I am having a nervous breakdown!

Buyers are taking the survey in to the EA this afternoon, as there are a couple of 'minor' issues that they want our 'opinion' on. We stressed that the price we agreed was NOT subject to survey, and this is all reminding me of the last buyers we lost.

It is driving me insane now.

So sorry to hear this PJ. I think some people are expecting perfection whilst paying rock bottom prices.

Unless you are buying a brand new house (and even there you get issues), most people would expect to have work to do to a house when they buy it. Or is that too much like common sense?

It is something to do with the tile being too shallow for the pitch, it came up when we moved in, too. Dh and I could see that they were all the same in the street, and it was obviously the way they were built in the 1950s.

I don't understand why such a minor thing would compromise a sale - if the roof is in good nick and it's not part of the main structure of the house, it's not that important.

Chin up - it may be a blessing in disguise, you could get a better offer Wine. Any viewers lined up?

Viewing set up for Saturday. Agents trying to convince us to fix the price at the offer we accepted, which is 10k below asking. I'm not sure, would a fixed price actually put people off? Wonder if I should start a thread about it...

Some folk are weird. Better luck for Saturday.

Some houses round here have an "open day" on one of the weekend days for an hour with a special offer of say 10k off for a sale that weekend only. It has worked for some.

PJ I know you probably don't want to but is there anyway you could get the roof fixed and then go back to the original buyer and offer to pay half the cost or even all of it?

I feel for you soooo much. We have been in the process of selling our house, victorian end of terrace, and we get:

The walls are not straight, there are no radiator caps on the valves on the radiator, there is a crack in the corner of a window, there is a plaster crack in the kids wardrobe, we dont have fencing on a part of the backgarden (but we do have a great big hornbeam hedge though!) etc etc

Oh yes, we have dropped the price by 40 grand and are cheaper by miles of other similar houses.

I do think that sushiqueen has nailed it by saying:

Should say that we told her to get stuffed, rectified her 'comments' but I am totally and utterly convinced that we have the crappiest house in town now.

pinkjenny sorry to hear about your painful buyers. Some people give no consideration to how their actions - and delays - might affect other people.

IMHO, I wouldn't be inclined to fix the price below. The reason I say this is that I'm a first-time buyer (currently looking just outside London with OH) and I think from talking to friends also looking to buy that there's almost a definite expectation that you will pay below asking price given current market circumstances and it being a buyers market. I'd be concerned if you fix the price £10k below, you'll still get offers slightly under made. If a buyer is told the price and that previous buyers offered £10k less then they still get the feeling on making an equivalent bid that they're 'getting something off' - a little psychological bonus for them.

May just be a london thing re bidding under but thought I'd offer that as been looking last weekend again.

Hi all, thought I'd post an update. Work have removed everyone's Internet access and well, it's been a nightmare, I've actually had to do some work. Will be back on mumsnet properly as soon as they sort this iPhone app out.

Anyway, so we lost the last idiotic buyer on the Monday, and we had a long chat with the EA. We decided to take the plunge and reduce the house to the offer that we had accepted, which was 25.5k less than the original asking price. We did that last Friday. We had 4 viewings on Saturday, one of whom put a full asking price offer in (obv at the reduced price). He is a cash buyer and a developer and doesn't want a survey. So, we are at sale agreed and we have finally instructed survey on the property we want to buy.

Lets hope third time really is lucky! Grin
