does anyone know anything about mortgages on here? We are /were about to exchange on a new house and rent out our current one. Our new mortgage lender have said we must have a ' permission to let' form validated by our current mortgage company, before they will finalise our mortgage offer.

We asked for this form and completed it and were advised it would take about 72 hrs to do. We are now being told that due to volume of work it'll take 4- 6 weeks to do. Does this sound right??

We are going mad but have been unable to talk to anyone with a brain anywhere. Thing is that with this delay , we are terrifed our new house will go to someone else as the people are desperate to exchange. Any advice greatly appreciated...

I don't know about bureaucracy... but if you were advised it would take 72 hours to do, and then it takes 4-6 weeks, leaving you out of pocket significantly, you may be entitled to compensation or damages. Did they say 72 hours verbally or in writing? Do you remember who you spoke to?

Get someone at your new mortgage company to explain why they need a Permission to Let form. Is the new mortgage company basing the amount of their loan to you partly on the expected rental income?

Can't help on the mortgage front, but I would greatly recommend talking directly to the people you are buying the house from and explain to them what is going on. I have found that estate agents and lawyers can really mess these kinds of things up by not telling the full truth or just avoiding communicating.

Just update - we shouted loud and hounded the mortgage co. Guess what ? we got the vital form on Saturday, now we may be exchanging on Friday !!!
