Ok.. I just had an offer 24% under asking price... Feel like banging my head against a brick wall!

My house only went officially on the market last Thursday. Ive had 3 couples over, then last night one of them came over for a second view. They were there for ages & took parents with them. I was really hopeful of an offer today. Well I did get an offer, only not quite as I was hoping. Im a motivated seller & open to offers. I priced to sell on at 30k under the only comparables in the area..... but there is a limit, & that takes the p*, just a tad...

They would need to offer at least 20k more for me to even consider it, & that would still be a gift. :(

Don't worry about chancers (they have probably been reading one too many MN threads ) - as sooz said, you've had quite a lot of interest for the first week, it all sounds really positive.

Yeah, I suppose. Hopefully one of the other viewings will come up trumps.

We had this. The EA actually said that the potential buyer said 'We know they won't accept it but the offer is XXX'. Then when the buyer told EA that they no longer needed to sell their house, so was in fact a cash buyer, EA came back to us with said crappy offer and said 'Well?' To which dp said 'They could put the money on the table in used fivers and the answer would still be no'.........

We had a very low offer which we rejected but we sold a week later for the price we wanted/needed so don't lose hope!!! (Not that it feels like we will actually ever exchange but that's a whole different thread!!).

Its a market.

You don't have to accept their offer. They don't have to accept your asking price. Just wait for a better offer and don't take it personally. Its only been a week.

I agree don't take it personally (hard I know). If it's only been on for 5 minutes there's no reason to accept a very low offer.

On the other hand we made a cheeky (not nearly as cheeky as the one you've had) offer on a house that had been on for ages. The offer was rejected immediately in a 'we feel insulted' way, then the EA was on the phone to us 6 weeks later asking was our offer still on the table. Er, no! The house didn't sell after that.

Not that that will happen to you, as I say, very cheeky offers sound premature to say the least in your case.

I made an offer on a house about 3 years ago. It was similarly rejected in a 'we are insulted' way. They eventually sold it 12 months later for £10k less.

That has happened to me twice in the last 5 years.

what this also shows is that you have presented your house nicely in a way which makes people actually want to buy it, so you should probably be patting yourself on the back rather than banging your head against a wall.

I wonder if it is possible the estate agent over-egged the extent to which you are a motivated seller, in their conversation with the viewers?

If you are on the market for a while there is a good chance you will get other offers like this one, because in a falling market there are plenty of people saying to themselves that they will only buy now if they can get a really stonking bargain (as opposed to just a very good price) so you need to not let it get to you but also ensure that you don't end up wasting loads of time on these people; I guess now when you are showing people round you can mention you had an offer really fast but it was too low, which will 1. help make your house sound desirable, and 2. demonstrate that you are not a soft touch.

Well no increase in the offer today, but another couple who viewed yesterday say were at the top of their list currently but they still have a few more to see first. :)

Will continue to wait & see.... Im all for trying your luck, I got 20k off this house when I bought it (almost 10% off the asking price) & I thought that was cheeky. LOL! We'll see....
