New beds for kids - help!

My kids have recently started sharing a room and now we need to sort out the bed situation. DD is 6 years and DS 3 years and right now they are both in cot beds (without the sides obviously).

My DD is way to big for it now and we need to figure out what beds to get that will do for the foreseeable future. I would like to buy them beds that will last so not bunk beds as they'll need to sepeate rooms in a few years time (I was thinking when DD is around 10? Or before if they/we decide earlier).

I had thought like a loft bed and to put DS in a single that would slot underneath but honestly my head is spinning with all the choice and trying to figure out what would work/fit without actually seeing them IRL. DH also made the point that they are probably going to be big teenagers (DS is estimated to grow over 6ft) so ideally we need proper single size beds (not kids size) and we also don't have the room to buy queen beds as our house isn't big enough. We could fit 2 sinlge beds in their room but it would reduce space significantly.

Can someone pllllleeeeaaassseee help me, why is this so hard???

Some bunk beds separate to become two single beds, would that work?

Yes, it could but finding the right ones are a nightmare! Any recommendations?
