Places to buy a house near a good state primary in London?

Hi mums

I just posted this in the property forum, then realised it might be better here...

Does anyone have suggestions for nice areas of London that we might be able to afford to buy a house, in the catchment for good state primaries and secondaries?

Main critera:

  1. Preferably a house, 3 bed, 400-500k
  2. Very high chance of getting into a good Primary School, with good secondary also (can't afford to move twice!)
  3. Within 1 hour commute to Canary wharf by public transport, preferably closer
  4. Nice, safe area

We have a similar budget to you and also need a 3 bed. We have ruled out about about everywhere within the M25 Hmm. Yes properties are available at those prices but they are either tiny or in a not so nice area albeit we have only looked at South and west areas.

North London here. I'm afraid that budget for a 3 bed house and a need for a 1hr commute into Canary Wharf is going to be tricky.
I would look at mainline stations and towns outside London. The commute is often better anyway.

Bounds Green is an option in north London. It is on the Piccadilly line and you have bowes primary with an outstanding ofsted and Alexandra park school for secondary which also has an outstanding ofsted. Three beds are going for around £500k. It was about the only place we could afford to live in north London but we really like it round here. Our friends have just moved to Leyton and that's probably the only option east in your budget.

Upminster? 3 beds are going for a bit under 500k, outstanding and good ofsted primary schools, outstanding and good secondary schools. It used to take me 45 mins to CW from leaving my house to being sat behind my desk.
