I am having a nervous breakdown!

Buyers are taking the survey in to the EA this afternoon, as there are a couple of 'minor' issues that they want our 'opinion' on. We stressed that the price we agreed was NOT subject to survey, and this is all reminding me of the last buyers we lost.

It is driving me insane now.

I suppose he could be trying to put together quotes to see how much rectifying the defects would be. You have to decide whether it's worth sticking with this buyer. Give him a deadline - he must be prepared to commit by Thursday at noon otherwise you will be arranging viewings for the weekend. Tbh, he sounds like the sort of person that will try to gazunder you at the last moment anyway.

I think you need to tell your Agent what you want PinkJenny. If you want to show potential purchasers round in the face of the current ones' reluctance to commit then it is your perogative. Remember you should be both be working together to sell your home (joint goal). This needs to be as unstressful as possible. Good luck

Agent - the disconnect between me and the EA is that they believe the buyer is being sensible, by investigating the issues before he commits - but I can't see how what he is doing is actually helping to determine whether the issues are a dealbreaker or not. The EA actively judge me for putting an offer in on another house before we sale agreed.

Work out your goal PJ (ie. selling the house) and then make a list of blockers and enablers. Speak to Council and see if you can remedy the situation whilst this is ongoing - it will help stave off similar queries if this falls through. Could well be painless and fairly quick. Alternatively, offer indemnity insurance and get house back on market. There's nothing to stop you checking it out with another agent. Go with recommendations. Whereaouts are you?

Finally got a call from the EA - his solicitor is calling her in the morning to discuss the issues, not entirely sure what that means, but anyway. I did manage to finally (and calmly) get my point across and she does seem to be coming around to my way of thinking.

I wish the fecker would just bloody withdraw and put us all out of our misery. It's not your ideal buyer, like, is it?

He's trying to make you sweat. If I were you, I would err on the side of the sale now being off and trying to find another buyer.

I think that is what we are doing, but the only person that was interested is put off by the current situation so we are a bit stuck. I'm just not sure what he is gaining at this point, I mean what could the solicitor say that will make so much difference? Hmm

So, the update is that there isn't really anything to report. Buyer is 'cautious by nature' apparently and is going in to see his solicitor on Monday to talk him through the contracts. According to the agent, the buyer is positive and the solicitor is being very low key about the issues.

No idea what to think.

I think that's positive. I would have thought that if they were walking away, they'd have done so by now.

Presumably the solicitor is talking them through things with a view to getting the contract, transfer and mortgage deed signed then and there?

Will keep fingers crossed for you though! It's a horrible process.

Well, my solicitor rang me at 4pm today to tell me that our buyer is now going on holiday and doesnt want to leave the house empty and so wont complete til 12th August....we were supposed to be moving on Friday!!!

Am livid. So angry. I have - literally - jumped though hoops for this idiot. He wanted end of July so I have spent 2 weeks on the phone harrassing the bank, the EA and my solicitor to get things ready (not to mention put half of our stuff in storage and booked a removal van!!)

Oh. and guess what? Our offer was accepted on condition we complete on 29th....

He signed yesterday. We are supposed to sign on tuesday...WWYD?

Feel like I want to tell him to go to hell....the survery has come up with a couple of issues that need lookng into too.

Just feel like I want to give up. but I really want to move too Sad

I think you, well both of us, need to keep the long term goal in mind. That is, we want to moooooove. Another fortnight makes no difference in the grand scheme, and at least it gives you time to look into the survey issues.

I dont know Sad Hopefully they will realise they wont get a another buyer in those 2 weeks! Got to pay more out for the storage unit and got to try and change the van hire date too.

ANy update PJ and Bec? I have been following this thread to take my mind off the fiasco that is my own house move! We have now agreed a new moving date but the bottom of the chain wants compensation of £500 and we have agreed to pay £250 but the middle of the chain are refusing..... Hmm Why is it when people move house they totally loose sight of the bigger picture??? Hope you have some news x

Our buyer now wont complete til 12th august because.........he has booked a holiday and doesnt want to leave the house empty - should have been moving this friday btw! I have spent the last 2 weeks constantly on the phone to EA, solicitors and bank. Running around putting our stuff into storage. Made myself ill last week with it all Sad

Anyway, the building company that own the house have come back and said that we can still have the house even though we wont complete by friday as long as we pay what they paid - which we cant.

So. We have lost that house.

Been in to solicitors to sign today (our wanker buyer signed last week) so - hopefully - should exchange tomorrow.

Going to look at 2 rental properties tomorrow afternoon - the only ones available in the village........so we have got to have one of them!

Would really like to tell this buyer to fuck off (sorry for pottymouth) but he is a no chain cash buyer and he is saying "jump" and we are saying "how high?" Sad Angry Hmm

If we did pull out god knows how long it would take to find another buyer and he knows it and is being a real twat about it all. I dont know how those of you dealing with long chains manage...I was so naive!!! No chain cash buyer and buying a no chain house!!! How hard can it be?????

We dropped our price A LOT because we wanted to sell. We had 2 offers on lovely houses rejected at £5k below asking price and this house was - if I am honest - a last ditch attempt at not having to rent.

Do people really want to sell atm? Do they really think that - outside of london and the stockbroker belt - they will get asking price????

In one way if we can get a decent rental place I want 6 month OFF house hunting...we can add to our deposit and see what comes on the market over the next few months.

bloody hell, sorry to hear you lost your house Sad you poor thing. We were also supposed to move on Friday and are now possibly moving on the 12th too..... We have had a huge stand off between our buyers and their buyers, the bottom of the chain going awol in Saudi with visa probs and delaying exchange for 3 weeks with no explaination, then turning up last week like nothing happened Shock Now we have delayed (due to have my baby in 9 days) and it still looks shakey, its so arsy and stressful! If this falls through we will lose our purchase as we have managed to get a really good offer and we are sure it won't happen again. If that happens its rented for us too as I just can't stand all this chain bollocks!
