What would do re this sale?

Am selling a Little Tikes house in the local paper. A lady called me this evening to enquire. She said that it sounded perfect and that she would come and see it tomorrow afternoon. I told her that was fine but if I did get another caller who could come before I would sell it to them.
She panicked and said oh I am really interested, she said that she would definitely buy it (even though she hasn't seen it yet) and to consider it sold. She would be round tomorrow afternoon with the cash.
Not sure what I should do now. Am not in a desperate hurry to sell but don't want to take the chance of not selling it.

mmm can u make appointments for other viewers for after her. Then take contact numbers in case house is sold?

Not yet - but it's only early evening so someone could call.

I don't really mind waiting for her tomorrow but she hasn't even viewed it yet and could quite easily say to me tomorrow it's not what she wants. I might have turned someone else away.

Well, as Nemo said, I wouldn't make myself available for viewing until after the first lady came by, and then if sold, phone and cancel.

I agree. I bought my dining table after seeing it advertised and I knew that it was the one that I wanted (size, colour etc). I made my appt to see the table, but asked the woman to consider it sold or to not let anyone else see it until I had been.

I think that you kinda know what it is that you want and if the item has been described well then the chances are you'll buy it straight away. She sounds really keen so I'd make any other appts after hers. hth
