply AWFUL. Completely lived up to the stereotype. Was going for the hard-sell, contradicted himself all the time, really bloody pushy. Horrible

notnowbernard - one of the valuations we had was £125,000 below the middle valuation, and £175k less than we're on the market for, so don't lose heart with the second one.

It helped that the agent who gave us the best valuation also was the one I liked the most - he got really excited about our property, which made me think he can sell it. The mid range agent told me that his team would sell our flat as they don't pay them enough to eat, so they're hungry for commission Shock

Hope you get what you want on your next valuation - and if not, go with the first one!

Those figures are shocking! How can they be so wildly different?!

I also liked the EA who did the 1st one. He seemed to genuinely like our place as well. Was laid back, not remotely pushy and didnt constantly bang on about what his company could do for me Hmm

No co-incidence that 1st was from a local independent and 2nd from a national chain...
