Anyone else going through selling and buying and cautiously excited??

Our house was on the market for twelve months, we had an offer in february that fell through, found another buyer a couple of weeks ago. Our new buyers had their survey done on Tuesday and I am anxiously waiting to hear that all was OK.

We have had an offer accepted on a house we want, and I am starting to get excited.

It's such a long old process though, with so many things to go wrong...

Our survey was back on Fri but still waiting on any news...........will collapse if we ever exchange!!

Becaroooo · 11/07/2011 17:48

Hi FP

Well, contracts arrived at my solicitors and have paid for the searches to be done so......

hksi · 11/07/2011 19:35

Buyer has pulled out :(

Becaroooo · 11/07/2011 19:59

oh hksi I'm so sorry - thats crap. Have they given you a reason?

noddyholder · 11/07/2011 20:01

God we are under offer and have had an offer accepted. Our buyers are having only a mortgage valuation (tomorrow) but I am still concerned as we have done a lot of work but surveyors are tossers(not all obv!)

Becaroooo · 11/07/2011 20:04

We are only having a mortgage valuation too as we are buying a fairly new house (circa 2004) and we need to move quickly.

noddyholder · 11/07/2011 20:13

Ours is an old house but the buyers haven't decided to have a survey and they have a 50% deposit

SparklePrincess · 11/07/2011 20:56

Shit!! Sorry to hear that hksi. :( Why? Big hugs. x x

noddyholder · 11/07/2011 20:58

Oh no hksi what did they find out to be so rash?

Sushiqueen · 12/07/2011 07:18

Hksi - so sorry to hear your buyers have pulled out. Have they given an particular reason why?

It can't be just down to the survey surely - as all surveys will pick up on some things and you have to expect to do some work to a property. it was anything major you would know about the problem as you live there.

hksi · 12/07/2011 08:22

Thanks everyone. On Friday we rang the EA to ask if the survey results were back. He said he'd just spoke to our buyer who was worried about a couple of things - something to do with roof - not sure what exactly but when we bought it to meet with current building regs the roof could be braced more but all houses round here the same and noone has had a new roof. He said she was probably just flapping as she didn't know what that meant and was bringing it in to show him on Sat. Sat late we phoned - she hadn't been in but he'd rang and she was showing it to a construction friend of hers. Phone call 7 last night - she had emailed to say she was pulling out as surveyor said rental income was not high enough..........Hmm and they wouldn't give her the mortgage........would this not be true on Fri???????? Have persuaded DH to give it until end of week to see if we can generate interest - did sell quickly last time - twice. Feel sick and sad :(

Pinkjenny · 12/07/2011 11:16

Oh hksi - I fear that is about to happen to us also, again! If you sold it quickly, I am crossing everything that someone else will come along.

The EA are sick to death of me.

Isn't it soul destroying?

OP posts:
Becaroooo · 12/07/2011 12:47

hksi Oh thats too bad, I'm sorry. If you sold quickly twice, I am sure you will again x Could you ask to see the survery report???

PJ Why do you feel that way???

Our solicitor now has the contract, the mortgage offer docs should be on the way and valuation should be being sorted....its so tiring as I know I am going to be on the phone to them all every day til completion!

Our buyer is anxious to exchange - think he is worried we will pull out! - but would happily give us another couple of weeks but the vendors made quick completion part of the contract. sigh.

hksi · 12/07/2011 17:51

I feel totally exhausted and have given EA until Fri to resell. This is really to give me time to get my head around the fact that it's all over. Can't see they can sell it in 3 days!!!

Becaroooo · 12/07/2011 19:43

hksi Would you consider changing EA??? Would it revitalise your sale???

hksi · 12/07/2011 20:26

I think they are good at selling - first time 4 weeks and 2nd time 3 weeks. Think I'm too OCD to keep going lol! Become obsessed by the whole thing. Our house is lovely and really good location - 2 mins from school so don't need to move but do love the much bigger detached house! Have 4dc so extra space would be great. Just have to wait and see what the next few days bring.......

hksi · 13/07/2011 16:38

So......................................the original first buyer has resold and offered again on ours but less than the first time!!! Now time to negotiate! Another sleepless night!!!

Becaroooo · 13/07/2011 17:31

Oooohhhhhh!

Good news????

Have they had to take a hit to sell theirs again do you know?

Can you take less for it?

Arrghhh...I really feel for you Sad

hksi · 13/07/2011 20:48

They've taken a hit, which has now been shared out between us so we're all taking a little bit each. Figures all discussed but need final yes from EA that everyone (inc husbands) agrees everything. All the woman in the chain talked to the EA today!! Quietly confident that we're back on but don't know details of chain yet either ......... could come unstuck there!

Honneybunny · 14/07/2011 13:12

how exciting hksi!
we have also got an offer now (after 5 months). i don't really want to be too excited about it, having read this thread and some of the others on here... i will wait until exchange before i start jumping up and down.
we may also have found a house we like. both dh and i loved it the moment we walked in and we are hoping to go back with ds1 and2 this w/e. we are also seeing another house tomorrow that looks very promising on paper. if these turn out not to be IT we will go into rented and look around for a while.
things look like they are on the up for us finally...

Pinkjenny · 14/07/2011 15:23

Brilliant, hksi - have everything crossed for you Grin

OP posts:
noddyholder · 14/07/2011 15:25

Well done! We had our mortgage valuation done today but he was not brief as described and so i fear the worst!

Pinkjenny · 14/07/2011 15:26

Updates on our situation can be found on the 'I am having a nervous breakdown' thread in this topic. That title probably tells you all you need to know. The solicitor has told me to back off.

OP posts:
Honneybunny · 14/07/2011 15:44

PJ: sorry that you are going through a tough time with your sale Sad.
Funny thing to say for a sollicitor, that you need to back off. Hope by that they mean:"let us deal with it for you, it will all be ok".
It is great to be able to share our misery on here, isn't it? Mind you, I am pre-valuation/survey and all that, so although I am already feeling pretty stressed, it will probably get worse.

Pinkjenny · 14/07/2011 15:50

Yes, honneybunny - that is exactly what she meant, thankfully Grin

Am not looking forward to seeing buyer and his dad tomorrow.
