We've been gazundered

Everything going well, surveys done and all good, buyers bank happy with price. Buyer comes back last week offering 20K less, for no reason other than that they can.

Sigh. We can't proceed with a drop of that magnitude. They are already getting a great house for the money ( isn't everyone who is buying at the moment?) and we are stumped.

Just needed to get it out [cry]

They are already getting it for a song, honestly, there is nothing as nice on the market in the area! ( North west).

Anyway - good news! Previous people who made an offer but weren't proceedable now are! The EA is working with them to see what deal can be done!

I bet they will 'find' the 20k now! Stick to your guns because although the market is bad atm they have left it too late in the day for this sort of nonsense!

Stick to your guns, and pursue other buyers.

My friend was subject to a last minute gazunder manouvre a couple of weeks ago and held fast, refused to drop price. Buyers held their position until the next last minute and then caved in at agreed price the day before exchange and completion on the same day.

The market isn't great by any stretch but that doesn't give anyone the right to screw people over.

They have spent money on this they will not want to lose....legal fees, valuations etc.

Put it back on rightmove asap and let them know you have another offer.

This makes me cross, and I am concerned this is what is going to happen to us. Hold your ground and I agree about getting the sold taken off rightmove.
BTW to the person whose husband took out the downstairs bathroom suite I suspect that is actually illegal and you could have been sued (so suggest you don't try anything like that!).

we got stung like this too. we had accepted 30k under asking price, and they knocked another 20k off on day of exchange. (sounds like an expensive place, it wasn't - a 2 bed flat so they got 20% off in total).

we had to move, new job starting in another town. but we honestly couldn't afford to. they people we were buying from were getting divorced and while the wife wanted to share some of the hit to get the house sold, the husband wouldn't. then their EA called to say another house we'd seen, that had been way out of our price range, had dropped in price by 50k, they could move in two weeks and would we like to make an offer?

we did, and moved in two weeks. it was awful at the time, but we've ended up with a much nicer house in nicer area. hope your cloud leads to a similar silver lining.

What's their position? Will they lose buyers if you don't agree? In which case, your position is probably stronger. Great news that there is someone else that might be interested! Some people are just rotten. My buyers have been lovely and honourable - my vendors have lied to me about their position and can't get a mortgage so looks like I have wasted money on searches and survey. Good luck!

Hope so everyone, I really do.

I suppose the other option is to pass the difference up and split it between us and our vendor BUT the trust has gone. I don't want to do business with these people, I don't trust them not to try another stunt even further down the line.
They've already demanded so many things from us already, I think they are arrogant to say the least.

Fingers crossed our lovely other buyers can pull it off!

I just cannot understand why people do this.

They know they are getting a great deal. They have had the finances approved for it so can afford it. They know they will disrupt and upset people so WHY?
Are some people just shits?

I hope the second buyer goes for it and you fuck the first buyer off. I then hope the first buyer comes back, offering the extra 20k and you tell them where to stick it.

This happened to us a couple of years ago. We refused to take the extra 20k off and told estate agent to remarket the house. A week later they backed down but we said we didn't want to sell to them any more as we didn't trust them. They ended up offering us more than the original agreed price in the end but we sold to someone else.

Really hope your other buyers come through!

The people we bought out first house from did this to their sellers (this was in 1999)

They ended up having to go into rented accomodation as they tried to get even more off the price and the seller got so angry/upset he sold it to someone else for less just so this knob didnt get it!!! Smile

Makes me happy everytime I think about it....
