how much is land worth? - roughly!?

we might have the opportunity of buying a bit of land, a tiny bit mind you... it's the bottom end of next doors garden... anyone have any idea, how much land might be worth... bearing in mynd we are in birmingham.... so we're not talking greenfield site here!
if anyone has bought land off a neighbour... what process did you go through!?

does it have planning permission? are you hoping to build on it? or is it just garden land? Worth speaking to local estate agent

just garden land, no planning permission, not planning to build on it (except expanding our empire you must understand!

we're in bournville/kings norton/cotteridge right on the border of all 3! ... it's about 25m x 5 m... at the moment, the bit of garden had lots of apple trees growing on it (pretty old ones been there for ages i think), we'll probably keep it as a little fruit garden area (quite a neglected bit of land... thus the reason why neighbour is thinking of selling it!)

ooh prime area then (esp if you come under BVT) definitely speak to local agent but say you are thinking of selling the land so they give you rough estimate for free!

nope, we're not in bvt!!! (although some people around here would claim to be!!!! hee! hee! ), but we're just trying to figure out how much it's worth round about as we have not got a flippin' clue 3000, 4000, 8000, 10,000???? who know....!???

ahhh! very nice! was going to go into touchwood this morning, but it doesn't open till 11am! and i had things to do!!! so trip to the botanicals instead!!!
